Description
Superb stone farmhouse located in the Umbrian hills near the medieval village of San Gemini. The property (fully fenced) is immersed in a typical Italian landscape, open to a valley with wonderful sunsets. The house has all comforts and wide spaces: 12-16 bed places, 7 bathrooms, 2 fully equipped kitchens, 2 living rooms, a billiard, reading rooms. Outside large verandas for conviviality, swimming pool, gazebo, oven/bbq. A number of naturalistic and cultural heritage attractions at hand. The space The Casale di Carsulae is the ideal solution for one or more families with friends, kids and pets, in a good position not only for those who love nature, with trails starting directly from the property, but also for those who want to visit places of historical, artistic and religious interest. You may as well indulge in food and wine breaks in the many wineries and taverns in the immediate surroundings or stay in complete relaxation enjoying the full comforts of the structure. The farmhouse is a traditional two-storey Umbrian country house, completely in stone, with a tower dating from the late 1800, recently restored by recovering ancient parts with chestnut beams, terracotta tiles and other fine finishes. Each of the two available apartments has its own independent access. Up to 16 beds are distributed in 8 bedrooms (6 double/kingsize beds, 1 bunk bed with a cot, 1 wonderful room with a double sofa bed overlooking the garden). The facilities include 7 bathrooms (each with services and showers, one with a Jacuzzi), 2 fully equipped country-style kitchens (each with dishwasher and oven, one with a 4m-long tavern table), 2 washing machines and an internal laundry area, satellite TV and Wi-Fi . The house is completed by a large hall covered with barrel vaults, a characteristic stone cellar where you can play billiards, and a splendid library overlooking an olive grove on the back. A covered veranda is connected to the kitchen, where a long table (4m) is set for eating all together with a panoramic view on the valley. Another little veranda is in the pool area with attached dressing room, shower and bathroom. The pool is 5mx10m, accessible by comfortable stairs. Furthermore, a nice gazebo is located by the pool as the perfect setting for happy hours. A big oven/barbecue is also located nearby. The entire farmhouse can be lived comfortably all year round, even in autumn and winter months, as it is equipped with a heating system (biomass boiler and solar panels) serving all rooms. The property is surrounded by greenery and completely fenced, so dogs and cats are welcome and can be left free in a protected environment. Guest access The whole house is for the exclusive use of the Guests. Other things to note Adjacent to the Carsulae Archaeological Park (a Roman colony inhabited until the 3rd century AD) and to the San Gemini Mineral Waters Park (where events may be organised during summer), the Casale di Carsulae is located in the immediate vicinity of the Borgo di San Gemini (classified as one of the most beautiful villages in Italy), which can be reached with a short walk including a bicycle lane. In a panoramic position, on the slopes of the Martani Mountains, at 420 m above sea level (which ensures natural fresh wind also in the hot season), the Casale di Carsulae offers the possibility of hiking or biking excursions, starting directly from the property, with several marked routes to follow (e.g. the Franciscan itinerary, i.e. the pilgrimage walking path from Assisi to Rome, at the Convent "La Romita" nearby). A major attraction is the Marmore Waterfalls, the biggest of Europe, where it is possible to take a rafting course with local guides. Among towns to visit in the surroundings, you find Narni (underground Inquisition rooms are worth a visit), many nice villages like Acquasparta, Massa Martana or Amelia, as well as other medieval Umbrian towns widely known for their artistic beauty such as Todi, Spoleto, Orvieto and Perugia. For further occasions of amusement, you may check concerts, shows, festivals and other events on schedule during your visit (e.g. Umbria Jazz Festival, The Festival of the Two Worlds, EuroChocolate, and many local folk fairs).
