Perfectly placed to explore Suffolk and Essex, light and airy Toppesfield Hall Cottage was renovated in 2021 to a very high standard and has everything you need for a great holiday. Open the bi-folding doors and you enter your own outside entertainment space with an undercover Hot Tub and Fire Pit! The space The garden is enclosed by fencing to keep your dogs safe and secure too! As a self-catering cottage, you'll find everything you need for a perfect stay. The kitchen has a fridge/freezer, a hob, an oven, a kettle, microwave and dishwasher. There is a washer/dryer in the Utility Cupboard too. Toppesfield Hall Cottage is the perfect place to relax and offers a SMART TV, Surround Speakers, BOSE Speaker and internet access. This cottage has 2 bedrooms and can comfortably sleep 6. In the first bedroom, you will find a king size bed. The second bedroom has two single beds. There is a sofa bed in the lounge too, which is a double. We have travel cots and high chairs available to hire if you have any little ones (these can be booked direct). Bike Hire Mindful & Relaxation Treatments In late Summer/early Autumn guest can freely pick and enjoy tasty apples from our apple trees in the woodland area. Walk into our village within 8mins where you will find a Dog Friendly Pub, Shop, Park & Brewery too. There are lots of lovely walks around the village and public footpaths to explore. Downstairs: Large Kitchen/Diner with wide opening into the Lounge (providing an open plan feel) Bathroom with Bath, Separate Shower, Toilet and Sink Utility Room Upstairs: 2 Bedrooms Bedroom 1: 1x King Size Bed Bedroom 2: 2x Single Beds Lounge: 1x Double Sofa Bed Toppesfield Hall Cottage, is a Grade 2 listed Victorian Cottage, with original sash windows to the front. It has been sympathetically extended and renovated and has a private fenced garden with Fire Pit. Logs & Coal available to purchase on site. There is a 6 Seat undercover Hot Tub, a Fire Pit and a Coal BBQ, Patio Table and Chairs and two Sun Loungers in the garden. Guest access There is a small step into the front and back doors. The bedrooms are upstairs and the Bathroom is downstairs. For these reasons, we do not market this property as accessible. Other things to note The Sofa Bed is automatically included when booking for 5 Guests. Sofa Bed Charge: £30 (if required for a 4th guest). PLEASE MESSAGE TO ASK FOR THE SOFA BED ONCE YOU'RE BOOKING IS CONFIRMED). 1. No Parties or Events 2. No visitors (without prior approval from your host) 3. No overnight guests 4. No smoking/vaping inside 5. Do not engage in illegal activities anywhere on the premises. 6. Please keep noise to a minimum between 10.30pm and 8.30am Additional Notes: Dogs: One well behaved Dog Only (unless you have written consent from the owners). *Dogs must NOT be left to roam freely. Please ensure they are kept on a lead when walking around. *Please bring plenty of throws/old towels for your dog and to cover the sofa, as we do not supply these. *Strictly no dogs upstairs, on the beds or in the Hot Tub. *Dogs must not be left alone in the cottage when you go out. *No dogs in the Tennis Court. *Please ensure you pick up any poo and place it in the bins provided. *Please ensure you do not leave your dog to bark continuously.
