The space (Update: Dec. 2024) Hello, dear guests, family, friends, business travelers, photographers, and filmmakers from around the world, A warm welcome to Villa Nisa, a place full of charm, history, and modern amenities! Our villa is truly one of a kind: a listed barn from 1895, lovingly and carefully restored. It is complemented by a modern extension that combines the historic character of an old country house with the functionality of a modern home. Here, history and comfort come together – a place where you’ll feel right at home. Historical Responsibility and Ongoing Improvements The care and preservation of a listed building is a significant responsibility – a true “century-long task,” which our host, a passionate architect, takes on with dedication. To preserve Villa Nisa for you and future generations, it is lovingly maintained and restored every year. (The most recent work was completed just before Christmas 2024.) We would like to point out that occasionally, smaller construction projects may take place on our property. These are solely for the purpose of enhancing your experience and preserving the historical integrity of this unique building. We thank you in advance for your understanding! Your Accommodation The villa can accommodate up to 8 adults and 3 children and consists of two completely independent living units – perfect for families, groups of friends, or corporate events: • The main house includes a cozy living and dining room, two bedrooms (3x double beds), a children’s room (3x single beds in the gallery), a fully equipped kitchen, a bathroom, and a guest toilet. Access to the historic barn is included. • The second unit, which is available when more than 5 people stay, has its own kitchen, a bathroom with a shower, and a separate toilet. Both units share a laundry room equipped with a washing machine (11 kg LG) and a dryer (10 kg LG) – an essential convenience, especially for longer stays. Additional features include two independent air conditioning units in the main house, ensuring a pleasant room temperature even on hot days, as well as warm air and dehumidifying function during winter or rain. Two wood-burning stoves create a cozy atmosphere on colder days. Additionally, there are numerous electric heaters distributed throughout the house. A Garden Full of Possibilities On the spacious 2000 m² property of our villa, you’ll find a paradise for relaxation and leisure: • Two trampolines for children (and adults who feel young), • A barbecue area suitable for bonfires and barbecues, • A (under construction) sauna in the garden, • A 25 m² garden house equipped with a gas grill, refrigerator, and dining chairs – perfect for birthday parties, gatherings, or social evenings with friends and family. If needed, you can also rent a bouncy castle with a water slide to delight the little ones. The Perfect Location for Relaxation and Exploration Villa Nisa is located in the picturesque Kleinsteinbach, between Karlsruhe and Pforzheim – ideal for nature and city lovers. Right outside the door, you’ll find the Pfinz river and numerous hiking and cycling trails. Perfect for dog walks, bike tours through the surrounding fields and forests, or simply enjoying nature. In less than 5 minutes by car, you can reach a variety of restaurants, supermarkets, and shopping options that leave nothing to be desired. Whether you want to try regional specialties, enjoy a cozy evening at a local restaurant, or stock up on fresh ingredients, the area offers everything you need. Your Hosts Villa Nisa is run by the friendly Hu family. The owner, Jackie, is an architect, photographer, and documentary filmmaker living in Germany, whose passion for design and historical buildings is reflected in every detail of the villa. He speaks German, English, and Chinese, and is happy to welcome guests from around the world and engage in conversation with them.
