Ideal for Seacliff, Brighton & Glenelg Beaches - 5-10 min drive 1 min drive to Marino train station & 25 mins CBD (Fringe,Oval). 10 min drive to SA Aquatic Centre and Tonsley Business Park. Ideal for Tour Down Under stages & close to cycle routes The space The accommodation is a purpose built self contained 35 sqm private Studio to rear of our property, with its own access and sits adjacent to the swimming pool which has a council approved glass fence. Whilst we say budget, it is fantastically equipped with a lounge area, two sofas (one of which is a sofa bed), free to air TV in the seating area and a queen bed. We’ve invested heavily in the last few months with the studio now equipped with a small kitchenette (with sink), an area for prepping food in addition to a fridge, microwave, toaster, kettle, and a two pan electric hob with frying pan, a saucepan and a stew pot provided, we also have a Nespresso machine (you provide the pods). We also provide you with cutlery and cooking implements. In addition to this, the studio also has a patio, outdoor table and chairs and a Weber Bbq is available. If there is anything else you need, just ask. The wet-room includes a double shower in addition to the toilet and bathroom sink. It has a split system AC (heat & cooling) and an electric radiator. Following recent feedback, we have invested in a wifi mesh system which seems to be working well. Speeds indicate they a fast to very fast when tested. All details are available to guests once booked. We are very close to the Adelaide cycle routes affording good cycle access to the south of Adelaide as well as towards the CBD and coastal routes & stages of the Tour Down Under regular routes very close us. We are located at the top of a hill so we suggest having a vehicle but we also regularly walk up and down it. We have views of the ocean and have free off-street parking :-) Guest access The pool is available for guests use, please supervise non swimmers, children and those at risk. Our Laundry is available and is located in the main house. There is an iron and ironing board within the studio for your use. We do ask for a gold coin donation to help towards our electric costs and you can also use the detergents. Our recent electricity bills are regularly over $400 a month so please spare electrical consumption where and when possible. We have a car port if you wish to store your bicycles and we also have off street parking for about 3 vehicles as well. N.B. The pool is surrounded by a suitable fence with lockable pool doors all of which are council approved Other things to note Our studio is at the rear of a back yard, a back yard we can best describe as a ‘work in progress’ - the studio is accessed via a slope and is not suitable for those with mobility issues. For the views we have, the downside is we’re at the top of a hill. We always suggest having a car is a good option but we also regularly walk up and down it. We have recently upgraded our wifi to a Mesh type system which seems to work well. Test speeds from inside the accomodation shows fast to very fast internet speeds. WiFi is available to guests and of course free to use. We are also in a 4G mobile coverage area if being connected is essential. We have also installed a kitchen with sink, we have a microwave, fridge and hob and some cook wear. We have a Delonghi Nespresso machine but due to the amount of flavour options, please provide your own pods.
