Situated beside the historic Topsham Ferry and nestled in the special community of Topsham this beautiful house and garden are right on the Exe Estuary - the location unique, peaceful and memorable. From the front windows you enjoy uninterrupted views across the estuary and you can enjoy the sight of boats, swans and ducks drifting by. Topsham is a super little village - voted the best place to live in the South West. If you are heading to Exeter you can enjoy the best of both worlds. The space A private drive leads you to the back door which opens into our serene little world. A modern kitchen diner and lounge are combined in an airy, open-plan ground floor, with wc for your convenience and a wood burner for those chilly winter evenings. Style is light and airy and visitors comment upon how comfortable they feel in the space. Up a short flight of stairs you find two bathrooms, one with WC and walk - in shower, the other with bath and sink. The front double bedroom offers fabulous views of the estuary with a nice comfortable bed and separate sofa and armchair for relaxing and taking in the views. The back twin bedroom is ideal for visitors or your two children. Across the (very quiet) road is the private garden - very nicely maintained with lawn, lavender hedge and feature plants. The garden shed is virtually on the river and from here you could work or paint if it's too cool to be outside. Right next to the Topsham Ferry you can enjoy the world drifting by from the comfort of your private garden. You will very special staying at Ferry house. Guest access A private driveway to one side of the house makes access very straightforward and if you have travelled by car Devon is on your doorstep with nearby beaches at Exmouth and Dawlish and Dartmoor and Exmoor 40 minutes' drive away. If you prefer not to drive the railways station offers and excellent service into Exeter and to the seaside. Regular buses run into Exeter. All in all extremely convenient for a work or pleasure trip to Exeter or Devon. Other things to note This house is ideal for people coming to the area to work who are looking for something very special. Also suits retired couples, families of 4 (5 absolute maximum), and parents coming to visit their son/daughter at Exeter university. The charm of Topsham will win over any doting parent of University child and Ferry House is a very nice place to invite your son/daughter to spend the night while you visit.
