An exclusive modern 18.48 square metre ground floor room, ensuite shower/toilet/sink with private exterior entrance door, set in a gated, country estate features: kettle, laundry/iron, 2 twin beds or Kingsize bed, table and chairs, wardrobe - breathtaking view. The space This repurposed hunting lodge accommodation features south and westerly views across the Combe (valley). It is nestled within this country idle providing an area of relaxation and tranquility. Guests are asked to be mindful of other guests and the level of noise being made during their stay. The accommodation is approached by a single track country lane (with occasional passing bays). Note there are no street lights on the lanes. As this is the country estate of Lord and Lady of Combes, who reside on site, guests will notice that there are separate private gardens, vehicle entrances, facilities and walks that are not part of the booking and need to be respected. Guest access Car & visitor access: This is via a specific entrance and parking must be in allocated off street parking bay. Any visiting, unpaid guests must be notified and agreed with manager before their visit and parking agreed. Garden access: There is a guest specific garden provided with table, parasol, chairs, BBQ which is a shared by other guests and this area is designated as no smoking and we ask those vaping to also stay 10 metres from buildings and guests. As this is the country estate of Lord and Lady of Combes there are separate private gardens, vehicle entrances, facilities and walks that are not part of the booking and need to be respected. Smokers access: To protect the health of other guests, smoking must never be within the building or walkways or near building doors and windows. When smoking, it must be performed in the designated location only and all cigarette butts placed in external trash cans. Waste access: Rubbish must be placed in one of three bins (general, recycling, food). Laundry facility access: Use by guests of the common laundry facility is on specific days (no loads allowed after 9pm or before 8 am to avoid disturbing other guests). Other things to note House Rules: This is a quiet countryside location. There are other neighbouring guest accommodations. Therefore quiet courteous guests are appreciated by all. From time to time other guest's noise, cooking smells, the local farm and grounds work noise and smells may be experienced. We ask all guests to me mindful to minimise concerns of others. Please have a happy and relaxing stay and follow the House Rules: - please not do bring any pets (we have animals on site); - we operate a shoes off policy within the accommodation; - smoking is only permitted in outdoor designated areas, away from other guests and communal areas, butts must be placed in outdoor waste bins (not on the ground, pot plants or indoor bins); - no parties or non-paying guests are allowed (without express agreement); - park only in the designated parking bay; - take country walks only on the designated pathways; - keep common areas free and clear of personal items as they may be a trip or fire hazard; - we don't permit portable electrical heating means (fan heaters/electric blankets etc.); candles, incense, ignitors (matches/lighters) to be stored or operated in the suite. - to meet the latest 2023 UK Fire & Safety legislation we perform heat/smoke detection/alarm tests, and suite evacuation inspection for unacceptable fire risks each week. We will require access to the suite for these tests or unusual smells or sounds. A basic level of wifi is provided within the suite which is suitable for email, web surfing and basic messaging and speeds will vary depending upon guest's equipment location within the suite. A higher speed option (suitable for working from home to provide access to corporate computers and real-time teleconferencing) is available for an additional charge, paid locally at £30 plus VAT. Electricity provision is metered and charged at 38p per KwHour plus 5% VAT.
