A welcoming historic Victorian home on the East Side. Great location; 1/4 mile to Brown/RISD/Waterfire, 10 mins to dwntwn & theaters, and 30-40 mins to Newport and beaches. It can graciously accommodate 10 adults. This spotlessly clean home has an open concept kitchen/dining/living room, 3-4 living areas, 5+ large sunny bedrooms and 4 fireplaces. The master bedroom has a new en-suite bath and new king-sized bed. Biz-ready w/ off-street pkg. Access to new Brown U Athletics Complex, 1/4 mile away. Enjoy this spacious and welcoming Queen Anne Victorian home in the quiet historic East Side neighborhood of Providence. The house can graciously accommodate up to 10 guests (plus a young child, toddler or baby) and is in an ideal location for vacations, weddings, cultural events, university visits or business travel. An additional children's bedroom can be made available upon request for an additional fee. There is a separate but attached apartment that can also accommodate four additional people if you have a large group. Please inquire if you are interested in renting these options. Several living areas are perfect for entertaining and provide options for large or small group gatherings. A modern open concept kitchen, dining and living room with a fireplace are the focal point of the home. The kitchen is brand new and includes high end appliances and fixtures, including an induction stove, a convection oven, Cuisinart cookware, an extremely quiet dishwasher, a very large refrigerator, granite counters, and a tall bar counter that invites participation in culinary adventures. The dining room table seats 10, and there is service for 16. This room looks out on the park and several steeples, spires, and other historic landmarks. There are two additional first floor rooms with comfortable seating for smaller groups, reading, working or relaxing. The house has high-speed wi-fi, a 55" a streaming tv, a Roku tv, and a regular tv with over 100 cable channels. Five large bedrooms with large sunny windows each offer privacy and space to spread out. Two of the bedrooms have fireplaces, and three overlook the park. The house is outfitted with new mattresses and soft cotton linens throughout. Down comforters and pillows are provided, as well as regular and electric blankets and pillows for anyone who prefers them. The closets include built-in shelves and drawers giving the bedrooms themselves a very open, uncluttered feel. The master bedroom is filled with lots of natural light from tall southern and eastern windows with views of the huge park across the street. It has a new king bed and a master bath with a six-foot clawfoot tub and detachable handheld shower, a separate walk-in marble and tiled shower with a detachable handheld shower, and a large vanity with two sinks. The master bedroom also has a Roku tv and a walk-in closet with a large wardrobe. Off the master bedroom is a small private room that has a twin day bed, and can also accommodate a toddler or infant pack'n'play crib. The master bedroom is also set up for working with a desk, chair, and a large curved monitor and ergonomic keyboard and mouse. The 2nd second floor Cartier bedroom has windows on three sides and looks out at the park and a variety of steeples, spires and bell towers. It has a new queen bed, a large desk, and a sizable closet with built-in shelves. The 3rd second floor Amundsen bedroom is very cheerful and has a new queen bed, colorful painted cottage style furniture, and four large windows. The 4th second floor Earhart bedroom has an ornate historic fireplace and chandelier. It has a new double bed, a closet with built-in drawers and shelves, lots of light and great views over the park. The additional second floor bath has a tiled floor, a modern tiled shower with two adjustable shower heads, and a clawfoot tub with a detachable handheld shower. The 5th bedroom, the Shackleton bedroom, is on the first floor in a quiet corner of the house adjacent to a large bathroom. It has a new full queen bed, a beautiful fireplace and mantle, an ornate brass chandelier, and a television with cable. This room works particularly well for older visitors, or for those who are night owls. Other amenities include high speed, very reliable wi-fi, desks and multiple working spaces, streaming televisions, and a modern, very quiet washer and dryer available to all guests. Guests also have full access to the brand new Brown University Wendell Athletics complex for $10 per day. Located a 5-minute walk from the house, it includes an indoor olympic-sized pool, conditioning rooms, indoor golf, tennis courts and running track, a gymnasium/basketball court, plenty of exercise equipment, and outside athletic fields. This plaque house is listed on the National Registry of Historic Properties as the Walter S. Budlong House and was built in 1886 by a well-known architect. Its many historic details include four ornate fireplaces and mantles, beautiful cast bronze hardware, spacious rooms with high ceilings, oak, mahogany and maple floors, period wood moldings and trim, and historic chandeliers. The home has changed hands just five times in its 130-year history. Its well-preserved original features are balanced by the new; the house was just renovated and its kitchen and bathrooms include modern high-end appliances and fixtures. The house is very tight and toasty in the winter, with radiators that provide steady radiant heat. Window units provide A/C in warm seasons. The house has been newly painted inside and out, and is immaculately clean. The property includes a very large breezy circular veranda with table and chairs (perfect for relaxing with coffee or enjoying meals al fresco) topped by a two-story cone ceiling with wonderful acoustics. The property also includes a private yard with grill, flower gardens, brick walkways, and free off-street parking for two cars. Additional parking is easily found on the side streets. A very large verdant park is just across the street, with a children's playground, unique climbing structures, a freeform sandbox, a modern rubberized running track, tennis courts, adult exercise equipment, a community garden, and shaded benches and gardens. The home is ideally located. You can explore the rich architectural details of College Hill and its many local restaurants, shops and parks on foot. It is a five-minute walk to Brown University, the world class RISD museum, Benefit Street and Waterfire, a ten-minute walk to downtown and the theatre district, a ten-minute drive to India Point Park, the river, the jewelry district and hospital complexes, and a 30-40 minute drive to Newport, Tiverton, Little Compton and the magnificent beaches of RI. Boston and Cape Cod are 45 minutes to an hour's drive away. Whole Foods, Staples, CVS, the post office, and numerous coffee shops are all within a five minute walk from the house. walking. I hope you enjoy your stay! Access to the Walter Budlong house is via electronic lock. You will be provided with an access code before check-in. You have access to the first two floors, yard and porches. You are welcome to use the new washer and dryer, both of which are extremely quiet. Desks provide ample working space. If you are here on business travel, the dryer has a steam option and you can also use an iron and ironing board. Brown and RISD are a five-minute walk from the house, as is a Whole Foods, Staples, CVS, the post office and banks. Hope Street and the art district of Hope Village are within walking distance or a ten minute drive, as is Blackstone Boulevard, the river, and India Point Park. The bike path from India Point runs along the water all the way to historic Bristol. You can easily walk downtown, to the theatre district, Waterfire, and the train station. The jewelry/tech/hospital district is a 10 minute drive. The airport is a 15 minute drive away. There are seasonal ferries to Newport and Block Island. You can also drive to Newport and all the beautiful beaches in 40-45 minutes. Tiverton and Little Compton are a beautiful 30-40 minute drive through winding country roads. Boston and Cape Cod are about an hour's drive. Zip cars are conveniently located. Buses and the regional train system as well as Amtrak are right downtown, within walking distance. There are two outside security cameras; one facing the front door, and one facing the back door.
