Sweet Suite,2Rms & full bath near Brattleboro Cntr

Two (2) lovely, quiet, private rooms plus a full bath in my house on the second floor. Access is via the front door porch then up the stairs. The downstairs foyer and hallway space is the only common space used only for me to get my mail outside. The suite is completely private. We are a 10 -15 minute walk to downtown with plenty of great restaurants and shops. There's also many hiking and biking paths as well as lots of different seasonal sports and activities. The space The 2 room Suite can best accommodate 2 adults. I will consider 3 adults or a couple with 2 children occasionally (if I feel confident that safety, communication and quiet hours will be respected). There is a bedroom (with a queen size bed) and a living room with a pull out couch. I don't think the pull out feature is comfortable for an adult. The couch itself is quite comfortable for one individual under 6 feet tall if you take the back cushions off. The bathroom has a small, new, retro tub with a hand held shower wand. If you must have a standing shower you won't have that here. There's a small frig, a microwave, a coffee pot, electric pot to heat water, and a toaster and a very little kitchenette table to eat at. There is NO stovetop or hot plate. I always try to supply coffee for brewing and 1/2 and 1/2. Regarding volume: the suite is on the second floor of my house. My living space is downstairs. Generally any normal to moderately convivial conversation volume is absolutely fine. But partying OR persistent loudness (like yelling or loud swearing) will not be accommodated. Lastly, I am taking appropriate Covid precautions for everyone's safety. The porch entrance , the front foyer and the stairs are spaces that I may need to access but the suite itself is fully private. The suite will be cleaned and disinfected between guests. I am fully vaccinated and comfortable with interacting with guests but I leave that to the guest's discretion. Guest access The entrance is the front door facing the street. Parking is in the driveway to the left of the house. The lock box is on the opposite side of the garden shed wall that you'll be facing when you pull into the drive. Rooms are on the 2nd floor. Enter the house through the front porch door then take the stairs at your right up to the second floor and the door will be directly ahead of you. During your stay I can be reached easily via the Airbnb email communication as all messages go automatically to my phone. I can also be reached by text if that works better. Other things to note There is no smoking or vaping of any kind allowed indoors. If one wishes to smoke outdoors in the back yard, that would be ok. Quiet hour is after 10:00pm. Check in is between 3pm and 10pm and check out is 11:00am . I do try to accommodate different check in or check out times but ONLY if it has been requested and IF I can actually accommodate that. Also, I appreciate knowing if people will be arriving very late so that I can leave lights on for you. If people are arriving very late I expect guests to be quiet.
