A deceptively spacious beautiful two storey traditional stone cottage fully renovated internally to modern standards, decorated and fitted out to reflect its seaside location. Edinburgh city centre is as little as 25 minutes away by train. Situated on a quiet street in a Conservation Area between the High Street and the seafront, with parking place. The coast to coast John Muir Way is a short distance away. There are a number of famous golf courses, sandy beaches and tourist attractions nearby. The space The Wee Hoose is a refurbished period cottage that makes optimum use of the space available. It is an ideal base for a couple or small family. It has a private parking space to the rear. The property has full gas fired central heating with a Hive heating control system, thermostatically controlled radiators and a heated towel rail in the bathroom. There is free wireless broadband internet access. Accommodation comprises a hall with plenty of space for coats and footwear, off which opens a fully fitted kitchen and a separate Lounge/ Dining area. There is also direct access to the Lounge/Dining area from the Kitchen. The Lounge has a wall mounted Samsung smart TV with Bluetooth sound bar and a leather sofa and armchair that comfortably seat 4. It also has a dining area with an extendable dining table and 4 chairs. There are an additional 2 matching chairs on the first floor. It also has a small piano which guests are welcome to play. The Kitchen is fitted with twin stainless steel sink, ceramic hob and oven, cooker hood, microwave, fridge/ freezer, washing machine and contains a good supply of crockery, cutlery and cooking utensils. Stored for your convenience you will find salt, pepper, sugar, tea, ground coffee, milk, cling film and foil, toilet rolls, and bin liners. Liquid soap, washing up liquid, clothes detergent and fabric conditioner products provided are for sensitive skin. There are also a few recipe books should you tire of eating in the local restaurants and want to sample the wide range of local produce! There is a large cupboard off the Lounge with an iron, ironing board, clothes drying rack, high chair, vacuum cleaner, etc. Off the Kitchen to the back of the house is a small paved courtyard which catches the afternoon sun, with two two-seater benches and a lockable shed containing our recycling bins, a bistro set, buckets and spades for the beach, and space for a bicycle, etc. Adjacent to the courtyard is a private parking space for one car (marked “Wee Hoose”) with further free parking available nearby. Upstairs there are two Bedrooms with coomb ceilings and a Bathroom. Bedroom 1 has a double bed from which you can see the sea view through the front window, plus a Velux roof light, both with blackout blinds, and has a double wardrobe and other storage space. There is a seating area at the front end looking out to the sea, with a bookcase containing books about the sea and the area, children’s books, sheet music, binoculars and a telescope. Bedroom 2 also has a Velux rooflight with blackout blind and two large single beds, storage cupboards and a hanging rail. The beds all have good quality orthopaedic mattresses, and we supply an additional neck support pillow, should you require this. Although we do not supply a travel cot, there is ample space for one in either bedroom. The bathroom has a thermostatic shower over the bath, and a shower screen, a non- slip mat for the bath, a heated towel rail, assorted toiletries and plenty of storage for your own. We supply a large hand towel and a bath towel for each guest. There are socket outlets with built-in USB charging points in the Lounge and main bedroom. Safety features include a CO alarm in the Kitchen, interlinked heat and smoke detectors, emergency lighting in the stairwell, a fire extinguisher and a first aid kit. Please note that we supply a safety gate rather than a stair gate, for use only across the entrance to the second bedroom. Because of the configuration of the space downstairs, it is easy to shut off access to the foot of the stairs, external doors, and the kitchen, using the internal doors. Guest access You will have sole access to the whole house and courtyard. There is level access to the ground floor via the front door, and access to the bedrooms and bathroom is by way of a staircase. There is a small locked cupboard under the staircase and a linen cupboard in the main bedroom to which guests do not have access. Other things to note The back door is used as the main entrance and opens onto a paved sheltered courtyard from which there are four steps up to a shared driveway and a private parking space. The front door opens directly onto the pavement of a quiet street and we recommend that you keep this locked if you have young children. Registration Details EL00015F
