Spacious architect-designed family-friendly home situated 300m from North Avoca beach & rock pools. Wake up to sound of waves crashing on beach. Heated magnapool (mineral) water swimming pool and spa, trampoline, play area and toys/sports equipment. All situated on a 1800sqm block. Wake up to the sound of waves crashing on the beach and enjoy a 2.3 metre long aquarium with beautiful colourful fish and stunning panoramic views. Cosy up around the wood fire burner (wood provided) during the cooler months. During the warmer months swim in the heated swimming pool, or head down to rock pools and one of the best surf beaches on the coast (and without the crowds of many of the other beaches!). Magnapool (a mineral pool with a blend of magnesium chloride and potassium chloride, rather than sodium chloride) is used in the swimming pool for health benefits and the pool is heated with an electric heat pump from the beginning of October until the end of April so the pool is kept consistently warm. The spa is kept at the same temperature as the pool. Reverse-cycle air conditioning has been installed in the bedrooms to assist you to cool down on hot days. North Avoca is a quiet beach side community situated only a few minutes drive from Terrigal's restaurants and cafe's, and a lovely walk along the beach to the Avoca Beach Picture Theatre and restaurants. Our light-filled open plan (and well-equipped) kitchen, living and dining room flows on to an expansive entertaining deck and overlooks a large backyard with a trampoline (fully enclosed, springless, with a Vuly basketball set). Over 1800sqm block of land. The kitchen is not a typical "holiday house" kitchen. It normally caters for a busy household, with a slow cooker, rice cooker, bread maker, toastie maker, DeLongi Nespresso Machine, etc etc We have a large aquarium (2.3 metres long) separating the dining room and living area, and kids can feed the fish if you wish. The four bedrooms are upstairs whilst downstairs is the living area (which includes a dedicated play room stocked with many toys, board games, an X-box, and a Netflix HD TV, DVD player). A spacious bath in the main bathroom. Bedroom one has a queen bed, ensuite, TV, with a private timber deck looking on to bush. Bedroom two has a queen bed and a timber deck with panoramic views looking out to North Avoca beach Bedroom three has a double bed and a pull-out double bed underneath. The photo shows a single bunk bed over the double bed but we have changed this bed. Bedroom four has a double bed and a pull-out bed underneath. Maximum of 8 adults, 4 kids, and as many infants as you wish! We only have one port-a-cot though, so additional bedding for infants would need to be provided by you. If there are more than 8 adults on our premises at any given time, the cost is $1500 per additional guest. Off street parking for four cars but no boats allowed. Shampoo, conditioner, and body wash is provided. Compulsory cleaning levy of $340 per stay. Linen and bath towels can be supplied for an additional fee. If you would like for it to be supplied, but beds not made (it would be then up to you to make them) the cost is $30 per bed per stay (this is to cover the cost of our hiring the linen from a local laundrette). If you would like the beds made then the cost is $45 per bed per stay. This extra cost is to recoup the costs charged by our cleaners. North Avoca is a quiet community. We have great relationships with our neighbours who are very friendly. No pets and no parties (hens, footy or bucks weekends). Fenced backyard but fence only tall enough for small dogs. Extra cleaning fee $200 if dog(s) Guest access Full use of house except study and garage. Other things to note Boogie boards, beginner surf boards, and other water play equipment may be available for use. MINIMUM STAY IN SUMMER HOLIDAYS IS 7 NIGHTS. No noise outside after 10pm. People will be evicted immediately with no refund given if they break this rule. If in any circumstance we have written complaints or police called to the property you will lose all of your bond. The reason for these conditions of rental are mentioned below. For those interested in having bucks parties or more than 8 adults: We will evict you immediately, with no refund given (as per Airbnb policy). This is due to our having been lied to in the past. The last time this happened the house was booked for a man, his 7 month pregnant wife, and three other couples. Turned out to be at least 15 men and a bucks party. Whilst three separate groups of neighbours informed us that it was a large group of men, we decided to allow them to stay and were reassured by them that they would be quiet and no damage would be done to the house. We arrived home to find a whole window frame (not just the glass!) missing, our $1800 trampoline broken, blood on walls and broken glass in the house, on the deck, in outdoor furniture, and in our backyard etc. Our fishtank developed a serious algae issue and we found a bucket with urine in it on an upstairs deck (despite there being three toilets, one of which was next door to the attached bedroom). On the Saturday night noise was made until 3am and women wearing only g-strings were apparently running around our backyard. My locked underwear drawer had been opened (there are 10 empty drawers in the master bedroom alone for guest use). Both of my children had cuts on their feet from missed broken glass. We found a small plastic sachet with a powdery substance in it, hidden underneath our outside cushions (which our kids love to use for making hide-outs). We will never make that mistake again. As mentioned above, we will evict immediately and call the police if necessary. This is our family home. Whilst we lock away all of our clothes, photos and personal belongings when people stay, please do not forget that it is the place in which we are raising our children. The fact that it is our home is great for families wishing to stay, as it means it is very well equipped, with many toys etc. IF YOU TELL ME CHILDREN ARE PART OF YOUR GROUP, I WILL NOT LET YOU IN TO THE HOUSE UNLESS I SEE CHILDREN. NO REFUND GIVEN IF CHILDREN DO NOT COME. We have a "reasonable use" policy with regards to our rubbish bins. When staying for a weekend, you may use: - half of our large 240L red bin (that is, 120L, versus Lane Cove council allowing 80L per house for a whole week). - half of a large 240L recycling bin (the same amount that Lane Cove council allows per household for a whole week). The same amounts are allowed for people staying Monday to Friday, with double for those staying for a full week. This is to ensure there is space in the rubbish bin for guests who stay after you. If there are no guests staying after you we will let you know and you will be able to use more space. Unfortunately, if there are guests staying after you (and before the next rubbish collection), we may need to pay our cleaners to take the rubbish to the tip.
