Fully-enclosed, self-contained UPPER UNIT with separate & private front door entrance (host lives below in fully separate unit). Entirely Private 1,200 SqFt Space contains: 2BR/1 BA, full kitchen, multiple living areas, W/D, & private back deck. Building structure professionally soundproofed. NO SHARED SPACES. Only 2 checkout chores (read further for details). Home located on Iris Street (a quiet & safe suburban neighborhood). 15min to Boulder & 25min to Denver; 5min to grocery,food,park&freeway The space ONLY TWO checkout chores: 1.Put dishes in dishwasher/wash dishes. 2.Put unused linens in bin, and unused pillows on shelves. YOU will arrive to a VERY CLEAN space. The absence of a cleaning fee has no correlation to the cleanliness of the space. Guests are required to read all house rules at time of booking. Additional info: 1. Professional soundproofing installed between units. The host CANNOT hear casual walking, talking or the TV (from the guest's upper unit). . 2. All access doors to the space are controlled and locked by the guest(s). The host will never enter the Airbnb or knock on the front door. 3. The guests are in control of the central heating (Max 73F and Min 62 degrees F). Window A/C units are located in both bedrooms and 2 window A/C's are in the Living Room. There are ceiling fans that are located in the queen bedroom and in both living areas. A box fan is also present. 4. The guest's private back deck is accessed via the inner back door of the guest's unit. The guest DOES NOT have access to the backyard lawn. 5. There are two bedrooms: one with a queen-sized bed, and the other with a full-sized bed. Both bedrooms have a closet for hanging apparel, and drawers/bins for storing items. The couch bed is slightly smaller than a queen bed. 6. The kitchen comes with all necessary appliances, utensils, and various items needed to cook and prepare meals. If you need anything specific (kitchen related or anything else), please ask, and the host will most likely have (or be able to borrow and get) what you need. 7. There is a television that gets approx. 40+ OTA (over the air) digital t.v. channels (via a t.v. antenna). The T.V. has a Roku. Hulu (commercial free) offered complimentary to guests. There is a HDMI cord that can be used to attach your own personal device to the TV. There is an ethernet cord near the TV (for a gaming device, etc). 8. Charging stations and cords (lightening, usb and usb-c, etc) are located in all spaces. Two Ethernet cables (extra long) present: in TV room and at Desk 9. Outdoor Security cameras (NO audio recording devices) are present. There is NO indoor surveillance of any type. The is NO surveillance of the back deck. The homeowner/host is happily available at any hour (via Airbnb messaging, cellphone and/or landline phone). Please enquire about any questions or special accommodations you may have. Guest access Guests have their own private front door entrance with self check-in and easy code (keypad lock) access. Host's entrance is on opposite side of building (in back of building). Guest's entrance is in the front of the Home. There is free parking for 2 cars on the street directly in front of the house (on the same side of the street). Additional vehicles and/or Driveway parking available upon request. Other things to note Guests with pet allergies: No cat, dog, or other pet has been in the guest unit for the past 3 years. A dog currently lives with the host in a fully separate unit (located below the guest's unit). The host's dog is not permitted in the guest unit for past 3 years.
