Five night minimum during peak season. Saturday Check Out by 11am Saturday Check In any time after 4pm Thank you. 4 bedroom bungaloft chalet perched high above the treed shore line of Kennebec lake. Sleeps 8 comfortably, though there is room for 2-3 with a provided air mattress. Very private and quiet location to get away and recharge. The space Cottage comes complete with all the amenities of home with the exception of bed and bath linens. Cottage is serviced by crystal clear well water and a full septic system. Equipped with A/C for those hot Summer days and propane heat and fireplace to warm up after a day out enjoying Fall/Winter activities. Lake Kennebec is known for great all year round fishing.**Winter rental fee includes the use of an ice auger and 4 person fishing shelter.** Lake is also great for all other winter sports including snowmobiling with trails nearby. Rental includes use of canoe, kayak, and paddle-board. Easy access to property from HWY 7. Blue Heron Ridge Rd and the cottage driveway are plowed and accessible. Only a 20 min drive for fuel, groceries, restaurants, and LCBO. Other things to note CONDITION OF PROPERTY: The Homeowners have, to the best of their ability, given an accurate description of the property and its condition. Our Guest(s) understands that it is considered as reserved "sight unseen". Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as TVs, cable, games, or the Internet and WiFi service are not a basis for any refund. Homeowners will make every effort to have these items repaired but does not guarantee that they will be repaired during the Guest(s) occupancy. When you arrive, if you find that the house has not been cleaned to normal standards please notify the Homeowners immediately. We will do our best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. Under no circumstances will any of the rental money be refunded or returned because of the condition of the home. The Guest(s) agrees to hold the Homeowners harmless from any liability for the condition of the house. ASSUMPTION OF RISK: Due to the nature of rural, waterfront properties, the sand, stairs, rocks, decks, docks, steps, paths and concrete are not always stable. Please use at your own enjoyment and your own risk. No lifeguard will be on duty at the lake. Accordingly, persons using the dock, beach, watercraft, or shoreline do so at their own risk and the Homeowners assume no responsibility for accident or injury. No one should swim or be out on the water alone. Guest(s)s will hold the Homeowners harmless from any and all bodily injury and/or property damage incurred on the property arising out of Guest(s)' negligent acts or omissions. CHILD PROOFING: Our Guest(s) understand that no special efforts have been made to “childproof” this house, and they accept the risk of harm to any children we allow on the property. These risks are not limited to, but include access to the lake, docks, swim platforms, decks, rocky shore, adjacent street, cleaning supplies in the house and plants in the house, patio and on the street, that might be poisonous if ingested. BEACH/SHORELINE/LAKE CONDITION: Our Guest(s) understand that Homeowners have no control over the condition of the beach and cannot be held liable for any natural changes to beach conditions or any closing as ordered by any official agency. CLEANING & REPAIRS: All rentals have cleaning service included in the total rent. The location of the property does not receive garbage service. The Homeowners will provide garage bags and we ask that you remove and take all accumulated garbage with you at Check-Out. Garbage left behind will be subject to a $10/bag fee charged to the Guest(s) as the Homeowner is subsequently charged this rate by the cleaning service. Please note that cleaning does not include dishes & cooking utensils. If additional cleaning is required after you leave, it will be deducted from your deposit. The home is provided with a starter set of toilet paper & paper towels, shampoo, conditioner, hand soap, dish soap, etc.… Homeowners do not guarantee that these extra items will always be available and Guest(s) may need to replenish their own paper goods, toiletries, etc. Our Guest(s) agrees to keep house, furniture and furnishings in good order. Removing, adding or changing furniture without the Homeowners written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. Our Guest(s) is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items. ENTRY OF PREMISES: With Guest(s)’s permission, which is hereby given, Homeowners or Homeowners representative may enter the premises during reasonable daylight hours without securing prior permission from Guest(s), but shall give Guest(s) notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Homeowners may need to enter the premises. The same permission procedure applies as above. In any emergency, Homeowners