You will enjoy a very clean, completely updated, and nicely furnished (great beds), well built custom home and multi-level landscaped, huge updated fenced backyard/patio with large deck, playhouse (or bar house) and large private swimming pool. All of this in an established heavily-treed neighborhood with fast access to major freeways to be in downtown Dallas in 12-15 minutes, or Arlington stadiums in 15-18 minutes and airports in 20-25 minutes. POLICIES Some of the Rules and Policies: - No smoking inside ($500 fine for violations) and no illegal activity anywhere on the property. - No pets anywhere inside or outside ($500 fine for violations.) - Children under 12 must be accompanied by an adult to access the safety fenced pool area and caution taken for all guests as pool is from 3 to 8 feet deep. No running and no diving permitted. -Family and corporate gatherings with additional visitors not sleeping over are only allowed upon homeowner approval and additional discretionary fees paid (ask Hosts for more details and pricing). -Noise and Respecting Neighbors. We ask that you please do not use blaring loud music anytime outside. No DJ and no loud bass. And at night after sunset, no music outside at all please (inside with closed windows and doors closed music is okay) . You may enjoy being outside all night of course but for quiet swimming and socializing and meditation. We have a peaceful tropics-like neighborhood with great neighbors but who also like the sounds of nature after sunset, like tree frogs chirps, crickets, song birds, and cicadas. One neighbor with small children who go to bed early is especially sensitive about night noise. Thank you for your cooperation and respecting our neighbors. - NOTE: Your safety matters. This property features exterior security surveillance cameras. These devices are monitored and may be recording activity for your safety, but should not infringe on your privacy as there are no cameras in any inside private areas and no cameras in outside private patio and pool areas. - Additional fees and taxes may apply. - Photo ID may be required before check-in at host discretion. -At Host discretion, an additional refundable $500 security deposit will be required to cover minor damages, excessive cleaning expenses, or violations of our strict no smoking inside and no pets anywhere policies. This $500 refundable fee must be paid 3-4 days before check in, and refund can be initiated within 2 days after check out. Guest access The entire property is for you and your group! Other things to note - When nights are nice and cool, and outside temps cooler than the inside house temps, less than the optimum threshold the AC system can account for, it can throw an AC out of whack including freezing up the coils, therefore the House has a smart thermostat that can automatically get ahead of the problem by shutting down the AC compressor when outside temperatures get pleasantly cool. If this happens no worries, all house bedrooms and living room windows have screens and you can open them to let in the fresh cool air from outside. There are also ceiling fans throughout the house to keep air circulating. Contact Hosts for more information. At Host discretion, an additional refundable $500 security deposit will be required to cover minor damages, excessive cleaning expenses, or violations of our strict no smoking inside and no pets anywhere policies. This $500 refundable fee must be paid 3-4 days before check in, and refund can be initiated within 2 days after check out. All instant booking reservations are subject to a 48 hour Host review. Same day reservations may be subject to a later check-in time - ask Hosts. (last minute, same day reservations may possibly require up to a 2-3 hour delay for checking in - contact Host to inquire before booking.) Also: 1) Full Disclosure Policy on the number of people on the property with video verification (by Exterior property access security cameras). Get approval in advance from hosts - a) how many people sleeping over, and b) how many visitors not sleeping over and during what times. 2) Checkout details: Flexible time subject to other guest reservations and Host approval. Basic cleaning fee charged for professional deep clean between every reservation so no deep cleaning necessary by Guests at end of stay. However to avoid extra cleaning charges all guests prior to check out must Put dishes in dishwasher and run, or wash dishes thoroughly and dry. Take out all garbage to outside bins. Place used towels in the laundry rooms. Straighten up things some. If Hosts cannot be there at checkout time, turn off all lights in whole house, close and lock doors and windows, and push the lock button on front door keypads. Report any damages. Note: Pool is not heated so optimal swimming temperatures are from May through October. Large separate Hot Tub is available by Guest advance request only (at least 24 hours advance notice) so it may be freshly cleaned, filled and preheated to your desired temperature prior to check-in. Hot Tub use has no additional fee but does require a $500 refundable deposit paid at least 24 hours prior to check-in and Guests will be responsible for its correct operation and maintenance during their stay.
