Bookings for 7+ guests must liaise regarding bedding requirements at the time of booking. All linen and towels are provided. Access is stairs only. About 15 steps up the the podium level, and about another 15 to the apartment door on level 1. See photos. Secure parking for 1 car under the building. Metered parking in the street during business hours only. Pay car parks within a few blocks from $5 evenings and $11 per day on weekends and $19 a day on weekdays for additional cars. Note: 1 Bathroom with 1 toilet Enjoy your spacious bright 2 bedroom apartment which is located right in the heart of Southbank's Arts Precinct. Please note this apartment is not a party house. It is in a small low rise with long term residents. They do not appreciate loud noise, or any kind of unsociable conduct. If you are wanting to have a group of people around, please stay somewhere else. If you have a pet it is forbidden for it to toilet inside the gated grounds of the complex. It MUST be taken outside to the street or the small park across the road. The common area is covered by CCTV and fines and evictions are mandated by the Owner’s Corp if pets toilet on the property. LOCATION LOCATION LOCATION On my very street within 2 blocks you'll find the National Gallery of Victoria (NGV), Australian Centre for Contemporary Arts (ACCA), Melbourne Theatre Company (MTC), Melbourne Recital Centre and the Malthouse Theatre, as well as Melbourne's most controversial sculpture 'Yellow Peril'. Also only 5 mins walk away is the Royal Botanic Gardens and Shrine of Remembrance. Within 10 mins you can walk to: •Flinders Street train station •The wonderful South Melbourne markets •Vibrant Clarendon Street shops, cafe's and restaurants •State Theatre and Hamer Hall, Melbourne Arts Centre and Playhouse Theatre •Sidney Myer Music Bowl •Federation Square •Crown Casino Entertainment and Cinema Complex (with Gold Class) •Southgate shops and restaurants If sport's your thing, the MCG, National Tennis Centre, Melbourne Park, and Albert Park Lake & golf course, are all only a 20 min walk from the front door - only a few more minutes to Etihad Stadium. The tram stops of St Kilda Rd, Sturt St and Kings Way are at your doorstep which can take you all over Melbourne with ease. Head down to St Kilda and stroll along the lovely Foreshore Promenade along the Bay. I have a private chauffeur Jay who does airport runs for a little cheaper than a taxi who will see you into the apartment. Prices with luggage are: $120 up to 4 people and $20 per person for extra people up to 7 people (prices for one way, and as a guide only and may vary). He also does taxi style trips or shopping trips, prices on request, and day tour excursions to Great Ocean Road, Phillip Island Penguin tours, Healesville Sanctuary more for $750 for up to 7 people. A $15 taxi will get you to the Skybus terminal for easy airport transfers, or if you feel like a stroll, it's a 30 min walk. Right next door is a late night convenience store, bottle shop, and pharmacy across the road. There are a number of gyms close by. APARTMENT FEATURES AND AMENITIES Due to guest feedback the was a huge spring clean conducted by Absolute Domestics which will now occur periodically. Also deep carpet steam cleaned by Electrodry both done at Christmas time. New dining setting and coffee table September 2021. New blinds installed and some new bedding December 21. Please note new blinds are white roller blinds instead of Venetian style as they get damaged less easily. Photos may not be updated before you book. The corner apartment is 88 square meters, full of light, with neighbours only on one side, making the huge open plan dining/lounge room a relaxing oasis. It is located in what we like to call the Golden Triangle of the Arts, bordered by St Kilda Rd, Sturt St, and Kings Way, yet our inward facing aspect completely removes the traffic noise of the vibrant surrounds. Fully furnished with a double sofa bed in the living room for extra guests, new 6 seater dining table, warm carpets, air conditioning and heater, 55” UHD 4K smart tv with streaming and laptop connectivity, and free NBN quality high speed internet. Note: The big TV on the wall in the photos has died. It was over 20 years old and has been replaced with the previously mentioned TV, which is a 55” UHD 4K smart TV with Chromecast. The fully equipped kitchen with fridge, microwave, dishwasher, Nespresso coffee machine, toaster, kettle and electric oven and cooktop becomes a sociable area, looking onto the entertaining area. Plenty of cookware, crockery, cutlery and glassware is provided for entertaining guests. A wide selection of delivery brochures are provided if you need a relaxing night in. The master bedroom comprises of an Italian Queen bed and mattress, with built in robes. The second bedroom has a double bed with a single bunk above, built in robes and another large wardrobe. The bathroom has a shower, separate toilet and has a full size state of the art washer and dryer, iron/board. On the balcony you'll have relaxing views of the communal gardens of the complex without the strong winds that typically affect the high rise apartments in the area. The apartment is on the first floor (accessible by stairs only) in a safe and secure complex with electronic and key entry. One secure undercover car space is available free of charge via remote entry. The parking on the street is payable during business hours by parking meter. My apartment is the ideal place to spend your holiday, work trip, shopping spree, or to enjoy a sport or concert or arts event Guest access One car parking space. A spacious communal courtyard with plenty of room for multiple people. Private balcony with a generous share of both sunshine and shade. 29 Moray Street cheap parking if you need to park additional cars. Only a 10 minute walk away. Remember 1 free car space is provided at the apartment on level 1 under the building Other things to note New Victorian laws relating to the conduct of short stay guests are now in effect. You must be aware of and comply with the following information to avoid financial penalties that may be ordered against you by law. Whilst in the apartment including the common areas (this means the carpark and any area that is shared by other occupants of the building) you MUST NOT: Make any noise, or behave in a manner that interferes with the peaceful enjoyment of any other occupants of the building. Create a health, safety or security hazard affecting any person, or cause any damage. Obstruct the lawful use and enjoyment of the common property of the complex. Penalties: These new laws make Airbnb guests liable for their actions, and you will be subject to compensation to any and all affected residents of up to $2000 in the building for each breach. By agreeing to the terms of the short stay agreement, you are accepting full liability for your actions. If your intention is to use this property for a party, gathering, or for any reason that you feel might breach the above short stay laws, please let me know right away and I will consider a cancellation with a full refund and no penalties other than Airbnb’s booking fee. If you do not advise me within 24hrs of reading this notice that you wish to cancel, my usual cancellation policy will apply. I hope you enjoy your stay and get the most out of the apartment for it’s intended purpose of accommodation where a strict no party rule applies.
