This fully renovated and unique home is fully furnished and provides all the luxury mod-cons for an amazing family stay, perfect for fun and relaxation. As we have elderly neighbours on both sides, we are definitely NOT a party house. **If you feel you need a place better suited for a loud group, please choose an alternative property.** The space PLEASE NOTE: There are security cameras at the front of the house monitoring the deck and driveway for our peace of mind and security of our neighbors. We monitor guests arrival to ensure their check in is hassle free and conforms with the booking. Arlington Place, with it's unique timber frontage, includes 5 bedrooms, including a master with En-suite. We have a large modern family bathroom with soaking bath. The modern, expansive main living and entertaining area is complimented by an open plan cooks kitchen with ample bench space and amenities to prepare the largest of family feasts. It overlooks the 8 seat dining table and living room with 65" large screen TV. There is a large covered outdoor entertaining area. It features an 8 seat outdoor dining table, serving bench, twin burner BBQ and in-ceiling Bluetooth speakers. On the expansive deck, there is also seating areas that are perfect for a cuppa and reading the paper or simply basking in the morning sun. Arlington Place will consider bookings with pets by request only. About the home: Master Bedroom and En-suite: The Master bedroom has a Queen Size Chiropedic bed to help you get a good night's sleep. Quality pillows, luxurious sheets and Quilts ensure your home comforts are with you. There are also built in robes with ample hanging and drawer space. This room also features a 55" Android TV with Netfix, Stan, Amazon Prime and Kayo built in. This bedroom has Mobile Device Charging Ports (Please note Mobile Device Charging Cables are not supplied - BYO). The en-suite has a double sink vanity and shower with large rain head. 1st Guest Room: This has a Queen size Chiropedic Bed with quality pillows, sheets and Quilts. There is a built in robe and alarm clock. 2nd Guest Room: This nautical themed bedroom features a Single over Double Bunk Bed, sleeping 3 people. It has quality pillows, sheets and Quilts. 3rd Guest Room: This great beach and surf inspired bedroom has two full sized bunk beds and a trundle. It's great for kids but also sleeps 3 adults comfortably. It has quality pillows, sheets and Quilts. This room has a TV with Chromecast. 4th Guest Room/Study: Features a full size single bed mattress that doubles as a daybed. Also has a pull out trundle. Also has a workstation desk and chair so can be used as a quite workspace if needed. Sleeps 2 Adults. Family Bathroom: The family bathroom has a double basin vanity, separate shower and standalone bath maintained by an instant hot water service that won't run out. Kitchen: The kitchen is well stocked and ready to help you delivery all your favorite specialty dishes. There is a large double door fridge-freezer, 5 burner gas hob, electric oven and dishwasher. Preparation is a breeze with a generous range of tools and utensils. There is ample glassware, crockery, cutlery and serving platters too. A comprehensive range of cookware is also supplied. Other appliances supplied include: Food processor, kettle, 4 slice toaster, Convection microwave oven with steamer, Jaffle maker, Pod Coffee machine. Basic pantry items are supplied. The Entertainers Dining and Living Rooms: An over-sized dining table is great for a family and/or friends get-together. The Large 65" TV with Netflix, Stan, Amazon Prime and Kayo provides ample viewing choices (did I mention unlimited 80-100Mbps Wi-Fi is included!). There is also a Harman Kardon Soundbar with wireless subwoofer to really enhance the home theater experience. The living area has a large reverse-cycle split-system air conditioner to keep the space cool in summer and warm in winter. Outdoor Entertaining Area: The main outdoor entertaining area is accessible via double glass doors from the dining/kitchen area. An over-sized outdoor dining table is the centrepiece under the covered veranda. The area is serviced by a gas BBQ. Outdoor Family Room: Great for getting the kids out of the main house or for family game nights. It features a 65" Android TV with Netflix, Stan, Amazon Prime and Kayo as well as direct HDMI port for easy connection of Playstation, XBOX or other games machines. There is also a classic billiard table with all accessories supplied. We have a selection of great classic board and card games for your family to enjoy. It has a fridge and kitchen sink as well as a toilet. Other: The large laundry/ mudroom has a BOSCH washing machine and BEKO Condenser dryer. The indoor areas are non-smoking. Smoking outside is no problem but please dispose of butts thoughtfully. Please respect neighbours and keep noise to an acceptable level after 10pm. The house is heated and cooled by split system reverse cycle air-conditioners in the main living area, outdoor family room and 4 main bedrooms. We ask that you respect the environment and turn off heating or cooling while out of the house. Smoke Detectors fitted. Other safety - fire extinguisher and fire blanket can be found in the walk in kitchen pantry. * Please note active security cameras monitor the outside of the front yard and driveway of our home Guest access Guests have access to 4 TVs throughout the house, most with access to Netflix, Stan, Amazon Prime and KAYO.
