It feels every bit of a private secluded mountain getaway, yet only a short drive to all major restaurants and attractions. SECOND FLOOR: 1 king closed-loft bedroom with bathroom (shower only) shared with 1 open-loft bedroom with 2 twins and arcade (please reference pictures). Access code will be sent 48hrs prior to arrival Other things to note PURCHASE OF SEPARATE TRAVEL INSURANCE STRONGLY RECOMMENDED to cover refunds for last minute cancellations due to unforeseen circumstances ***WINTER WARNING*** The months of December, January, and February are prone to very cold, rainy, and snowy weather. Regular power outages throughout the area are not uncommon. Icy roads become very slick and result in poor driving conditions. 4WD vehicles, packing an extra blanket, flashlight, and batteries is HIGHLY recommended. NO REFUNDS due to weather or anything out of our control. Please see HOUSE RULES SECTION at bottom of page RENTAL AGREEMENT BY CONFIRMING YOUR BOOKING, YOU AGREE TO ADHERE TO THE RENTAL RULES SET FORTH IN THIS LISTING AND THIS DOCUMENT. EXCHANGE OF MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN. 1. BOOKING: All guests must be 21+, except children accompanied by their parents. 2. OCCUPANCY: Eight Human Maximum. People other than those in the Guest party set forth in the on-line agreement may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to in the on-line itinerary. 3. CHECK-IN/ CHECK-OUT: Check-in/Check-out times are as indicated in the listing. Early check-in and late check-out without prior approval will incur additional fees of $50 per hour. Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest. Please load all dishes into the dishwasher and run it on the normal cycle. Please remove and dispose of all items in the refrigerator. Place used towels in the bathtub. Do not wash towels prior to departure. Please leave sheets and comforters on the beds. Dispose of all trash in the bear-proof trashcans outside of the property. Please lock all doors and all windows upon departure. 4. SUPPLIES: Do not remove supplies (linens, paper products, condiments, etc.) provided for your convenience during your stay from the premises. We have stocked the cabin with many items including start-up supplies, however, you will likely need to supplement with your own during your stay such as toilet paper, paper towels, soaps etc. 5. HOUSEKEEPING: There is no daily housekeeping or regular trash service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest. Please load all dishes into the dishwasher and run it on the normal cycle. Please remove and dispose of all items in the refrigerator. Place used towels in the bathtub. Do not wash towels prior to departure. Please leave sheets and comforters on the beds. Dispose of all trash in the bear-proof trashcans outside of the property. Please do not leave any loose trash in the bear box. Excessive trash can be taken to and disposed of at a free "Convenience Center" in Sevierville. 6. MAINTENANCE: Maintenance is not available during your stay unless it's an emergency. If something is broken or breaks during your stay, please report to host. 7. APPLIANCES: Only use appliances for their intended uses. 8. PLUMBING: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $1000. Absolutely No Grease in the Kitchen Sink 9. HOT TUB: No children under the age of 18 permitted in hot tubs at any time without adult supervision. Do not use if you have consumed alcohol or are pregnant. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill, and replenish chemicals in all tubs prior to your arrival; therefore, it may not reach a comfortable temperature for use the first night of your stay. Hot tub is for enjoyment only, do not place any products in it (soap, shampoo, bath oil, etc.). Hot tub cover is to be always kept on hot tub unless hot tub is being used. DO NOT SIT, STAND ON, OR MISTREAT any hot tub cover. Hot tub covers are for insulation purposes and are not designed to support a person or persons. A $500 charge will result in any damages done to hot tub cover. Remember when not using the hot tub, please leave cover on so hot tub will stay warm. 10. COMMUNITY POOL: The community pool is to be used at your own risk. There are no lifeguards on duty. The pool is open from March 15- October. 11. PETS: Pets are NOT allowed. If you bring a pet, you will be asked to leave without a refund. If you bring a pet and any incident happens with your pet and a neighbor, any human, or any other being, living or non-living, the homeowners are not liable. DO NOT BRING A PET. 12. SMOKING: No Smoking/Vaping or drug use allowed. If you smoke inside you will be charged an additional fee of $500 and be asked to leave. 13. NOISE: Guests should not create excessive noise at a level that disturbs neighbors; Neighborhood quiet hours are from 9:00p.m. – 8:00a.m. 14. PARTIES: No parties. If the homeowners’ association or neighbors advise me there is a party taking place, you will be immediately evicted and will forfeit your security deposit and unused rental night(s). 15. FIRE: Absolutely NO FIRES inside or out. Unauthorized fires (including candles) will be charged $100 plus damages 16. FIREPLACES: There is one gas fireplace in the cabin. Please do not throw any paper or other combustible materials in the fireplace. Fireplaces are only available October 1 to March 31. 17. PARKING: Number of vehicles is not allowed to exceed the number indicated in the listing. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Parking in the neighbor’s driveway is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 18. SECURITY: There is a floodlight camera located on the exterior of the home near the front entrance for your protection. If you touch or tamper with the cameras you will be asked to leave the property immediately without refund. 19. PERSONAL BELONGINGS: The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. Items left behind after check-out are not the responsibility of the homeowner. 20. INJURIES: All the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Please be careful on the stairs and watch your step. DO NOT RUN OR HORSEPLAY INSIDE THE CABIN. By accepting this reservation, it is agreed that all guests, or others whom they invite to use the premise, are expressly assuming the risk of harm arising from their use of the premises. Use of the surrounding community areas including any sort of swimming or water facility (if applicable) is the sole risk or the renter, guest, and their guests. 21. CRITTERS: We are serviced regularly by pest control but please keep in mind we are located in the mountains near a National Park. It is impossible and unreasonable to think there will be no encounters with critters. You will likely see and hear critters. If you see a bear during your stay whether in the park or in the driveway, stay away and please do not feed it. They are dangerous. 22. DAMAGES: Please keep the property and all furnishings in good order, removing any items from the cabin including living and kitchen furnishings is not permitted, and you will be charged accordingly if anything is removed. Any damage to any items in the cabin including couches, chairs, tables, TVs, hot tub, beds, sheets, towels, pillows, etc., are the responsibility of the renter. Every item will be looked at before arrival and after departure. If you cause damage, notify the owner immediately. We will find it and charge you regardless. It is our home. Treat it as if it were your own. Failure to comply with the above rules will result in non-return of security deposit and possible additional charges. Booking through Airbnb, VRBO or any other means assigns your consent to everything listed within this document. 23. REFUNDS: Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control. Owner cannot guarantee against mechanical failure of heating, air conditioning, Hot Tubs, TV’s, Wi-Fi, or appliances. Please report any inoperative equipment to the owner immediately. Owner will make every reasonable effort to have repairs done quickly and efficiently. NO refunds will be made due to failure of appliances, equipment, or amenities. NO refunds for early departures and NO refunds for delayed arrival.
