L-shaped living space, perfect for two. Charming and old but very clean with fresh paint, new carpet, and fine linens. 1929 golden-era Knabe Grand piano. Stearns and Foster mattress with pillow top, down pillows, cotton sheets, down comforter in winter, white cotton blanket in summer. Blackout shades for sleeping late. Good hanging space. Well heated in winter, comfortably cooled in summer, and fresh air year-round through the French doors leading to the balcony overlooking Irving Place. Charming scenery: street lamps, slow-moving traffic, bicyclists and passersby. It's like living in Washington Irving's 19th century living room since, at least according to the plaque on the house, it was! Note for those who need complete quiet: the restaurant downstairs has sidewalk seating a few feet away. Privacy is not an issue but loud diners at peak dinner hours might be noticeable. Car traffic not not bad since Irving Pace is a narrow Village-like street. Guest access Tiny but powerful kitchen. No stove or oven but you can bake chicken in the convection toaster oven, roast lamb or fry eggs in the Cuisinart 3-in-one cooker, boil water for pasta. Utensils and stemware for 4. Dine on the glass coffee table. Make coffee or brew loose tea in easy-to-use appliances. Clean white bathroom with compact shower, good water pressure, medicine cabinet full of complimentary goodies, and fluffy towels. Sony Vaio monitor with Apple TV 4 offering the host's extensive jazz and classical music collection, Hulu, HBO, Netflix, ESPN, and other streaming services. Connect your iPhone to play your own music. Broadcast what's on your computer using Apple TV Remote. Audio-Technica turntable for playing vinyl: more jazz, classical and pop. High-speed wireless Internet. Excellent mobile phone signal. Other things to note Not wheelchair accessible. And not suitable if you're seeking absolute quiet. Irving Place, while not loud like most streets or avenues in New York, is right beyond the balcony, so you'll hear street life and the conversations of passersby on occasion.