or Homeowner’s servicing agents may enter the premises at any time without permission of Guest(s) for the purposes of making repairs to alleviate such emergency. If Guest(s) abandons or vacates premises, Homeowners may, at their option, terminate this agreement, re-enter the premises and remove all Guest(s)'s property. ACCIDENTAL DAMAGE INSURANCE: Guest(s) will be completely responsible for any and all damage to the home or property caused by Guest(s), whether accidental or due to Guest(s) negligence. We encourage our Guest(s) to contact their insurance provider and purchase additional coverage in the form of an insurance rider to cover the duration of their stay. Guest(s) understand that Guest(s) are responsible for damage beyond the coverage provided by their insurance provider. MISSING ITEMS: Guest(s) will be charged for any missing items reasonably attributable to Guest(s) and not returned after notification. The cleaning service performs an inventory/survey of the property after our Guest(s) depart and notifies the Homeowners of any missing items. Homeowners will notify Guest(s) in the event that items were inadvertently taken, and provide our Guest(s) the opportunity to return the missing items. PERSONAL PROPERTY: Our Guest(s) understand that any personal property of and used by Guest(s) is not insured by Homeowners and Homeowners shall not be responsible for any lost, stolen or missing property of the Guest(s) or property of Guest(s) left after check out. PARTIES/EVENTS: This is our personal home away from home and not an event facility. Any special occasions such as, receptions, family reunions, or an increase of occupants (Guest(s) not registered on registration form) must be disclosed at the time the reservation is made and is subject to Homeowners advanced approval. Prom parties, Stag, Stag/Doe, fraternity or sorority parties and graduation parties are not allowed at any time. Guest(s) must be at least 25 years of age to book this Vacation Rental Adults cannot rent property on behalf of underage Guest(s), no exceptions please. NON-SMOKING: This is a NON SMOKING vacation rental. Evidence of smoking, such as the smell of cigarette or cigar smoke inside the home by the cleaning crew is sufficient basis to charge our Guest(s) for smoke cleanup and removal from carpeting, furniture, AC ducts & filters, and discarded butts. This type of cleanup is expensive and our Guest(s) would be liable for the deep cleaning costs incurred. NO PETS ALLOWED WITHOUT PRIOR CONSENT: Due to Homeowners severe allergies, we cannot host cats or any shedding dogs. If this clause is breached, this rental agreement will be forfeited, terminated and deposits will be retained and a deep cleaning fee will apply. MAXIMUM OCCUPANCY: Is 8 adults or up to 10 provided that at least 2 of the Guest(s) are under 12 years of age. Beds are only provided for 8 Guests. SUBLETTING: Our Guest(s) is not authorized to let or sublet all or any part of the premises nor assign the lease or any interest in it without the prior written consent of the Homeowners. PARKING: Parking is limited to six (6) vehicles. On street parking is not available. Parking on the road could result in vehicle being towed at Guest(s) expense. CHECK-IN & CHECKOUT: Check-in is at 4:00 PM and checkout is 11:00 AM. A late checkout is subject to extra rental charges at the rate of $100/hour after a grace period of 30 minutes. Guest(s) may arrange for extra nights in advance to avoid any late checkout fees. Extra nights are charged at the daily rate and may be granted if available. If Guest(s) are not present when cleaning crews arrive and have left their possessions in the house, cleaning crews will collect their possessions and remove them from the premises in order to prepare the unit for incoming Guest(s) and Guest(s) will be charged an additional $100 for this service. Please checkout promptly as the cleaning crew may have a very short time window to prepare the unit for new Guest(s). CHECK-OUT PROCEDURES: Guest(s) are responsible to complete the check-out procedures in the provided Guest(s) check out list and the home is left locked and secured. RELATIONSHIP OF PARTIES: It is specifically agreed and understood that the relationship between the parties herein shall be deemed to be of Homeowner and Guest(s) as opposed to a relationship of landlord/tenant. Guest(s) specifically waives and make inapplicable to this lodging the provisions of Ontario landlord/tenant Law. INDEMNIFICATION: Our Guest(s) agrees to indemnify and hold harmless Homeowners for any liability arising before termination of this Rental Agreement for personal injuries or property damage caused by the negligent, willful or intentional conduct of Guest(s). This indemnification agreement does not waive Homeowners duty of care to prevent personal injury or property damage when that duty is imposed by law.
