Country villa with swimming pool - Ground Floor Room

Single villa with swimming pool and wooden house, in the greenery, quiet, garden with large lawn, all fenced. The space The villa consists of three parts: 1- a larger main body, with three floors (ground floor, 1st floor and 2nd floor attic) and a semi-underground cellar, 1- a second smaller body attached to the main body on the west side, 3- a swimming pool and the wooden house, all located in the garden; the house is near the pool, in line with the latter. described as follows: 1- Main body - on the ground floor there is the entrance, a double bedroom, the bathroom with toilet + sink + bidet + shower 85cmx85cm, accessible directly from the bedroom, the access door to the cellar, the door of the access stairs to the first floor, a room and the small kitchen. - On the first floor, there are two bedrooms, only one of which is rented, with old wooden parquet, and a small terrace covered by a canopy. Halfway up the stairs between the ground floor and the 1st floor is a second small bathroom with toilet + sink + bidet + bathtub, of old construction.  POSSIBILITY TO ADD 1 SINGLE BED IN EACH ROOM 2- Smaller body - On the ground floor there is a porch (once a shelter for farming tools) that opens onto the part of the courtyard sheltered by the large canopy used for parking cars and/or motorcycles, and the old barn that has long been abandoned, now a storage room for tools and various objects, old and new. - on the upper floor there is a single room sheltered directly from the roof, once used as a barn, today it is a storage of various materials, mainly wooden boards, spare tiles, and other old objects. 3- Swimming pool and adjacent wooden house. > The swimming pool, of the underground type with raised edge, is oval in shape and has a net length of about 7m and a width of about 3.60m. > The wooden house overlooks the pool, has external dimensions of 6m x 4m, all with wooden floor laid on a structure raised from the underlying reinforced concrete base and consisting of: - a single room, measuring 4m x 4m, with 2 doors and two small windows, in which two adults can stay with their own sleeping bag, to be placed either on a carpet - supplied by us - lying on the wooden floor, or on two beach beds, or on two bed nets, at the free choice of the Guests. It contains in a corner the hydroelectric system of the pool, which occupies a space of about 1.20 m x 1.90 m, switched off at night and in the cold season. The room is equipped with electric heating for cold periods, with an electric fan heater and a separate thermostat to set the desired temperature in the room at the total discretion of the guests, a temperature that will be maintained automatically. - a large open veranda, measuring 2m x 4m, protected by the extension of the roof, ideal for sheltering from the sun, for reading, for relaxing or for an outdoor breakfast/lunch/dinner, especially in the summer. Guest access - Ground Floor: YES for the entire floor, NO to the cellar. - First Floor and Second Floor: NO access. - Exterior: YES for all spaces, except those marked with the "No Access" sign. SWIMMING POOL: free access for guests. During your stay Upon arrival of the Guests, the Host will be on site to welcome them, present the property and hand over the keys. During the stay, guests will be left alone and undisturbed, so they can be completely at ease in their own privacy and freedom, because our aim is to MAKE THEM FEEL AT HOME. The Host uses, on the days of the stay, an alternative accommodation always in Arba, which is less than a km away. Therefore, except in cases of emergency, they will leave the Guests UNDISTURBED 24 hours a day. The only exception is during the season when the pool is active, the Host needs access to the pool and the house one hour a day for routine daily maintenance, generally from 11:00 a.m. to 12:00 p.m. (unless otherwise agreed with the Guests). Other things to note The room can be LOCKED for complete guest privacy. As a result, the bathroom is also excluded from access by other people.
