It is a small studio flat based on the ground floor (but no flooding) in a quiet, charming and authentic Venetian courtyard. We are in San Marco, the central area of Venice old town, but off the most touristic beaten path. In spring and summer, you will be accompanied by the sound of the swallows and a fountain that will offer fresh and drinkable water. In autumn and winter, you will find a quiet, cosy and comfortable place. Ideal for a single traveller or a couple. Children are welcome! The space The non-smoking studio flat is situated on the ground floor, in an authentic Venetian court in the central historical zone of Venice. Even if we are in the centre of Venice, we are in a very quiet courtyard, with the sound of birds and of a typical Venetian fountain. Space is composed by a living-room with a sofa bed, table and stools, and a kitchenette. There is a small bedroom with a double-bed (160cmx200cm). Then a bathroom with toilet, sink and shower. Instead of air conditioning and TV, you will find two elegant ceiling fans (for summertime) and a vinyl player. All rates, irrespective of the length of stay, are fully inclusive of all utilities: gas, electricity, bed linen, towels, welcome on arrival and internet access. No other service could be provided (we do not offer breakfast or room services). In case of high tides, our apartment is in a lucky position so that the seawater cannot enter inside. Guest access Guests will have exclusive access to the entire studio flat. The apartment is self-contained, ensuring privacy and comfort throughout your stay. You are welcome to use all the amenities, including the kitchenette, vinyl player, Wi-Fi, and ceiling fans. Please note that there are no shared spaces—the courtyard is quiet but it is a common area for residents. Other things to note Things to note: • No air conditioning (we have ceiling fans instead). • No TV (but we provide a record player and Wi-Fi). • No smoking allowed inside the apartment, including e-cigarettes and vape devices. • ID required upon arrival – By law, I must collect and transmit your personal details to the local police department.
