With two decks, an outdoor grill, and a riverside picnic area, this gorgeous 4br is a perfect retreat for groups up to 10. + 5 minute drive to the National Park Visitor Center and downtown + 3 mins to the Estes Park's best restaurants + Blocks to National Park Trailheads This home has it all! The space Real quick -- house rules: No early check in or late checkouts. Check in is 4pm or later; check out is 10am or earlier. No smoking in the house or entire neighborhood. No parties, no pets, no open fires. 2 cars & 10 guests max. Guests must start a load of dishes and a laundry load of towels/hand towels/washcloths at checkout (we have negotiated a lower cleaning fee based on this). Accurate guest count mandatory. Onward! My husband and I welcome you to stay at our family retreat named River Dream. Our dream home sits on the bank of the Big Thompson River, with a hot tub just feet from the water's edge. You can hike into the National Park from our home, return and BBQ on our deck, bring your food down to our waterfront picnic area, and enjoy a movie or fire in our livingroom. We love our home because it's the perfect spot for gatherings of family and friends, and we invite you to visit! Our home is spacious at 2700 square feet, so there's plenty of space for your group to spread out an enjoy! BEDROOMS & BATHROOMS Our home has four bedrooms (king, king, king and a king with a bunk bed) and three bathrooms (full with a tub/shower; full with a shower; and full with a tub and a separate shower). TOP FLOOR: The top floor has two bedrooms with king beds and a shared bathroom between them. The bathroom features a shower/tub combo. MAIN FLOOR: The main floor has a king bedroom opening onto our top deck, with a see-through fireplace opening into its bathroom. On the other side of the fireplace is a whirlpool bathtub. The bathroom also features a separate shower. BOTTOM FLOOR: The lower level features final bedroom with a queen bed and a bunk bed. This bedroom also opens into a bathroom with a shower. KITCHEN & DINING KITCHEN - Our fully stocked kitchen features everything you need to cook whatever you want for your friends and family. We have a stove, oven, coffee maker, microwave, and tons of small appliances, dishes and cookware. Please see our listing amenities for a comprehensive list. WET BAR - Our bottom floor, which opens out to our hot tub, has a TV area and sofa plus a small wet bar DINING - We have several dining areas indoors -- a main floor dining area off the kitchen, and then downstairs we have seating around a wet bar plus another dining table. We also have an outdoor dining table next to our grill, plus a picnic table on the edge of the river. LIVING & ENTERTAINMENT HOT TUB - A hallmark of our home, our hot tub is on our lower deck, shielded by the elements so it's easy to get there when it's snowing out. The hot tub is on the edge of the river. LIVING AREAS - Our main floor and bottom floor living rooms/dens features smart TVs so you can stream to your heart's content. The lower floor living space also has a library of games. LAUNDRY Laundry - Feel free to our washer and dryer. DISTANCES + Marys Lake, Supermarket, Restaurants: 5 min drive + National Park Entrance: 7 min drive + Golfing: 10 min drive + Downtown: 9 min drive + Backcountry Skiing at Hidden Valley: 20 min drive + Eldora Ski Resort: 50 min drive Guest access Guests will have full access to our home, which includes: 4 bedrooms (3 kings, 1 with a queen and a bunk bed) 3 bathrooms 1 open dining/kitchen/livingroom (with fireplace) on the main floor 1 den on the bottom floor with a TV, small dining table and wet bar Deck with grill Lower floor deck with hot tub Washer and dryer Riverside picnic area Common area access from the HOA to the riverbank 2 parking space ** GUESTS DO NOT HAVE GARAGE ACCESS ** Other things to note SECURITY Events, loud music and noises, and parties are strictly prohibited. Please be respectful of your noise level so I can maintain good relationships with my neighbors. We have installed Minut devices, which monitor decibels and alert us to noise disturbances. One is in the garage and another is in the neighbor's deck post downstream of the hot tub. We also have a white security camera on the eaves of the garage, above and to the left of the garage door. It is pointing away from the house and toward the street. It is always recording, records motion and sound, and records the parking area, street and driveway. ADDITIONAL & NONPAYING GUESTS Nonpaying and non-registered guests are not allowed on property. AIR CONDITIONER Like nearly every other home in town, there’s no A/C. Thankfully mountain air blows down from the high peaks and will cool down the place quickly in the evenings if you open the windows. HOUSE AND NEIGHBORHOOD RULES My neighborhood has rules to ensure serenity and privacy. By booking you are agreeing to them: no pets, no RVs, no motorhomes, no motorcycles, no open flames, quiet hours from 9PM to 8AM, requirement to observe 15mph on neighborhood roads, and absolutely no smoking anywhere (not inside, not outside, and not even in the neighborhood!). BEARS Do NOT leave food in your car! Bears frequent this area and can break in!
