The garden is well maintained with a wall around the perimeter, safe for families. pool area is paved, with loads os seating, relaxing and a gas BBQ Property is perfect for all year rentals, has optional pool heating at €120 p/w, payable in resort The space The area is a lovely beach residential zone, handy for local amenities so you could walk to the shops which are 5 mins away for breakfast, lunch or dinner If you fancied watching all that was going on in the small square or simply buy you food and paper and take back to the villa. It is a 10 minute drive into Vilamoura or a 30 min walk along the Praia da Falesia, one of th best beaches in Europe.The beach is beautiful soft sand and stunning back drop view of the orange cliffs. The villa is well laid out , with large spacious bedrooms, and each has private en suite. Fully fitted with all appliances and mod cons, all crockery, cutlery, glassware and bedding included Note, 2 bedrooms on ground floor, 2 bedrooms on second floor. To access the upper floors and roof terraces only access is by stairs, so not suitable for guests with limited mobility for the upstairs bedrooms or the roof terrace Due to easy access to the swimming pool, children should be watched at all times. Bear this in mind, as no responsibility will be held if accidents arise. We are happy to arrange airport transfers , at competitive rates , we use a reputable company , for last 15 years.. The villa is also registered for online shopping, however needs to be done in advance , especially in summer. No Smoking/vaping, no pets, no subletting All long term clients, 2 weeks or more, will be charged utilities, metered Electric is expensive in portugal, and we cannot include usage in the costings, as everyone has different usages. Pool heating is charged at €1850 per week, on short term rentals, paid in cash in resort , upon arrival. There is a pool cover which we encourage you to use , this keeps the pool temperature in a good range . For Lets from October to May, we do not do any lettings for less than 1 week. Guest access Guest has use of entire property , gardens and swimming pool , except garage , which is locked. There is no parking inside the property, only at front fmgate, the parking is for all the villas in the block and is safe Other things to note All reservations need booking contracts, and Terms & Conditions, to be signed and returned upon making reservation. Full passport information needed as per Portuguese Law, in advance. Cancellation will be enforced for failure to comply with the Portuguese Law. please note, we need this information in advance to enter details on the immigration website, if we are delayed due to your non compliance , we will pass the fines onto the clients. Check in after 16h00 till 20h00, after this time there will be a late check in fee of 55€ , payable in resort in cash We are happy to help with early check in, only if previous clients have vacated early, and housekeeping have serviced the villa. This needs to be arranged in advance, and is not a given! No pets permitted under any circumstances, we let out to clients with allergies, and this is not negotiable. You will forfeit your security deposit, and be vacated from the property. No smoking/vaping anywhere on the property, including gardens & terraces. Forfeit of security deposit, if this is ignored. If you require child stair gate, travel cot, high chairs, bedding, this must be reserved at the time of your booking. These are stored off site and need to be set up in the property. A fee will be charged if you have not reserved these in advance. Any reservation for longer than 2 weeks, incurs water, electric and gas costs as per the meter, payable in resort. Utilities are high in portugal, if you are not in agreement, please do not reserve.
