Article 1 Keeping of Animals The Tenant may keep animals in the Rented Room that do not pose a safety or sanitary problem in accordance with these Rules and Regulations. Article 2. (1) Respect the position of other tenants and strive to maintain and improve a comfortable living environment. (2) Observe the obligations of the owner as stipulated in the laws and ordinances concerning the protection and management of animals and the Rabies Prevention Law. (iii) Do not allow feces and urine, etc., in the vicinity of the condominium. (4) Act in a sensible manner as an owner, such as taking feces back home. Article 3 Pets In principle, dogs, cats, or small animals (hamsters, rabbits, small birds, etc.) are allowed to be kept in the rental unit. In other cases, the lessor and the management company will decide upon consultation. (i) The pet has harmed a person or another pet in the past. (ii) Those infected with harmful pathogens that may be contagious to humans or other pets. (iii) Infected with the pathogens mentioned in (2) above while being kept in this rental unit and not completely cured. (iv) Animals that are prohibited to be kept by "specified animals" stipulated in the animal keeping ordinances of each local government or by various laws. (v) Noise (sound, squeal, etc.) is complained about by other tenants and other neighboring residents, and no improvement is made. Article 4 Size of Pets The size of pets that may be kept in this rental unit shall be large enough to be carried in a cage (carry bag) or held firmly by the owner, and shall not exceed 30 cm in height and 60 cm in length when grown. Article 5. Types and Number of Pets In principle, only one cat shall be allowed to be kept in the rental unit. Article 6 Limitations on pet keeping (1) Pets may only be kept in the rental room, and may not be kept on balconies, corridors, or other common areas. (2) Pets must be carried outside the rental room in a cage or held securely by their owners. Article 7. (1) The leased room shall be kept clean at all times, and the cleaning up of feces and urine, etc. shall be especially diligent so that odors do not leak outside the leased room. (2) The lessee shall bear the cost of cleaning and disinfecting to remove stains, odors, etc. at the time of cancellation (moving out). If any stains or damage should occur, the lessee shall restore the room to its original condition at the time of cancellation (move-out) at his/her own expense. The lessee shall also bear the cost of replacing any pillars, fittings, etc. as part of the carpentry work. (3) The lessee shall pay attention to the noises and odors of pets and make every effort to avoid problems with other tenants and neighbors. In the event that a complaint is made, the lessee shall deal with the complaint in good faith. 4) The lessee shall dispose of grooming hair, etc., install a dedicated toilet, deodorize and dispose of it, dispose of loose hair, and prevent clogged drains when shampooing, etc. is used. In the unlikely event that a drain pipe becomes clogged, the lessee shall repair the entire drain pipe at its own expense. (5) In particular, indoor dogs must be thoroughly trained in basic manners. Precautions outside the rental room (1) Do not feed or water animals or allow them to defecate in common areas inside or outside the rental room. Article 9 Pet procedures to be performed by the lessee (1) Have the pet undergo regular health checkups, and be sure to have vaccinations to prevent infectious diseases. (ii) If the tenant keeps an indoor dog, the tenant shall register the dog as stipulated in Article 4 of the Rabies Prevention Law and have it vaccinated as stipulated in Article 5 of the same law, and submit a copy of the proof of registration at the time of contract. (iii) Efforts shall be made to have dogs, cats, etc. spayed or neutered, and to take measures to restrict breeding. (iv) In the event of the death of a pet, a copy of the proof shall be submitted at the time of contract. (iv) In the event of the death of a pet, the pet shall be properly handled at a veterinary clinic or pet store.
