8-bedroom and 6 bathroom (485m2), unique indoor pool private villa with air-conditioning, a breathtaking panorama in Buda for larger families and groups of friends (max. 25 beds) The space The specialty of the exclusive and unique three-storey holiday private villa for all needs with 2000m2 private garden and a magnificent view of the city is the Wellness area, with an all year-round heated 14m indoor swimming pool, 6-person massage pool and infra sauna, bar. We have 8 bedrooms, 6 bathrooms, living room, dining room, kitchen, laundry, terraces, balconies. BEDS We have minimum 2 beds in 8 bedrooms, total 16 normal beds plus 10 extra beds in larger bedrooms (3 extra beds + 5 adult armchair sofas + 1 openable double sofa in the living room) to satisfy group's different needs, how they like sleep in the rooms. Our minimum prices is valid up to 10 people, over extra bed price is 60€/person/night. You can book for maximum 16 people, if your group is larger, you can ask extra beds before arrival few days, cost is same 60€/person/night. 2 pillows, duvet, bed cover, 3 towels/person, shower gel, antiseptic hand washing soap are provided. Comfortable guest number in winter time inside the house 20 people. In summer time with outside terraces maximum 30 people is possible together with sleeping guests. Please not ask for larger group number, according of our licence we can not accept larger groups, outside not allowed laud noise, we have neighbors. GROUP NUMBER: If you are not sure now about the number of people arriving, you can book for 10 people and can add more people up to 16 on Airbnb, or can ask extra beds, and pay the difference at arrival. You can send before arrival few days the final group number. Prices are depend on person number, you can book here for maximum 16 people. OPTIONAL RESERVATION: During you plan your holiday, we can keep your dates for 3 days. Guest access The Villa, the entire building and the garden are for private use, no one else stays in the Villa other than the booking guests. We will hand over the keys upon arrival, show you everything, collect and check the Villa upon departure. During the stay, we only disturb the guests if they have ordered some service, e.g. breakfast, or maintenance takes place, e.g. in summer garden works mowing the lawn once a week, and maintaining the pool once a week throughout the year typically on Tuesdays. You can reach our Villa from the Airport with taxi, we can offer private transfer service, or public transport. If you come by car, inside in the garden can find 2 free parking places, and several more free parking outside on the silent street. Other things to note We would like to satisfy needs of all our kind guests. Needs are different, there are guest who want to spend their holidays cheaply, like to cook for themselves and use public transport. Some guests like to be pampered during their holidays and enjoy extra services. Our motto is that everything can be, and you only need to pay for what you ask and use. Unfortunately, if all our services were included in the price, it would be very expensive for everyone. Our prices are valid for self-service, you can cook in the well-equipped kitchen. Price is included all normal costs like taxes, water, electricity, gas, final cleaning. If you like some extra, please write us. Tap water is drinkable in Budapest, high quality. In Hungary 230V AC can be used with European sockets, please ask a free converter if you would like to use UK standards. A/C: All rooms are air-conditioned, in summer time optionally, you can ask at arrival the remote controllers after payment 60€/day for full house. HEATING: In winter time we have central heating with radiators, rooms 21C, wellness area 27C. Please do not come out of the wellness area wet, dry off and dress in winter. POOL: Indoor swimming pool water temperature all year 26C, hot tube 34C. We can not modify on these settings, you can not ask higher temperature. Please do not use glasses in the pool, and do not add any liquid like shampoo or drinks to the pool water. The entire house can be used at your own risk, including the pool. CLEANING, TEXTILES: Your price is included 2 pillows, duvet, bed cover, 3 towels/person, and normal final cleaning. Not included dish-washing. Please do not use towels for make-up removing etc. Do no bring confetti. In case of not normal usage we have right to count extra cleaning, washing fee. Here you can book for maximum 16 people, if your group will be more, please write us, we have beds for maximum 25 people, but have to say it is crowded for more days, ideal 20 people or less. You can give us extra guest number before arrival a few days. In case of non-communicated extra guest 100€/person/night extra charge we count. Extra prices over 16 people: + adult 60-70€/person/night according season + children (2-12 years) half price + baby 0-2 years free, baby cot is available + non-sleeping guests (invited friends, relatives) for 10€/person/day fee, maximum 30 people in same time together with sleeping guests. Our guest with prior agreement, can invite others during they stay to enjoy the time together, who can use the Villa, indoor pool, massage pool, sauna etc. SMOKING: No smoking in the property with the exception of balconies, terraces, garden. In case of inside smoking 200€ extra charge we will count. CHECK-IN time from 16:00 (early check-in cost is 20€/hour we can guarrantee a day before) We ask you in advance to tell us your check-in time, we don't have a reception like in a hotel, the host will wait for you personally at the Villa from your arrival time to show you everything and give you the keys. If your flight is delayed or you do not arrive at the requested time for other reasons, please contact us. Of course, some delay is acceptable in a foreign city, but if the host has to wait for you for hours, that's an extra cost of €20/hour. CHECK-OUT time to 11:00, prior agreement we can change on times, if we have no guest before/after your arrival. Late check-out cost is 20€/hour, we can guarantee a day before only. If you flight arrive earlier, we can offer transfer first to the city center, get a good lunch, or make some program (Spa, Danube river boat, site-seeing etc.). Luggage lockers are available in the city center. At check-out same variation can work if we have arrival guests. We need time to clean this large Villa for next guest's arrival, thank you for your understanding. Upon arrival, we ask you to give us your check-out time, the host will arrive 10 minutes before the time to collect the keys and check the house. If you are not ready by the agreed time, the cleaners will not be able to start their work either, so this is an additional cost of €30/hour. NOISE RULES: After 8:00 pm in the garden, on terraces loud noise, music, yelling, disturbing neighbors is not allowed, we have to accept they peace, thank you. According of local rules, maximum 500€ penalty you have to pay, if neighbours report a noise. In the dining room and in pool area we have sound system, what you can use. Budapest nightlife is perfect, you can enjoy several music clubs, bars in the city center. If you would like to make an event, or party, please follow this rule, in case of non-observance the whole group must leave the Villa without money back. We are very stick about this rule, because after your departure we will leave together with our neighbors, thank you for your understanding. EVENTS MAXIMUM GUEST NUMBER included sleeping guest in same time in the Villa is 30 people. We do not allow more than 30 guests or weddings, and you cannot place additional furniture or tents on the grass. We are not an event venue, we only have a permit for private accommodation, there are no adequate toilets available, the kitchen is not big enough, the cooling capacity is low, the weather in Hungary is unpredictable on any day of the year, in case of bad weather (rain, wind) the event cannot be held outdoors, and the neighbors nor can it be disturbed by loud noise, which is inherent in such an event. AGE LIMIT is 25 years. This means that at least 1 of the guests must be over 25 years old, of course children and babies can also come. Groups of young teenage friends have already caused us a lot of damage for us with their irresponsible behavior, so we would avoid such guests, there are houses specially rented out for parties, this is not our main profile. TOURIST TAX From January 1, 2025, the Local Government collect HUF 450/person/day tourism tax for every adult guest. UBER and BOLT taxi app online is available from/to the Villa.
