The Fern: Split-Level Retreat with Lush Courtyard

Welcome to the Fern, Australia’s first certified Passive House apartment building. Tucked away in Sydney’s Redfern/Eveleigh/Alexandria triangle and close to South Eveleigh’s dining, bars and shopping, it gives you convenient access to the area’s highlights. The two-level layout separates the living and sleeping areas, while the courtyard provides a private corner to unwind. With Redfern Station and Green Square transport links a short walk away, it’s an easy base to rest up and explore the city. The space Entering on the top floor, you’ll find a generously sized bedroom and bathroom that offer a comfortable place to wind down after a long day. The bedroom includes a king bed with crisp linen, ample built-in storage, shut-out blinds and pops of sublime, one-off local artwork. Triple-glazed doors and windows help keep the space quiet for a restful sleep. The double-sink bathroom provides toiletries and soft towels, with laundry and ironing facilities conveniently located in the top-floor hallway. Heading downstairs, the living area opens into bright interiors thanks to high windows that bring in gentle natural light. From here, step into the private courtyard, where greenery and cosy seating create a simple outdoor corner to pause with a coffee or rest between outings. The kitchen is well set up for home cooking, with a Smeg oven, microwave/grill and induction cooktop, along with Furi knives and Scanpan cookware. A large dining table and nearby breakfast bar offer plenty of space for meals or work, and the couch provides a comfortable place to unwind in front of the TV with views toward the courtyard. Street parking is available on a first-come, first-served basis, though there is no dedicated parking on-site. Please note that, as the building is set in a lively inner-city area, you may occasionally hear neighbours or light street activity. Please note: The building is in the process of addressing some long-term maintenance matters, so a few areas of the apartment may show cosmetic wear. This does not impact your stay, and we routinely monitor and refresh the space to keep it clean, comfortable, and welcoming. Portable dehumidifiers are also provided to help maintain air quality and keep the space feeling fresh. Guest access During your stay, you will have the entire space to yourself including the courtyard. Please make yourself at home! Other things to note Please read and respect the house rules. This is very much appreciated, thank you! Before your arrival, we will also share a house guide that contains instructions on how to access the property, use certain appliances, and anything else you may need to know. ~ Linen ~ Please note that we supply just the one set of linens for each stay, regardless of the length of the stay. We use a linen service which includes professionally laundered and delivered linen and this is already includes as part of your clean fee. There is one bath towel per guest for your entire stay and one bathroom set per bathroom which includes 2 face towels, 2 hand towels and 1 bath mat. Any spare linen we keep on site are not for use during your stay. If you do use any component of these linen or bath sets, we will need to charge for the use since we hire these items. The additional charge for open and used linens are: $7.20 for bath sets, $35 for bed sets, $10.30 for bath towels ~ Baby Items ~ There is a portable travel cot available at the property which we can set up for you if requested. Unless specified, the portable travel court will be placed in the master bedroom of the property. Note that our portable travel cots do not come with linens (sheets) or pillows. You would need to supply these items yourself. The property also has a highchair available, which we can have set up for you if requested. ~ Mid Stay Cleaning Services ~ We also offer 2hr mid-stay professional cleaning service with the following options: 1. Full Cleaning with Freshly Laundered Professional Linen + Toiletries Supply Kit top up per bathroom) $175 2. Full Cleaning Only (no linen delivery changeover or toiletry supplies top up) – $100 *Message us to book your mid stay cleaning service! ~ Long Stays ~ Stays of 21 days or more will incur an additional $120 fee, charged separately, to cover the cost of a deep clean and maintain the property's cleanliness after an extended stay. ~ Pet Stays ~ We are 'small' pet-friendly—please add your pet you're travelling with and let us know about your furry friend at the time of booking so we can assess if the space is suitable for them. Please note that we have a maximum of 1 pet stay per stay - as the owners here prefer. ~ Parking ~ The fern building does not come with dedicated parking, however there is free street parking directly outside the fern building, and on nearby streets (ranging from 2hr limits during business hours, to free overnight after hours). ~ External Blinds ~ Please note that the bedroom external blind is not functioning at the moment. It requires a specialist repair and part which is on order and will be repaired at as soon as it arrives. The blind is currently in the closed down position, which serves its intended purpose of blocking out the outdoor natural light from entering into the bedroom. ~ Letterbox Use ~ ~ Letterbox Use ~ Note that for security purposes for the owner, we do not have access or a key to the letterbox for the apartment. Do not get mail posted to you at the address because we will have no way to retrieve it for you from the letterbox. Any important hard copy mail that you need sent to you while you stay with us, should be sent to the nearest Australia Post office or Australia Post parcel Locker pick up point instead (you can check online Australia Post for this information) Registration Details Exempt
