With a Walk Score of 98 out of 100, this location is a Walker’s Paradise. The Ave, UW Tower, and Graduate Hotel are just across the street. It’s a 3-minute walk to the Link Light Rail station and bus lines, as well as numerous stores. The area is very clean and well-maintained. It’s a 5-8 minute drive to Children's Hospital, downtown Seattle, Portage Bay, Lake Union, and Eastlake. Plus, it's easy to catch a bus to Amazon or Microsoft. The space Large clean simply furnished studio on the first floor corner unit with walk-in closet, private large kitchen and bathroom. *Fully equipped kitchen and dining room and full bath with towels and mat. *Furniture include a ffull size bed and a single bed, night stand and lamp, a sofa chair, dresser with mirror, dinning table and chairs. * A private modem and router near this unit only share with another two units instead of the whole building. That means the speed is fast and reliable. * A smart TV. *Quiet, conveniently located in the heart of U District. *New Maytag washers and dryers in the building * Controlled secure access. * Easy access to I-5. 10 min to get to down town normally; 20+min in rush hour. Interesting! many tenants have asked me if the building is mostly empty for it is so quiet. On the contrary, it is 95% fully occupied. Due to the good insulation and solid structure, the sound proof is very good. This lovely brick building, originally a classic hotel and a landmark, is in a great location at the heart of the U District but is very quiet due to good management, located between NE 45th and 46th St. on Brooklyn Ave. You walk less than 1 min to many buslines to anywhere in town, with a laundry room on site. There are bike and walking paths (You can also rent one of my bikes for $5.00/day or $25/wk and take the Burke Gilman trail to Lake Washington), bus lines, grocery stores (Trader Joe, Safeway), movie theater and restaurants within close distances. Farmer market* is 2 blocks away on the same street. Seattle, the Emerald City, boast some of the nations best mass transportation. Many bus lines just around the corner which only take you 10 seconds to. You can go anywhere in town. Most tenants are quiet graduate student or visiting scholars. Our 500 square feet large studio with private kitchen and bathroom is reasonably priced compared with Hotel for $195-$385 per night in summer with 300 square feet. Short term Corporation Housing tenants are welcome. The University District Farmers Market is on the Brooklyn Ave NE & NE 50th St, it is Seattle's oldest and largest farmers/food-only neighborhood market. Founded in 1993, this Saturday market is nationally recognized as one of the best farmers markets in the U.S. Over sixty Washington State farmers and artisan food producers offer an excellent selection of seasonal produce, cheeses, eggs, meats, poultry, seafood, baked goods, preserves, market bites (ready-to-eat foods) and more throughout the year. Guest access Laundry room with 6 coin operated new Maytag washers and dryers are in the lower floor level. Due to its prime location in the center of U District, off street parking is NOT free for street parking is very competitive. It is $15 per day or $200 per month compared with $35 per day for the crowded public parking lot, please contact me for the parking assignment. Other things to note This unit is cheaper than other units facing the Brooklyn Ave due to not too much window view. There are three windows face the back buildings and back gated parking lot and a small alley. But it is quiet except when the trash truck comes to collect the trash two or three times a week for a few minutes. It is on the first floor 5 feet + above the ground level but from the back parking lot, it looks like on the 2nd floor corner with no elevator. It is on the 1st floor but about 4 feet above ground. The modem and router in the unit. Please refer to the house manual located in your itinerary for the check in and out procedures as well as additional important information. 1) Every appliance is working perfectly fine, if one of the burner does not turn hot, it is loose from the base, just insert well, if the toilet tank has running water to the bowl, just press the handle one more, no need to be panic or complaining, if you cannot solve these problems, just let me know, we have checked that everything is ready to go. 2) Please reserve as the exact# of guests will come to help to build trust and transparency. The base rent is reasonable compared to the hotel room nearby. We keep the rate low for two travelers but need to charge extra for the extra guests. If a guest only comes partial of the trip, please let us know, we only charge for the nights of the guest stay at $15 per person per night with advance notice and payment or $25 without advance notice. 3) Absolutely no smoking, No smoking, that includes no hookah, no weeds and smoking must be 25 feet away from the building property, if cigarette smell is detected, we will keep the deposit. * no drugs! *No pet(s) 4) The owner will pay for the water, sewer, electricity and solid waste. The tenant use electricity judiciously. For long term guests, If the electricity usage is over $60/mo (over 28 days) for one guest or over $80 for two guests, the guests will pay the difference. This is the way that we do not casually waste energy. 5) Don't let any stranger into the building, everyone here has a key if they are authorized tenants. 6) Long term guests (over 28 days) due to its discounted rate than weekly or daily rental, need to purchase household consumable goods after the initial supplies are consumed. kids over 2 year old is counted as a guest. 7) For long-term stays, the cleaning fee is calculated by multiplying the basic cleaning fee by the number of months stayed, unless the property is excessively dirty. This additional fee will not be included in the Airbnb charge, as their system cannot adjust the cleaning fee based on the length of stay. The cleaning fee shown on Airbnb is for stays of 3 to 30 days only. Since this is disclosed in advance, you will need to pay the cleaning fee upon arrival. If the property requires excessive cleaning beyond the standard fee, an additional charge of $35 per hour will apply. Other common rules: The water heater has a fixed capacity of hot water, please bear with us that long shower is not recommended and please wait 30 min before the next person taking showers to let the water to be heated. The water pressure is good. The coin operated laundry is in the basement. Please finish laundry by 10 pm. It is a hard wood floor unit, please walk gently to be considerate to downstairs people. Thank you. Parking in our lot is $15 per day or $210 per month in summer if available, please contact me. (The public lot is around $25 a day) * The parking lot is paid parking, please do not randomly park there to avoid being towed, please contact Melissa if you want to rent a spot. *Please turn off heater or other appliances when you are out to help to keep our rate always reasonable. *Please recycle as much as you can to reduce the garbage, even food can be recycled as compost. *Since it is a quiet building, please be quiet after 9 PM. *Please use hair trap in the tub and throw away hairs after each shower to avoid clogging the drain.
