This two story cottage with its historic shingled exterior and a large screened in porch and well-appointed interior is located on beautiful Sand Pond, one of the cleanest lakes in New Hampshire with very clear water, loons, good fishing, and beloved for kayaking and canoeing. There is a full kitchen, dining room, living room, screened porch and bathroom on the first floor and a large bedroom, bathroom, and office area upstairs. 9% NH Rentals and Meals tax applies. The cottage has two stories, with living room, dining room, kitchen, bathroom (with washer and dryer), and large screened porch on the first floor. Upstairs there is a master bedroom(queen bed) with adjacent bathroom. There's also additional space for a home office, with a twin bed. It's a quiet place to work and enjoy nature or restore your equilibrium. The sloping lawn goes down to the lake, with access to walk in to swim or launch your canoe or kayak. There is a gas grill outside. There is a TV (but no reception) with VHS player and a collection of old movies for a quiet, nostalgic evening. There is also cards, games, and books for entertainment. While children are welcome, the house is not toddler-proof. Parents need to decide if the house, hillside, and proximity to the lake are appropriate for their child. Please let us know if you have a child in your group. Pets are welcome. Owners are responsible for cleaning up after their pets, for any damage the pets create inside or outside the cottage. Please let us know if you are bringing a pet. There is an area to walk into the water. Canoes and kayaks can be put in here. This site is delightful for swimmers, boaters, and fishers and those who just want to sit and enjoy the scenery. It is not ideal for very young children or for those who have difficulty walking up and down hill or walking on uneven ground. The state boat landing is .3 miles away for launching a boat from a trailer. We'll come open the cottage and greet you, but leave you to own privacy. There is a notebook with information about the cottage and emergency contacts. The lake is inhabited by year-round residents as well as seasonal residents. Family gatherings are frequent during the summer. A number of families have been coming for generations and relish their memories here. This is a beautiful, quiet place to restore yourself and enjoy time with your family and friends. Bordering the Monadnock and Dartmouth/Sunapee regions in southwestern New Hampshire and about a half hour drive from Vermont, there are numerous opportunities for sightseeing, hiking, crafts fairs, music, farmers markets, etc., if you can leave the beauty and quiet of the lake. We have a notebook full of suggestions for places to hike, visit, and eat out as well as scenic drives. We have brochures and maps for your use. There is a lovely hike that is accessible from the cottage. The roads are pleasant for walking and jogging. Within a half hour drive: The South Acworth Village Store, in operation since 1865 with simple breakfast and lunch, local specialties, a good selection of beer and wine, and all the basic necessities; Orchard Hill Bakery with wood-fired oven baked breads and pastries and Tuesday pizza night; Elsesser's Blueberry Acres with pick your own blue berries mid-July through Labor Day; Aaron's just south of Marlow village with delicious ice cream, lunch and dinner sandwiches, and Aaron's hot pepper jelly. Within an hour drive: Mt. Sunapee State Park (outdoor adventure center all summer, League of New Hampshire Craftsmen Fair the first week in August), Sanctuary's homemade ice cream, weekly farmers markets, the Thorne-Sagendroph Art Gallery at Keene State College, contradances, etc. Within 1.5 hour drive: the Hood Art Museum at Dartmouth College in Hanover, NH; the American Precision Museum and the Harpoon Brewery in Windsor, VT; St. Gaudens National Historical Site in Cornish, NH; the Currier Art Museum and Frank Lloyd Wright house in Manchester, NH; the Montshire Museum (a favorite for children and their adults) and the King Arthur Bakery Store in Norwich, VT; the Vermont Country Store in Rockingham, VT; the Canterbury Shaker Museum in Canterbury, NH; and much more. NH Meals & Rentals License 057287. This is a rural area, and a car is necessary. Breakfast and sandwiches are available at the South Acworth Village Store, as well as Saturday night dinner and outdoor, live music during the summer, and free WiFi. We recommend guests get gas, groceries, and supplies before arriving to save driving a half-hour or more to get to a supermarket. Keene, Walpole, Newport, and Claremont all have supermarkets, pharmacies, gas, and restaurants. As a friend says, "You're 10 miles from a loaf of bread," and 25 miles from a gas station. We can provide directions if needed. We recommend not using GPS in our area as it may direct you onto roads that are no longer passable. Sand Pond is one of the cleanest lakes in New Hampshire. The residents and locals are partial to canoes and kayaks, though there are occasional motor boats. Loons have been returning to Sand Pond for years and grace the residents with their calls. There is good cell service, but no WiFi. Free WiFi is available at the South Acworth Village Store, about 10 miles away. The Store serves a simple breakfast and lunch, has an ATM, good selection of beers and some wine, local crafts, and the basic necessities. We have a notebook with information about the cottage and the area and provide suggestions and information for hiking, scenic rides, places to visit and to eat. There is also emergency information .
