Self-contained 2 BR/1 BA with full kitchen, spacious living areas, private back deck, & SEPARATE private FRONT door entrance, & the entire upper floor is the guest's own space (NO SHARED SPACES). The host lives in a completely separate unit below, w/ separate entrance in the BACK. House located in a quiet & safe residential neighborhood. Easy access to Boulder (15min) & Denver (25 min); 5 min drive to grocery, restaurants, breweries, local parks & freeway access. ONLY TWO checkout chores: 1.Put dishes in dishwasher /wash dishes. 2.Put unused linens/pillows on shelves. YOU will arrive to a VERY CLEAN space. The low cleaning fee has nothing to do with how much work that goes into making sure your space is exceptionally clean and prepped for your arrival. Hulu subscription (commercial free) offered complimentary to guests. The MAIN POINTS: (more detailed info is below the main points) 1. The guest space is the entire upper floor unit. It is entirely private w/ it's own private FRONT door entrance. NO shared spaces. Professional soundproofing installed between units. All doors to the space are controlled and locked by guest 2. The homeowner/host lives in lower unit, which is completely separate from the guest upper unit. The host has a separate entrance in the BACK of the house. 3. The guest unit has 2 bedrooms, 1 bathroom w/ shower, 2 living areas, a fully stocked kitchen, a couch bed, a desk, and a back deck (shade screen provides extra privacy). 4. The guest is in control of the indoor temperature (via the window A/C units and the central heating thermostat). 5. A laundromat is located few blocks away. Guests have their own separate and private FRONT door entrance that leads to the upper floor, via a short staircase. The host's unit below is accessed via a completely separate entrance that is in the back of the home The upper unit is completely closed-off from the lower unit (where the host lives). Soundproofing has been professionally installed between the units. The host CANNOT hear walking, talking or the TV (from the guest's upper unit). . The homeowner/host lives downstairs, with her very quiet dog, in a completely separate space (with its own separate entrance), that is fully closed off from the guest space. The homeowner and her dog have access to the ground level backyard lawn. There are two bedrooms: one with a queen-sized bed, and the other with a full-sized bed. Both bedrooms have a closet for hanging apparel and bins for storing items. There is a couch in “Living Room (1)”, which converts to a full/queen (in between these sizes) sized bed. The living areas are spacious and the kitchen comes with all necessary appliances, utensils, and various items needed to cook and prepare meals. If you need anything specific (kitchen related or anything else), please ask, and the host will most likely have (or be able to borrow and get) what you need. The guest space includes a private back deck, which is accessed via the back door of the upper floor unit. The deck is at the same height as the upper floor, and looks down onto the ground level backyard lawn . ***The guest DOES NOT have access to the backyard lawn*** There is a desk in "Living Room 2." There is a bathroom with a shower (high pressure shower head installed, but it an also be made low pressure via various settings). ***The bathtub currently cannot be used as a bath, because it is a non-functional spa-type bath. This prevents it from being able to hold enough water, to use as a bath. The shower is fully functional. *** Window A/C units are located in both bedrooms (and in the summer months there are 2 window A/C's in the “Living Room (1)”). Year round there are ceiling fans that are located in the queen bedroom and in the living areas. A box fan is also present. During cooler weather, there is central heating and guests can select their desired temperature ( ****Max 74 and Min 63 degrees F****). There is a television that gets OTA (over the air) digital cable channels (via a t.v. antenna). The TV receives about 50+ OTA channels. The T.V. has a Roku and a HDMI cord that can be used to attach your own personal digital device. Charging stations (lightening, usb and usb-c, etc) are located in all spaces. Outdoor Security cameras (NO audio recording devices) are present. The cameras are ONLY present on the outside of the property (only facing the front of the house). The neighborhood is very safe. However, the cameras were installed just in case, and thus to provide an extra level of safety/security for the home owner and the Airbnb guests. The homeowner/host is happily available (via cellphone and/or landline phone) in case the guest has any questions or needs help with anything! Please enquire about any questions or special accommodations you may have. Extras or exceptions may be able to be accommodated. License # 2019-36. Guests have their own private front door entrance with self check-in and easy code (keypad lock) access. There is free parking for 2 cars on the street directly in front of the house (on the same side of the street). Our level of interaction is up to you. You will be able to self check-in upon arrival. Or if you request it, I will happily meet you upon your arrival. I will not "check up" on you during your stay. I completely understand that everyone has different needs and preferences. I let guests decide how much they want to socialize. Some guests book an Airbnb because they enjoy meeting new people, while others want complete privacy and solitude. Some people don’t want to interact at all, and I do not take this personally. I can usually tell how much you want to socialize by your text messages and how you act (if we see each other in front of the house). If you see me, and you give me a brief acknowledgment, BUT continue on your way, then I will know you DON'T want to interact. I will give a friendly wave back, and I will continue on my way. However, if you see me and you stop, with an obvious intention that shows me that you want to meet me, then I will reciprocate by coming to you to meet you. I am a people person, and I really enjoy all types of conversation. Regardless of the type of interaction we have, please know that if you need any help while you are here, I’m only a phone call/message away (anytime day or night). The neighborhood is composed of family homes and is usually quiet. Please be quiet (regarding outdoor noise, or noise that reaches outdoors from inside spaces) after 9pm on weekdays and 10pm on weekends. The neighborhood usually has plenty of parking available on the street. The Guest will have access to 2 parking spots in front of the house on the street. If needed (more safety, etc.), guest can park in driveway that is located on the property. The unit is located near Hwy 36 for quick and easy access to Boulder (15 min.) and central Denver (25 min.) It's convenient to UC Boulder, Butterfly Pavilion, and many local parks. Guests with pet allergies: A dog currently lives with the host in the separate unit (located below the guest's unit). No cat or other animal has lived in the guest unit for the past 5 years.
