“Out on a Limb!” is a 2,700 + sq. ft., completely furnished, 3 Bed, 2 & 3/4 Bath and a large bright loft with 2 twin beds. This 3 story home also has 900 sq. ft. of outdoor decking. Equipped with 2 fire places, this beautiful home is sure to impress. The space 1. The maximum number of people who may stay overnight is eight. The maximum number of cars that may be parked overnight is four. The maximum number of cars that may be parked at other times is six. Cars must only be parked in designated parking areas – never alongside the roads/drives. If the renter wants to seek permission to vary from any of these occupancy and/or parking requirements that permission must be obtained in writing (email is sufficient) ahead of time from the owner. 2. The lease begins at 3 p.m. on the check-in date and ends at 11 a.m. on the check-out date (unless other times are approved in writing by the owner). Inside the House- Unlike a hotel with many “units” we have only one unit we can rent at any one time. If that unit is damaged or soiled we are unable to rent the unit to the next guests until repairs or cleaning can be completed. And often we have back-to-back guests – one group checking out by 11 am and another group checking in by 3 pm the same day – thus no time in which to complete anything other than standard cleaning. DO NOT, under any circumstances make any changes to the entertainment system or it will result in a fine from your deposit. -Outside the House- 1) An illegal or abusive use of Out On A Limb House’s Internet access is not allowed. In particular, it is not allowed… ...to send information and data of a commercial nature and/or for marketing purposes to third parties without being requested to do so (spamming), ...to use peer-to-peer networks if up- or downloading of copyright-protected intellectual property with or without the knowledge of the owner is intended; ...to spread and distribute illegal or immoral content and data; ...to use applications which could destroy or change the physical or logical structure of Out On A Limb House’s equipment or network. In case of non-compliance with the above obligations or in case of any other illegal action, the renter shall be liable for damages. The renter has in particular to indemnify and hold harmless Out On A Limb House from any third party claims on first demand and, in case Out On A Limb House settles any damages itself for avoiding further damages to compensate Out On A Limb House for all damages incurred (including costs of legal advice and defense). Out On A Limb House is not responsible for any damages renters sustain while using Internet access with their own Internet devices. The renters must have their own spyware/virus protection or data security, etc. 2. No photo shoots allowed without written permission from the owner. If you're interested in having a photo shoot at Out On A Limb House please review the photo shoots guidelines by searching the internet for "Out On A Limb House Photo Shoots". 3. The guest shall allow the owner (or his designee) access to the property for purposes of repairs and inspection if required. The owner shall exercise this right of access in a reasonable manner. 4. If for any reason beyond the control of the owner the house is unavailable the owner may cancel the rental agreement and a full refund of all fees paid will be made to the guest. 5. Smoking is not allowed inside the house or on the property. The risk of fire on the mountain is too great to allow any smoking. 6. The owner may withhold all or part of the deposit if any of the house rules are broken. Cause for withholding deposit funds include, but are not limited to, the following: • Damage to the premises or contents • Missing items requiring replacement (including keys) • Excessive cleaning required • Lingering smell of tobacco smoke • Charges for mailing personal items left behind • Evidence of more persons using the property than were authorized • Unauthorized late check out 7. Special events such as weddings and parties are not permitted without written permission from the owner. ________________________________________ Other things to note Our office where the key is to be picked up is NOT the rental property, but just a few minutes away from it. We do not provide all toiletries. There are combo shampoo/body wash containers in each of the showers for your use.
