Description

The Loft at Kyangatha; an idyllic farm stay less than an hour's drive from Sydney. The Loft is a quirky sandstone and timber hideaway just 30m from the river. Set in a paddock with views of pasture, river and the hills of Popran and Dharug National Parks. Perfect for a couple (or 2+1) it is an ideal place to get away and relax. Enjoy calming walks around the property, relax by the river, go for a paddle or have a BBQ on the water's edge. The space The Loft is a quirky space that will appeal to those who love the outdoors and privacy. Designed over two levels with an outside shower on the covered deck and amenities (WC) under the external stairs. The ground floor has the kitchen/dining/lounge, amenities and a huge undercover deck. The galley style kitchen has a gas four-burner cooktop (no oven) and microwave oven with crockery, cutlery, pots and pans and basic utensils provided. The dining/lounge area has a TV monitor for you to play movies from your computer (there is no TV reception). It opens onto a large deck with BBQ and views of the paddock ( with fire pit) and river which is a stone's throw away. Upstairs is an attic style bedroom containing a double and single bed which opens onto a private balcony with fantastic views of the river and surrounding paddocks. It seems you can almost reach out and touch the river. It is a short stroll to the river (we have almost a kilometre of river frontage) that takes you to another BBQ area which has an undercover outdoor setting and open BBQ. Enjoy a BBQ or take one of the kayaks or dinghy for a paddle. If you like animals we have a small herd of very curious cows and free-range ducks. The more adventurous will wander over to you to see what is happening. We also have friendly horses that are very happy to be patted. If they are in the Loft's paddock don’t be surprised if they come over to the deck to see what is happening! The friendliest of all though are our Blue and Red Cattle Dogs who love playing with guests. Close by is Popran National Park with walking and mountain bike tracks. Other attractions are the choice of two public golf courses, horse riding at Glenworth Valley or boat hire and great fishing on the Hawkesbury River. It is an easy drive to charming Wollombi with its great cafes and old pub, Wisemans Ferry with its famous pub or Peats Ridge with its café, farmer's market and Springs Restaurant. Spencer is about 10 minutes away for a great burger, fish and chips and coffee. *Our Pricing; to make the Loft affordable our minimum fee is based on a two-person stay with a third person at a heavily discounted rate. Please ensure you have booked for the correct number of people. ** The Loft is not for everyone (eg "outdoor" shower/toilet, limited wi-fi, parking a short distance away). Please read "Other Details to Note" below for details on what we provide and other conditions for your stay before booking. ***Safety Notice and Release; As a rural property, Kyangatha offers unique experiences but also comes with some risks such as unfenced waterways, farm machinery and unsupervised activities. For more information please review the Safety Notice and Release in the 'Other Details to Note' section. By booking accommodation at Kyangatha, you confirm that you have read, understood, and agreed to this notice and release. If the Loft doesn't sound like the place for you, check out the Barn at Kyangatha. The Barn is cosy and accommodates larger parties. Guest access Guests can access all of the property except the private residence and its garden and the Barn storeroom. Other things to note Below is additional information on what we provide and importantly, items that under some circumstances may incur additional costs. By booking you are agreeing to the items below. ***Safety Notice and Release for Kyangatha (The Barn and The Loft)*** We warmly welcome you to Kyangatha and invite you to enjoy a variety of recreational activities, such as exploring the property, swimming, boating, fishing, interacting with animals and using the fire pit, BBQs or potbelly stoves. While enjoyable, these activities come with inherent risks and hazards. Please be aware that all activities are unsupervised. Guests are responsible for ensuring the safety of their group members, considering factors such as age, health, experience, capabilities, and knowledge. Potential Hazards: Here are some examples of risks to keep in mind • Unfenced Water including dams, bores, and creeks. • Watercraft; using boating equipment carries risks. • Trees; falling branches can occur unexpectedly. • Domestic Animals and Wildlife; animals may react if startled or provoked. • Uneven and Slippery Surfaces; areas near the creek or paddocks may have holes, dips or unstable paving. • Active Worksites; these may not be cordoned off. • Farm Equipment and Tools; located around the property. By visiting Kyangatha, you accept all risks for yourself and your group, including minors. You also waive the right to claim against the owner, staff, or agents for any harm, damage, or death caused by facilities, activities, or others’ actions or negligence. By booking accommodation at Kyangatha, you confirm that you have read, understood, and agreed to this notice and release. *** Parking and Accommodation *** Parking and accessing the Loft; Usually, the parking is approximately 40m from the Loft. Because the Loft is in a paddock the ground may be slippery and muddy in places after rain. If the paddock is very wet, parking is at the paddock entrance with a short walk (70m) to the Loft. We provide a cart for your luggage. Stairs, toilet and shower; the stairs from the ground floor (kitchen/ dining / deck) to the first-floor bedroom are uncovered. The toilet is under the stairs (fully enclosed) and the shower is on the covered deck. *** What we Provide *** Sheets, towels, tea towels, hand wash and body wash are provided. You need to bring your personal toiletries. Kitchen; tea, instant coffee, oil, pepper and salt are provided. There is a coffee plunger so bring your own grind if you can't live without your particular brew. We provide basic cooking utensils, two fry pans and three pots. The Loft has a four-burner gas cooktop (no oven), microwave oven, toaster and kettle. Heating / Cooling; upstairs is a reverse cycle air conditioner, downstairs there is an electric fan heater and a fan. Monitor; the Loft has a monitor (not TV) to watch videos. An HDMI cord is provided to connect your computer (download videos before arriving). Kayaks and row dinghy; two kayaks and a flat bottomed dinghy are available for guest use free of charge. *** Mobile Coverage, Wi-Fi *** Mobile Coverage; we don't have mobile reception (you can get that a few km down the road). You can use Wi-fi calling if your phone has this feature. Wi-fi; our Wi-Fi is limited. Reception is usually fair to good from the balcony or when in view of the main house. The vast majority of people get reception but a few do not. It is usually OK for social media but not streaming. *** Blackouts, Water, Your Pets, Our Dogs, Water, Infants and Guest Access *** Blackouts; we have the occasional blackout which is usually fixed within a few hours. We run our generator at breakfast and lunch and in the evening. The appliances except the hot water service will operate when the generator runs. The stove is gas and will work. As we provide backup power a blackout is not a reason for cancellation or refund. Water; we use rainwater from our tanks which is fresh and safe but you may prefer to bring bottled water. Your pets; for the safety of your pet and our animals we do not allow pets (sorry no exceptions). Our dogs; we have two friendly and playful dogs who love our guests. If one of your party is terrified of dogs please do not book as we will not tie up our dogs for your stay. Infants are welcome however we do not have infant furniture or safety devices and there are stairs. Guest access; you can access all of the property except the private residence and its garden and the Barn store room. *** Items That May Cost You More *** Cleaning; we do not charge a cleaning fee on the basis that you leave the accommodation clean and tidy (no spills, clean stove top etc). We may charge a $70 cleaning fee if this is not done. Breakages / Damages; we may charge you for breakages and damages (including staining) beyond reasonable wear and tear.
