3 Bedroom Garden Flat - Central Location

A comfortable Kensington flat with a private garden and excellent transport links. Earl’s Court Tube (Zone 1) is 1 minute away for fast access across London and to Heathrow. Great for families and longer stays. On arrival the street can feel lively (typical for Zone 1), but once inside — especially out in the garden — it’s quieter and private. Some street noise at the front (triple glazing helps), quieter at the back. Photos appear slightly brighter than reality. The space Modern, well-equipped 3-bedroom flat in Kensington (Zone 1), half a block from Earl’s Court Tube (Piccadilly & District lines) for fast access across London and to Heathrow. The flat is a lower-ground floor property with solid oak flooring and double-glazed windows throughout — it’s comfortable, practical and well-suited for enjoying the city. It features a spacious master bedroom with en-suite shower room, a second bedroom with a small double and single bed (great for families), and a third cosy single bedroom created from a converted utility space. There is also a 3-seater sofa-bed in the lounge for extra flexibility. The main bathroom has both bath and shower. The main living space is open-plan and includes a fully equipped kitchen with washing machine, dining table and a comfortable lounge area with sofas and television. Outside is a private 70m² garden — a rare bonus in Zone 1 — with seating, lighting, outdoor sockets and a barbecue (weather permitting!). A pleasant spot for a morning coffee or to unwind in the evening. Fibre broadband Wi-Fi is provided. Please note the flat and garden are not wheelchair accessible. The neighbourhood has excellent amenities with supermarkets, cafés and restaurants within a few minutes’ walk, and feels comfortable to walk around in the evening. At first arrival the street outside can feel lively (typical for Zone 1), but once inside the flat — and especially out in the garden — it’s much quieter and private. As is typical in London, the flat sits on a main road, so some street noise can be heard in the front bedrooms. The master has triple glazing and the small bedroom double glazing which helps, and the rooms at the back overlooking the garden are quieter. Most guests find they acclimatise quickly to London life. I live locally and am always available via Airbnb messaging if you need anything during your stay. Guest access The flat is accessed via a short flight of steps down from street level. The entire flat and private garden are for your exclusive use. Two small locked storage rooms are not part of the guest space; otherwise you have full access. Self check-in is via a key safe next to the front door — we’ll send you the access code the day before your stay. One of the storage areas can sometimes be used to store luggage after checkout if you have a later flight. Please message in advance to confirm availability so we can coordinate with incoming guests. Other things to note We provide one bath towel per guest (placed on the beds) and one hand towel in each bathroom. Extra towels can be provided for longer stays on request. Each bathroom has liquid soap and two toilet rolls. Bed sizes: - Master bedroom (en-suite): 150 × 200 cm - Garden bedroom: bunk bed 120 × 190 cm (below) + 90 × 190 cm (above), plus a single 80 × 190 cm - Small bedroom: 90 × 190 cm - Sofa bed (open plan lounge): 140 × 190 cm - Travel cot (Red Kite), suitable for children up to ~2 years old (L104 × W79 × D78 cm) A modern combi boiler (installed Nov 2024) provides efficient central heating and hot water. There is a Nest thermostat in the entryway; by default the flat warms to 20°C at 9am and 6pm, and you can adjust the temperature manually during your stay.
