This University Park/Central Denver home with easy access to downtown is truly a fantastic Denver home away from home. Perfectly located if you’re in Denver on business, want to be close to U. of Denver (DU), explore Downtown, experience Colorado outdoor adventures, or attend a conference/wedding/concert/sporting event. This home is ideally situated to suit your needs whether a small group or needing to sleep up to 10 people. The space With four bedrooms, 3.5 bathrooms, living room, dinning room, kitchen, TV room, lovely large backyard, and parking for up to 5 cars, Czeslaw and his wife’s beautifully decorated and recently remodeled home will impress you with its comfort, style, and location. Every room in the house is a highlight especially the kitchen with modern appliances, eat-in counter, and work space. There are grocery stores nearby so cooking and socializing at home will be a delight. The space includes four bedrooms (two of which have their own bathroom), a charming living room that opens out onto the back patio (complete with its own outdoor sofa, bbq grill, and dining tables), a TV room and laundry room with washer/dryer. In addition, there is a large driveway that fits up to 5 vehicles. Whether it's a group of 3 or an entire family, this house has it all to make everyone happy and comfortable! Guest access Guests will have access to the entire property including large back yard, two patio spaces, five car driveway, laundry room, all four bedrooms, 3.5 bathrooms, living room, dining room, kitchen, & TV room. This is a non-smoking property. Other things to note Please note: There is a large bedroom with en-suite bathroom that's great for larger groups as it can sleep 3-5 guests…those traveling with kids/teenagers, or parents with young children who all want to be together in the same room there is a double bed size bunk bed, queen size bed, and enough room for another single bed to be added. Really great for giving young people a place of their own, perfect for parents who want to have their young children sleep in the room with them, and larger groups of adults traveling together. There is also a sofa bed in the living room. If your group will be in need of using it please inform Michele in advance of your arrival. *Check-Ins to this property are done in-person at 4pm unless otherwise specifically stated to guest. At least one person in the group must meet the co-host to be let in the house, given a walk-through of the home, and the keys. Luggage drop-off’s can be arranged for between 12-1pm. Thank you! House Rules: *Please Note these Important House Rules. Violations will certainly result in forfeiture of the security deposit and possibly more. THIS IS A NON-SMOKING PROPERTY! SMOKING ON THE PROPERTY IS PROHIBITED. *Marijuana & Cannabis products of all kinds leave behind strong odors. They are not to be used or brought inside the house in any manner and we ask that all guests be responsible with the interiors of the home and not transfer the odor of marijuana/Cannabis to the furniture, beds, blankets etc if marijuana is smoked off property. If you’re coming to Colorado mainly as a marijuana tourist, this listing is not designed for that. There are many websites that are dedicated to rental homes that specialize in marijuana tourism. *Departing guests will be charged for extra cleaning that has to be done due to marijuana odors left behind in the house. Smoking: Smoking anything inside the house will result in the loss of your Airbnb security deposit at the very least. Any damage caused to outdoor furniture from smoking will be the monetary responsibility of the guest to fix or replace. Please do not bring Marijuana Products (highly odor causing) or Cigarette Butts/Ashes into the house and/or dispose of in interior trashcans (fire hazard, leaves behind strong odors). Butane cans and/or other fire making chemicals are prohibited on the property! Quiet Hours: This neighborhood is very serious about quiet hours. Guests who stay in my home are temporarily becoming neighbors to the surrounding residents and should behave as they would want people temporarily visiting to behave in their own neighborhood at home. Please respect the neighborhood quiet hours when socializing outside. Please NO particularly loud music at any hour, thank you! 9:00 pm on Weeknights. 10:00 pm on Weekends. PARTIES AND/OR EVENTS ARE PROHIBITED ON THE PROPERTY! Shoes: Please try not to wear shoes in the house as much as possible. If you are elderly this does not apply. If the floors are extra ordinarily dirty due to excessive shoe wearing in the house, the amount of the security deposit will be charged to have them professionally cleaned. Keeping Tidy/Take out trash: Every guest will arrive to a spotless sanitized house. It is important that you take out kitchen trash to bins in the driveway, wash dishes, and keep things tidy as you go along! Please be careful of spilling drinks and food on the upholstery/beds. Towels: The bathroom towels provided are to be used for bathing purposes only. Please do not use them to clean shoes, skis, hiking boots, the floor, take to the gym or for any outdoor use. Please do not use the kitchen dish towels to clean up spills on the floor. Mop/broom/paper towels and cleaning supplies are provided for that purpose. Thank you. Guests are responsible for separating recyclables from trash during their stay. A purple recycle trash bin is provided outside! Please toss any recyclable outside in this bin as you go along. It's easily accessible just outside the TV room driveway side door. Separating the recycling is a must do in Denver as the city gives out fines. If we have to go through your trash after you leave to pull out the recycling, you will be charged. The Check-Out instructions are easy and posted in the house. Take out any trash from all bins large and small around the house, load dirty dishes in dishwasher, pile up used towels of all sizes in hampers in basement. Very easy for a group to accomplish. You do not have to strip beds or start laundry. We look forward to hosting those that want to reserve the house but abiding by the House Rules is essential. Guest cooperation is very important to our being able to maintain the home and respect the neighbors!
