Ideal for one or two couples or families. Welcome to The Barn an idyllic farm stay less than an hour's drive from Sydney. The Barn is a spacious rustic sandstone and timber hideaway with expansive views of pasture, river and the hills and bushland of Popran and Dharug National Parks. It's an ideal place to get away and be reinvigorated in comfort. Enjoy calming walks around the property, relax by the river, go for a paddle, toast marshmallows in the fire pit or have a BBQ at the water's edge. The space The character-filled Barn features a fully equipped kitchen and dining area, complete with a gas cooktop, electric oven, crockery, cutlery, pots, pans, and essential utensils. Downstairs, the kitchen and dining area include a cozy fireplace and open onto a spacious deck and lawn with a BBQ, fire pit, and sweeping views of the property. Upstairs is a bright, air-conditioned, and spacious open-plan area. It includes a queen-sized main bed, a lounge room with a TV, a reading nook, and a separate second bedroom* with a queen-sized bed and a single bed. Large skylights and cathedral windows provide stunning views of the surrounding landscape. A short walk across the paddock leads to the river, boasting nearly a kilometer of river frontage. Here, you’ll find another BBQ area with undercover outdoor tables and an open wood BBQ. Enjoy a BBQ or take one of the kayaks or dinghy for a paddle. Animal lovers will delight in meeting our friendly horses, ducks, chickens, and a small herd of curious cows. The more adventurous animals may even wander over to say hello! Our Blue and Red Cattle Dogs are especially affectionate and love playing with guests. Close by is Popran National Park with walking and mountain bike tracks. Other attractions are the choice of two public golf courses, horse riding at Glenworth Valley or boat hire and great fishing on the Hawkesbury River. It is an easy drive to charming Wollombi with its great cafes and old pub, Wisemans Ferry with its famous pub or Peats Ridge with its café, farmer's market and Springs Restaurant. Spencer is about 10 minutes away for a great burger, fish and chips and coffee. Looking for something more rustic/quirky? The second bedroom is open for bookings of three or more paying guests. If you have booked for two paying guests or have an infant and need the second bedroom please see Second Bedroom and Infants in Other Details to Note. ** Safety Notice and Release; As a rural property, Kyangatha offers unique experiences but also comes with some risks such as unfenced waterways, farm machinery and unsupervised activities. By booking accommodation at Kyangatha, you confirm that you have read, understood, and agreed to this notice and release. For additional information on what we provide and other features and conditions for your stay please read "Other Details to Note" below. Guest access Guest access; you can access all of the property except the private residence and its garden and the Barn store room. Other things to note Below is additional information on what we provide and importantly, items that under some circumstances may incur additional costs. By booking, you are agreeing to the items below. ***Safety Notice and Release for Kyangatha (The Barn and The Loft)*** We warmly welcome you to Kyangatha and invite you to enjoy a variety of recreational activities, such as exploring the property, swimming, boating, fishing, interacting with animals and using the fire pit, BBQs or potbelly stoves. While enjoyable, these activities come with inherent risks and hazards. Please be aware that all activities are unsupervised. Guests are responsible for ensuring the safety of their group members, considering factors such as age, health, experience, capabilities, and knowledge. Potential Hazards: Here are some examples of risks to keep in mind • Unfenced Water including dams, bores, and creeks. • Watercraft; using boating equipment carries risks. • Trees; falling branches can occur unexpectedly. • Domestic Animals and Wildlife; animals may react if startled or provoked. • Uneven and Slippery Surfaces; areas near the creek or paddocks may have holes, dips or unstable paving. • Active Worksites; these may not be cordoned off. • Farm Equipment and Tools; located around the property. By visiting Kyangatha, you accept all risks for yourself and your group, including minors. You also waive any right to claim against the owner, staff, or agents for any harm, damage, or death caused by facilities, activities, or others’ actions or negligence. By booking accommodation at Kyangatha, you confirm that you have read, understood, and agreed to this notice and release. *** Parking and Accommodation *** Parking; is at the rear of the Barn building. Accommodation; the accommodation is part of the ground floor and the whole first floor of the Barn building and includes a large lawn in front and to the side of the decking for your exclusive use. At the rear of the ground floor (near the car park) is a storage area that is not visible from the accommodation. It is accessed occasionally during the day to get animal feed and garden and other tools to maintain the property. ***Bedroom Lighting*** The Barn features cathedral-styled windows and large skylights, which makes the space light and airy. Due to the nature of the space, these windows do not have curtains or blinds – light sleepers may want to consider this before booking especially in summer. *** What we Provide *** Sheets, towels, tea towels, hand wash and body wash are provided. You need to bring your personal toiletries. Kitchen; tea, instant coffee, oil, pepper and salt are provided. There is a coffee plunger so bring your own grind if you can't live without your particular brew. We provide basic cooking utensils, two fry pans and three pots. The Barn has a four-burner gas cooktop, electric oven, microwave oven, toaster and kettle. Heating / Cooling; upstairs is a reverse cycle air conditioner and fans, downstairs there is a fan heater, wood fireplace (BYO firewood) and ceiling fans. TV; the Barn has satellite TV. An HDMI cord is provided to connect your computer for watching videos (download before arriving). Kayaks and dinghy; two kayaks and a flat bottomed dinghy are available for guest use free of charge. *** Mobile Coverage, Wi-Fi *** Mobile Coverage; we don't have mobile reception (you can get that a few km down the road). You can use Wi-fi calling if your phone has this feature. Wi-fi; our wi-fi is OK for social media but not streaming. Reception depends on your equipment and where you are. Signal strength is good to excellent from the decking. Inside, signal strength varies from fair to good (some people are able to stream videos inside). *** Blackouts, Your Pets, Our Dogs, Water and Guest Access *** Water; we use tank water which is fresh and safe but you may prefer to bring bottled water. Blackouts; we have the occasional blackout which is usually fixed within a few hours. We run our generator twice during the day and in the evening. The appliances except for the hot water service and the oven will operate when the generator is running. The hot water service is a tank so hot water will be available for a day or two depending on usage. The cooktop is gas and will operate. As we provide backup power a blackout is not a reason for cancellation or refund. Your pets; for the safety of your pet and our animals we do not allow pets (sorry no exceptions). Our dogs; we have two friendly and playful dogs who love our guests. If one of your party is terrified of dogs please do not book as we will not tie up our dogs for your stay. Guest access; you can access all of the property except the private residence and store room. *** Items That May Cost You More *** Cleaning; we do not charge a cleaning fee on the basis that you leave the accommodation clean and tidy (no spills, clean stove top etc). We may charge a $70 cleaning fee if this is not done. Second Bedroom; the second bedroom is open for bookings of three or more paying guests. If booked for two paying guests a one-off $60 surcharge applies to use the second bedroom. Infants; infants are welcome however we do not have infant furniture (high chairs, cots etc) or safety devices. To minimise costs to guests if the booking is for two paying guests it is assumed infants will sleep in the main bedroom. You can use the second bedroom with your cot at no charge. If you need to use the bedding a one-off $60 surcharge applies. Breakages / Damages; we may charge you for breakages and damages (including staining) beyond reasonable wear and tear.
