This bright, sunny one bedroom is in the middle of many wonderful shops and restaurants and faces a tree-lined street. “NO INSTANT BOOKING PLEASE! We always respond asap and will try to accommodate you in another apartment” The space It boasts high ceilings, hardwood floors, large windows with drapes and custom blinds, and Elfa custom-designed closets. The building is completely network wired which is managed professionally by the owner. The living area comes complete with a full-size sofa-bed, a state-of-the-art media center with 32” HDTV and a PlayStation 3 Blu-ray Player ready for streaming (Netflix, YouTube, etc.). The bedroom is home to a queen size custom made bamboo bed with storage under, a dresser and a large closet with storage above. The space has been optimized for a long term stays for a year or longer. The European-tiled bathroom has a bathtub and shower in tub, extensive storage below and above the sink, and a toilet. Additional amenities: Please kindly note: $ 1,500 security deposit for up to a month stay and a full month security deposit for more than 30 days stay is payable to host when guests move in. The security deposit will be refunded after moving out by the host. The utilities are to be discussed with the host for stays of 30 days or longer. The living Room and bedroom have their own separate remote controlled AC units. Complimentary laundry in the building which is used by only four apartments. IP based Audio Video intercom system in each apartment CCTV and Access Point Entry System in the building, code entry to the apartment Between Amsterdam Avenue and Columbus Avenue, one block away from Line 1 and Line D subway stations for easy access to almost everywhere in Manhattan. Also, it is located one block away from Broadway upscale shopping district. Easy access to Zabar, Columbia University, New York Presbyterian, Barnard, The Jewish Theological Seminary, Manhattan School of Music, American Museum of Natural History, Fordham University, Lincoln Center and Metropolitan Opera. Please there may a cap on the utilities for the monthly rate. Guest access Guests will have access to the apartment using a fob to open the entrance door to the building and the vestibule door. We have security cameras through the hallways and the entrance of the building. They will have an apartment equipped with everything they might need for a long term stay. They can use free of charge the finished laundry room with two washers/two dryers. Only four apartments might use them, so it is very convenient. Tenants have access to a full kitchen, a laundry room in the building with two washers/two dryers free of charge. The building has cameras on each floor. Entry to the building is accessible with a fob connected to a computerized access point and IP based audio/video intercom system. Other things to note DISCLOSURE: Airbnb Tax Collection for New York Reservations: Please note that Airbnb is collecting New York State Sales Tax, ranging from 7% to 8.875% of the listing price. This includes any cleaning fee and guest fees. The sales tax applies to all reservations of 179 nights or less in New York City, and to reservations of 89 nights or less outside New York City. For reservations of 89 nights or shorter, Airbnb will also collect the New York State Hotel Unit Fee, which is $1.50 per night. ADDITIONAL NEW YORK CITY HTX TAXES & UNIT FEE: Along with the New York State and New York City Sales Taxes, guests should be aware of other taxes associated with short-term stays. If your reservation is for less than 180 days, we are required to collect the following taxes at check-in: • New York City Hotel Occupancy Tax: 5.875% of the reservation • New York City Hotel Room Tax: $ 2 per night, per room We will collect those taxes at the time the guest checks in or add them to the rent. However, if your stay is 180 days or longer, you are not required to pay any of these taxes. Monthly Cleanings: We manage the building professionally as reflected in our reviews. To ensure every apartment is kept in excellent condition, we provide monthly cleanings for all tenants who stay longer than 30 days and many do. This service is important to us as a host and equally valued by our guests. We will reach out to you during your stay to schedule the cleaning at a time convenient for you. The cleaning person will spend most of the day washing all linens and thoroughly cleaning the apartment. We cover the cost of cleaning supplies for this service and do not profit from it. All tenants appreciate the attention and care provided through this service This also allows us to address any minor issues like changing a light bulb, cleaning the filters of the AC units or opening a clogged drain. Depending on the rate and the length of the stay, very seldom it’s complimentary, but we typically add this charge to the rent during the reservation process. I hope you understand that this is customary when you rent a furnished apartment for longer than 30 days. OUR PET POLICY OUTLINES THE NUMBER OF PETS, WEIGHT LIMIT AND BREED RESTRICTIONS ALONG WITH RELATED FEES. PLEASE DISCLOSE ALL INFORMATION ABOUT ANY PETS YOU INTEND TO KEEP DURING YOUR STAY WHEN YOU INQUIRE OR/AND SUBMIT A "RESERVATION REQUEST". PLEASE NOTE, with advanced notice to the tenants, owner has the right to show the apartment to prospective tenants, have access to the apartment for maintenance (AC filters cleaning for example) or repair purposes. The apartment is network wired and both Wi-Fi and wired internet access is available. Tenants have free of charge access to the laundry room in the building with two washers/two dryers. The normal check in date is 4:00 pm and check out time is 10:30 am unless other arrangements are made with the owner. PARKING: Being a high-end residential area, Upper West Side where our building is located is one of the rare areas where you can still park for free. You can park on the street free of charge except for four days a week between 8:30 am to 10:00 am, Mon and Thu on the North side of our street and Tue and Fri on the South side of the street, because of street cleaning. I would say, for the most part the residents park in the street and you don't need a parking permit. During these four days when the street sweeper comes between 8:30 to 10:00, all cars which are parked, you can move your car to the middle of the street or double park so that the sweeper can go thru. After the sweeper is gone, neighbors move right back to their parking spot, but the driver needs to stay in the car till 10:00 am. If you are on the side which does not have the street cleaning, you can park as long as you want, and it is free. I would say, most residents are able to find a parking spot so that they don't have to move their car during the street cleaning. There is a paid parking garage two blocks south, on 83rd street between Columbus and Amsterdam and some tenants might have used it as a long-term parking. If you want to find a long-term parking and don't need the car every day, you can probably find a less expensive parking garage on the west side of Manhattan as you get closer to the Hudson River. I believe you can probably shop around once you are in the city. Now, this information applies to the street and not to the avenues! I believe we pay about $ 10.75/2 hours on Columbus and Amsterdam Avenues. You are allowed to park a maximum of an hour or two since you cannot pay more with the park meters. Few spots are reserved for commercial parking till 1:00 pm, but I would say if it is for couple of hours you can always find a spot on the avenues as well as with park meters.
