Located at the end of a quiet cul-de-sac, it's just a 10-minute walk to the nearest pub and less than 2 miles from the beach, making it the perfect spot for a family getaway. Please note: family groups only, no parties, and no pets. The space Awarded “UK Holiday Home of the Year” in 2022, Cedar Lodge is the perfect base for exploring the North Wales holiday region, with easy access to the attractions of Llandudno, Colwyn Bay, and Conwy. It offers a secluded retreat where you can enjoy superb facilities and complete privacy while soaking in the spectacular views from every room. Cedar Lodge sleeps up to 12 guests and is a favourite among families for both summer holidays and short year-round breaks. It’s an ideal spot for celebrating special family occasions and is well-suited to multi-generational gatherings, offering something to delight guests of all ages. Everyone can enjoy the state-of-the-art cinema room, equipped with an 86-inch screen, cinema-quality surround sound, and fully reclining cinema chairs for watching Netflix in full 4K resolution. The children will be entertained with the high-performance Xbox One X games console, while guests of all ages can enjoy the pool table, and large enclosed gardens. The property has 5 bedrooms, 2 bathrooms (one en-suite), 2 cloakrooms with WC, a large well-equipped kitchen, a dining room that comfortably seats 12, a spacious living room, and a lovely conservatory with panoramic views. There is plenty of private parking for up to 5 vehicles, large lawns, patios, and a huge, decked balcony with stunning views. Every bedroom offers magnificent countryside and distant sea views. The master bedroom is particularly impressive, featuring floor-to-ceiling windows, a spacious marble-floored dressing room, and a double-sized bath from which you can enjoy Netflix on the large integrated bathroom TV. Bedroom Layout: • Bedroom 1: Zip & link beds (king or two singles) • Bedroom 2: Double bed • Bedroom 3: Double bed • Bedroom 4 (Master): King bed • Bedroom 5 (Lower ground floor): Zip & link beds (1 super-king + 2 singles, or 4 separate singles). A cot is also available. The living room, with its floor-to-ceiling windows and panoramic views, has large, comfy sofas, a log burner, table lamps, dimmable lighting, and a second large TV with Sky and Netflix. Double doors lead to the dining room, which seats 12, and opens onto a massive two-tiered balcony with outdoor dining and lounge seating for the whole household. A large gas barbecue is provided for al fresco dining, and a highchair is available for younger guests. A stunning conservatory offers breath-taking country and coastal views and connects to the balcony. It serves as a peaceful retreat with comfy sofas. The large family kitchen is equipped with handmade ivory-painted wood units, granite countertops, a Belfast sink, a range cooker, a tall integrated fridge, a dishwasher, and a microwave. There is plenty of crockery and utensils, as well as country-style seating for six. The kitchen also has panoramic sea and countryside views, and you can watch Sky or Netflix while preparing meals or having breakfast. A separate utility room provides a large family washing machine, tumble dryer, ironing board, iron, and additional storage. A door leads to the enclosed patio, gardens, and washing line. The attached double garage is accessible from the main house and includes a full-height freezer. It doubles as a large games room with a full-sized table tennis table, table football, and darts. Fast Wi-Fi is available throughout the property, making it easy to stream movies or work remotely if needed. There’s plenty to do locally, including countryside walks from the house, or visiting the nearby Welsh Mountain Zoo. Beautiful beaches, castles, National Trust properties, gardens, outdoor adventure activities, fishing, sailing, and golf are all within a short drive. The area offers many dining options, but we highly recommend Bryn Williams' restaurant at Porth Eirias and the Pen-y-Bryn gastro pub, both within easy reach. Cleaning/Towels/Linen: Fluffy towels and quality linens are provided. Cleaning is done at changeover only. Guest access There is private parking within our gated drive for up to 5 vehicles. The house is located at the very end of a long private drive, so there are no passing cars or people. Other things to note Please note we do not accept stag or hen parties but welcome all other enquiries. Our house is ideal for extended family groups of varied ages but is not suitable for large numbers of singles. We do not accept bookings to host parties. The house is in an idyllic residential area, and we do ask that guests respect our neighbours and avoid excessive noise and disturbance during their stay. We also strictly enforce the agreed limit of guests (the number declared in the booking) at the property at any time, day or night. IMPORTANT BOOKING INFORMATION When booking you must specify the number of adults and children in your group, which you can request to be up to a maximum of 12 persons (plus 1 baby using a cot). Once your booking is accepted, this number (the “booking number”) cannot be further increased without written consent from the owners. Details of all persons staying at the property must be disclosed in advance and we will require this information before accepting any booking. The number of persons using the property at any time must not exceed the booking number. This maximum number of guests includes those staying at the property and any day/evening visitors. You are NOT allowed to invite extra guests beyond the agreed booking number into any part of the house or grounds. In addition, no more than 5 cars may be parked at the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of these conditions, and to charge against your damage deposit for the additional use. The accommodation is set over 3 floors with several stairs and so is not suitable for wheelchair access or guests with mobility issues. The house has motion-sensitive cameras on the outside of the property for security purposes. These are not activated when guests are in residence. They overlook and cover the driveway, the front door, the back door, the side passage and the rear patio and door. Noise-monitoring devices, which measure sound levels only, are installed on the first floor, the lower ground floor and the rear patio. Any booking is for exclusive use of the property in full, up to the maximum agreed occupancy (the booking number) given above.
