We've got Snowshoeing, X-Country Skiing & VAST Snowmobile trails out the front door. All the beauty of VT surrounds our home! Set on a private wooded acre+ & just up the road from town, you'll easily love this VT getaway! Families, couples & groups will thoroughly enjoy this stay! Peace, serenity, fun & relaxation await your visit! The space FAST WIFI!! ASK FOR FULL SEASON RENTALS The home is completely yours to use and we are set up perfectly for two families to come and enjoy! Both adult bedrooms have a full bathroom immediately off and then there's a great bunk room for the kids! You'll enter into a large mudroom perfect for dropping off all your gear from the day out in the snow! There is an electric baseboard heater that you can use to warm the mudroom for drying gear. Enjoy it, but again, PLEASE remember to shut it off when you go out or leave! Heat is expensive in VT! ( ; Continuing in: The kitchen is well equipped with Gas cooking, a large fridge, and every option you'll need to prepare some wonderful family meals. The kitchen looks open into the two-tiered main living space which is home to the easy-to-use Gas Log Stove. A lower kitchen paired living space is perfect for the adults to sit and unwind and the upper living space is perfect for the kids and younger ones to get into a movie or play in their own space! Washer and dryer are in the two separate closets on the main floor. They both would not fit into one when we bought the sweet new Samsung pair! We're set up for families, as we have a great Queen guest room downstairs with a full bathroom immediately next door and then a King master upstairs with another full bathroom out the door. Then there's a bunk room with 4 twins...(two bunks) There's a queen futon in the master if needed. Our property goes up the driveway just over the stream and runs along the stream deep into the woods and then out to the road. Enjoy it! Want some AWESOME back country snowshoeing or X-country skiing?? Walk/drive 1/8 mile up our dirt road, over the tracks and to the left. There's a state forest parking area and two trailheads. The one to the left is the serene hiker's only trail. Take it ALL the way to the top of Okemo!! The trail to the right is for snow machines! It's the VAST system and it will connect you all the way through to Canada! We try to be a shoeless home, so if you would like, please live this way too. Please, once you enter with the lockbox key, REPLACE it right away so you never find yourself locked out and you can freely use it during your stay. For longer stays (over 20 days), please read the additional guest requirements in the house rules section. SEASONAL RENTAL INFO: WINTER SEASONAL RENTALS ARE AVAILABLE (DEC 1-APRIL 1) THIS HOME HAS A SEASONAL RATE OF $26k. GUESTS ALSO PAY FOR UTILITIES, FUEL AND PLOWING AND THE TOTAL AMOUNT IS DUE BEFORE YOUR STAY BEGINS. Guest access Once you have confirmed your reservation, a lock box code will be sent to you enabling access to our home (now your home for your stay). Other things to note General Disclaimer: As demanded recently by Airbnb and in accordance with transparency, there is a chance that any living form of wildlife can and may enter any of my homes at anytime. While we at our homes in Vermont do everything we can through use of exterminators and deterrents, there is still a chance that critters may still occasionally find their way in. Country life comes with country "life". From Bears to mosquitos...to ants, mice and possibly a wild Yak....We don't invite them in, nor do we accept wildlife/critters in our homes, but they may still find their way. This is a part of mountain home living. I am also supposed to state that lightening may also strike my home at any given time. Apparently Airbnb believes this must be mentioned. Fun days we're living in. Thank you for your understanding. BEDDING is provided for all beds, but NOT for the futons or couches. Guests should plan ahead and bring additional bedding for those who plan to sleep on futons and/or couches. We would so greatly appreciate No Smoking of any kind on/in property. A Mandatory $300 fee will be charged for any evidence of smoking is found by the cleaning staff upon check-out. No Pets Allowed. PLEASE NOTE: All guests staying over 20 days will also have additional requirements for their stay. Trash and recycling removal are the responsibility of the guest (This also goes for any stay over 10 days) Electric bills are the responsibility of the guest Fuel (oil or gas) usage is the sole responsibility of the guest (home will always have a full tank before any 20 day reservation begins) Lawn care (April through Oct) and snow removal (Oct through April) are the responsibility of the guest Any upgrades desired by the guest for cable and internet are the financial responsibility of the guest, but the host will facilitate the changes. FOR ALL GUESTS OVER 20 DAYS, OWNER OR REPRESENTIVE OF THE OWNER HAS THE RIGHT TO ENTER THE HOME WITH NOTICE TO FIX/REPAIR/UPGRADE OR REVIEW THE HOME'S SYSTEMS IN FULL. IF AN EMERGENCY SITUATION ARISES, ENTRY CAN BE IMMEDIATE WITHOUT NOTICE. Please note that for all stays over 30 days, the guest booking the reservation will be responsible for payment in full regardless of any mid reservation cancellations. Airbnb charges long term stays (stays over 30 days) monthly. But at all of my homes during prime seasonal windows, guess booking will be responsible for the entire amount of the full reservation amount once they book. If a guest chooses to cancel their stay for any reason once the reservation has begun, they still must pay the full rental amount of the initial agreement. Additionally, any stays over 30 days from October through May (prime winter season) must be paid in full before the first day of the rental agreement. This is for groups choosing to rent seasonally. If a home is going to be booked for a seasonal rental, it simply makes it too difficult to then rent it if a renter backs out. Pre-check cancellations, (cancellations made before the day of check in) will be subject to all usual "strict" cancellation policies set by Airbnb. Thank you for understanding. Please clean all dishware. Additional cleaning fees may apply. Parking In the plowed "off Driveway" areas only please. Driveway is shared with our awesome neighbors beyond, PLEASE respect their passage. Please keep gatherings to your reserved group. We are all about good times, but ask that your enjoyment of our home is kept to your group. All dishes must be washed when you leave to not incur additional cleaning fees above the pre-paid amount. Additional fee will be taken from security deposit. Please leave all trash bags sealed in the front mudroom when you leave. Pease leave ALL used towels in the tub downstairs. Please leave all sheets (not the comforters) in the lower bathroom on floor when you leave. All three sets of keys are to be left on the black bistro table when you depart and the lock box key back in the lock box. Lost key fee of $20/set. Please...NOTHING HOT on the countertops and NO KNIFE use on the countertops Please! Lastly....Laughter and Fun MUST be had! ( ; Please Enjoy!!
