Steps into the unit, steps within the unit (step up into the living area The space Despite the fact that I live in this home full-time, you will still have a sense of privacy when you occupy your personal space…which is the bedroom and your bath. Not only do you have your own bedroom with two twin beds and private 3/4 bath, you also are welcome to use the common areas (shared with me, your host) which are; kitchen/appliances, washer/dryer, living room & Entertainment center, three season porch and back deck, outdoor gas grill. Unit is in the Samoset Condominium complex. I have an eat-at kitchen bar that will accommodate 3. There is a drop-leaf table on the three season porch with a few folding chairs. We have enjoyed many a meal around this table. We also have an outdoor deck with furniture a-plenty. We have enjoyed many a meal around this table and sun-umbrella as well. The Ellacoya Barn & Grille is walking distance (across the street). Gunstock Mountain is a 10-12 minute drive, Weirs beach is a 20 minute drive, our private beach is a 5 minute walk. Meadow Brook (Concert venue) is a 5 minute drive as is the Laconia Airport. For pilots: Flying in and needing a place to overnight? This might be for you. Taxi service is available. I also keep a car at the airport. Car rentals are available from the Skybright FBO. They also have a crew car. Disclaimer: Though the members of our association are a very friendly and accommodating group of people (most of us rented here before we purchased) , I am required to state some association rules as a part of the ad. 1) No motorcycles are allowed on the property. Not even for us owners. 2) Renters/Guests may not dock a boat on our docks at any time. 3) Renters/Guests may not store their personal kayak/canoe randomly on the owner racks at the waterfront. (You May use your own kayaks, you just gotta schlep em.) Message me for details if considering to bring a kayak. My neighbor has slots and we may be able to work together to accommodate so you don’t have to schlep. 4) Renters/Guests are not allowed to bring dogs. I guess that means your pet apes are ok. I encourage you to bring your ape. 5) We are not allowed to access the Gunstock beach association property (unless you happen to be a member or are one of their members’ guest). Their gated entrance is off our entrance road and is well-marked. 6) Quiet hours after 10pm. 7) No Lit gas/charcoal grills on any decks. The fines from this come from the fire department and are handed to you personally by the fire chief. You’ll pay less for your car than one of these onerous fines. (electric grills and electric smokers are OK on the decks). I only have a gas grill. By booking you agree to follow the association rules and assume responsibility for any association fines imposed by breaking them. Don’t be scared off. To date, it’s never happened. Aside from the exceptions above, our renters and guests DO have full access to all Samoset amenities and events. Including the two swimming pools, sunshine, our little beach, green space, and tennis courts. We have been known for putting on a pretty nice 4th of July fireworks display at our waterfront. For holiday occasions, it’s not uncommon for us to have a food-truck and/or ice cream trucks parked here for an evening. We have FREE Dunkin’ Donuts Donuts and coffee at the community clubhouse every Sunday morning starting at 8 am, (Memorial Day -Labor day). They go fast! Guest access Kitchen, Eat-at bar, living room, Wifi, indoor/outdoor closet, chest of drawers, 3/4 bath (Shower stall, no tub), 3 season porch, back deck, gas grill. Small outdoor closet is for skis/boots/summer toys. During your stay I’m always available! Other things to note As per the condo association: Motorcycles/scooters are not allowed on the property. Guests do not have boat tie-up access to the docks. Boats without a permit sticker are towed. Pets by guests are not allowed. And now for the fine print: Acceptance of this rental means that you agree to follow the association rules in regards to motorcycles, boats and NO LIT GRILLS ON DECKS. Breaking association rules that result in any fine is back chargeable to the booking guest. Basically, all the things I mentioned in the ‘The Space’ section. Thanks!!!
