Should you wish to extend, you will be charge PHP 300 per hour of extension. This is only available if there won't be anyone checking in on the same day and to be paid on or before check out. *~ Once booking is confirmed, we require our guests to send us an email or through Airbnb a Valid photo ID's of every staying guest at least 3 days prior to booking date. This is a mandatory requirement of the building admin and security. This will ensure a smooth and hassle-free check in. *~Strictly! Visitors are not allowed inside the unit at anytime. Guest may entertain their visitors in the lobby or recreational area. This is to prevent unauthorised persons to have any reasons to be in the unit premises. Special considerations may be given only to VIP guests who acquire the permission of the unit owner. No smoking inside the unit including room and bathroom. A penalty of P5,000 applies and possible cancellation /blocking of accounts in Airbnb. - Bringing in of hazardous and odor emitting materials, illegal articles such as drugs, flammable goods, are strictly prohibited. *~You are free to use the kitchenette. As a courtesy, you must clean up after use. Please do not leave unwashed kitchenware on the sink. You may do light cooking only at the condo, we have set up the kitchen with all the necessities you would need. *~Please be responsible to dispose of your garbage on a daily basis during your stay to avoid foul odour, ants and cockroach infesting the place. There is a Garbage Room just very few steps from the unit on the same floor. *~Please turn off air-conditioning, water and lights when not in use and when you go out; treat my place with utmost diligence & care and conserve energy like you would do in your own home—I would sincerely appreciate your cooperation. We require a scanned or photocopy of your passport or driving license or any government issued photo identification. This is required by the building administration for temporary residents. Please treat the apartment as your own home, enjoy all its comfort and convenience and at the same time please take good care of it. Please practice tact in energy consumption, especially on electricity. HELP US CONSERVE ENERGY. We ask you to only use the air conditioning units when you are in the property. Please close all the windows and doors to avoid leaking the cooled air. When the property is unoccupied, we ask you to turn the air conditioning units off. Ensure the doors are locked properly whenever you leave the apartment, we will not be liable for any loss while you’re in-house. After your stay, any major damage or unjustifiable mess will be charged against your security deposit. We can hold your security deposit until the final damage/cleaning cost is assessed. Property Key- The keys to the property will be handed over to you during your arrival at the property. We will normally meet you at the reception or lobby. Lost keys make the property unsecure and requires replacement of new locks and keys. In a case of lost key, we will advise you of the cost of replacement and labor, and we will deduct this to your security deposit. Upon leaving the property at the end of your stay, we will then meet you at the property to get the key back and perform checks on the property. If you take the key with you for any reason whatsoever at the end of tenancy, the key is considered lost. For security reasons, we will initiate a replacement of new locks and keys. We will advise you of the cost of replacement and labor, and we will deduct this to your security deposit. Unauthorized key duplication is a breach of this contract. We will terminate your contract immediately without refund or compensation. Accommodation- . The number of people occupying the property must not exceed the number shown on the booking confirmation. We reserve the right to refuse admission or enter the property and end the contract if the numbers exceed as above. A charge will be made for any extra persons. Authorisation from the admin of all the person's names must be obtain otherwise guest without authorization cannot enter shell residences. Names must be send to us prior to booking or at least but not recommended a day before check in. Behaviour- We do not tolerate unacceptable behavior whilst on the property. It is your responsibility to make sure that you and the members of your party do not behave in a way which causes offence or danger to others or which risks damage to the property you are staying or properties belonging to others. We have the right to access the property and terminate the contract immediately if such circumstances arise. We do not provide refund or compensation incurred as a result of your behavior. Further, you are liable to pay us any expenses whatsoever as a result of your misbehavior. Cleanliness – We are responsible for providing the property in a clean and tidy condition taking all reasonable steps to ensure that all facilities advertised are provided. You must ensure that the property is left in a clean and tidy condition – failure to do so will result in an additional charge which will be taken from the security deposit. Breakages and Damages – You are responsible for the replacement of any article broken or damaged during your tenancy of the property and for the repair of any damage done to the property itself. This excludes reasonable wear and tear. All breakages and damages must be reported to us before the end of the tenancy. This allows us sort out the issue immediately and whilst you are still in the property. Access to the Property – Please be advised that we will be allowed access to the property at any reasonable time during occupancy for special circumstance only. Of course, you will be notified in advance prior to the access. In the unlikely event that access is required immediately, notification may not be necessary. The reasons for immediate access would be if the property is causing threat to the residents such as water left running, fire alarms, automatic sprinkler system is triggered, unacceptable behaviour and breach of this contract. Lost Items- We accept no responsibility for items left behind in the property after you have vacated. We will charge you in advance the cost of retrieving and returning your lost items on request. Any unclaimed items will be disposed of or donated to a local charity after four (4) weeks. Insects- We are not liable for the occasional appearance of insects (ants, cockroaches, mosquitoes), vermin or other rodents or animals but every reasonable endeavor shall be made to eradicate the same when notified of their presence. Smoking- Please advise that the unit is a non-smoking area. Force Majeure – We do not accept liability or pay any compensation where a property becomes unavailable due to ‘force majeure.’ This describes any event which we or the property owners could not avoid. These events include typhoon or weather damage, criminal damage, break-in, explosion, fire, flood, which causes destruction or damage to the property making the property not satisfactory for letting. Also included are adverse weather conditions, earthquake, riots, industrial action, civil strife, natural disasters, nuclear disasters, oil spills, war or threat of war, actual or threatened terrorist activity, coup d’état, pandemic of any sorts and all similar situations beyond our or the property owners control. Termination of Contract- If you fail to adhere to any of the conditions set out above, we reserve the right to enter the property and terminate the tenancy without refund or compensation. Pool fees 150php (weekday) and (weekend) 300php (Holiday) per person, day. Please pay the pool fee directly to the admin if you swim. Guest parking fees 30php for the first 2 hours and 20php succeeding per hour or fraction thereof. Overnight Parking Fee (1:30AM - 6:00AM) Php 300 (plus regular parking fee) However, spots are limited. MOA parking can be an option. Prices may change by admin without notice. Cancellations: Cancel up to 5 days before check in and get a full refund (minus service fees). Cancel within 5 days of your trip and the first night is non-refundable, but 50% of the cost for the remaining nights will be refunded. Service fees are refunded when cancellation happens before check in and within 48 hours of booking. Always communicate through Airbnb To protect your payment, never transfer money or communicate outside of the Airbnb website or app.
