A cosy 3 bedroom house that offers easy access to the city centre, LiverpoolONE, Liverpool Uni hospital and Anfield Stadium by car/taxi or bus. There’s lots of shops and takeaways minutes walk from the house (e.g Lidl, McDonalds, Boots, Home Bargains) so it's convenient for shopping. If you're travelling by car, there's free, on street parking available on our road. Otherwise, there's bus stops to the city centre within minutes walk. The space The house provides comfortable accommodation for up to 6 people max for a cosy feel. Each bedroom has queen size beds (a small double), two upstairs, one downstairs - all with space to hang your clothes either in a wardrobe or on a clothes stand. A light and bright open lounge/diner with a comfy corner sofa for you to sink into after a full day of sightseeing or work. The adjoining kitchen has an electric fan oven, gas hob, fridge/freezer, microwave, kettle, toaster, coffee machine and washer/dryer. Due to its location, the house is ideal for anyone who wants to be close to Liverpool Football Club at Anfield, the city centre, the hospital or Liverpool University. Guest access Guests have full access to the house and very small yard to rear. You can smoke in the yard, but please do not leave folding chairs outside and do dispose of any cigarette ends responsibly, do not leave them on the ground. Some wardrobe space in a bedroom upstairs is locked as they are used for storage. By confirming your booking, you have agreed to vacate the property by 10am on the confirmed booking end date stated on your booking confirmation (unless a late check out has been agreed in writing and this cannot always be offered). You have also agreed that you do not obtain any rights of residence at this property once your confirmed booking has expired. Guests overstaying the check out time will be liable for and charged the following additional costs: 1-2 hours past check out date and time: £50 2- 3 hours past the check out date and time: £70 More than 3 hours late: The above costs plus 1.5 x the ongoing nightly rate plus any costs incurred in refunding the following guest(s) due to cancellations and/or inconvenience. Other things to note We want you to enjoy your stay and to be as comfortable as possible but please remember that you're staying in a house, not a hotel. If there are any issues or damage you notice upon arrival, please let us know as soon as you can - photos would be appreciated. Please treat the space with respect and tidy away your rubbish and washing up at the end of the stay. Please do not confirm your booking if you cannot check in or out from/by the stated times, check with us first to see if your desired time can be accommodated. Please ensure you read the House Rules and House Manual thoroughly. By confirming your booking, you're confirming that you have read and agree to the details contained therein. If any problems arise, we will do our very best to take action ASAP and this may require ourselves or a third party (e.g cleaners, service personnel) to access the property to attend to the matter. Please note that all the beds are queen size beds. Our road is off the main road through Kensington so the area can be quite busy, particularly at the weekends. By confirming your booking, you have agreed to vacate the property by the confirmed booking check out date and by the check out time of 10am. Guests overstaying the check out date and time will be liable for additional costs as follows: 1-2 hours late: £50 2- 3 hours late: £75 More than 3 hours late: 1.5 x the nightly rate plus any refund costs incurred by the proceeding booking being cancelled or inconvenienced.
