Our one-bedroom condo unit is one of the most affordable units in the area. When you book with us, worry not about paying the utilities since they are already included in your booking. We sometimes offer some treats and breakfast (noodles/bread/coffee/milo etc.) during your stay. Internet, TV plus, mineral water, and a few toiletries are also included. Our newly renovated 26sq one-bedroom condo on the 35th floor of SM Grass Residences Tower 2 lets you stand in a balcony with a view of perfect city lights during the night. While during the day, you can open the windows and feel the sunlight entering the unit or block them away with our blackout curtains while sleeping all day. Enjoy your staycation experience with the Grass Residences' huge swimming pools, fitness gyms, and sports courts for FREE (fees included in your booking). Once your booking is confirmed, kindly send us your valid id (per guest) so that we can prepare your signed document and building access ID from the Admin. (SMDC strictly require at least Govt issued Philippine ID or Passport for foreigners). For guests who will be staying for less than a month, access to the swimming pool is NOT FREE. The Grass Residences Admin charges PHP 150 a head for each time guests wish to access the amenity. All other amenities (i.e. Gym, court) are free of charge. Please note that the admin office is located in the basement of the function hall. I am currently residing in Sydney, Australia but my mom, Edith, helps me in welcoming our guests, making sure that everything is set and they check in comfortably. Sydney time has a 3-hour difference (DST) from the Philippines. It has a secret bridgeway that connects to SM North Edsa and other nearby shopping malls such as SM Annex, The Block, Trinoma, and the Vertis North. You can find Massage Spa and BDO bank within the area & few food shops and laundry shops can be found outside the vicinity as well (though the Grass Residences will be opening few of their own food stalls soon). There are no available parking space but the shopping centers around the area offers parking with certain fees. If you are taking the MRT, the closest train station will be North Edsa Station. You can walk through Trinoma-SM North bridgeway going to the Grass Residence. It is not a short trip but still considerable if you love strolling around malls. If you are taking GRAB/TAXI/Private car, just inform the guard the unit number and the tower. To maintain the low rental fees with the provision of simple snacks and to continuously improve our hosting, we would like to ask your help to save costs by conserving energy and water. Kindly turn off the lights, water, air conditioning, and other appliances when not in use. Most parts of our unit are newly redesigned/renovated, and we appreciate the compliments from our previous guests and friends on how your stay turned out. However, due to inconsistent weather in the city, you might find a few of those little creatures (roaches/bugs) around even after some thorough cleaning and maintenance. We suggest that you keep the food inside the fridge and avoid having leftovers on the table. We also provide garbage bags under the sink which may be emptied from time to time at the garbage area located near the fire exit. Extra towels and bedding will be provided for longer stays. If in between your stay, you wish to have someone clean the space, feel free to contact me and I will arrange it for you. An additional cleaning fee of Php 800 applies. In any case, if any of the appliances or house feature is broken or out of order, we are just a message away. Kindly report it immediately. We are very flexible on check-in and check-out timings (depending if no other guests are booked on the day before or after yours). Just let me know and this can be discussed. House party is strictly not allowed but having few visitors won't hurt. Just be mindful not to disturb other tenants and register their names at the reception for security purposes.
