Large Double En-suite Room Overlooking the Park

We're on the first floor of a large, traditional Scottish Victorian tenement & is perfect for short or longer stays. The room is big & airy with a comfy double bed, kettle, toaster, a little fridge, WiFi & an ensuite bathroom. We overlook the Leith Links park so plenty of greenery & it's only a short bus ride from Princes St & the Royal Mile. In the other direction you can be on Portobello beach in 10 minutes with the bus. Plenty of local amenities - cafes, bars, restaurants, local shops etc. The space In the room there is a double bed, chest of drawers, desk & chair, armchair, breakfast bar, fridge, microwave and ensuite bathroom. There are also tea-making facilities; tea, coffee and milk (choice of instant or "real" coffee!) are provided. Guest access We'll give you keys when you arrive so that you can come and go as you please. If for some reason we can't be there then we will put a key in the key safe for you :) There's also free on-street parking outside for those who are driving. Everything should be there in the room for a comfy stay but if you need to or you are planning to stay longer with us then we can access to the kitchen and washing machine too. During your stay We're friendly and social! I work in town 3 days a week but my partner works from home so there's generally someone about if you need any help with anything or a tip on what's worthwhile doing or seeing. Other things to note There are tea and coffee-making facilities (tea and coffee provided!) in the room and a small fridge with room for food and drink. There are also cups, glasses and wine glasses and I'm sure we can dig it a corkscrew if necessary :) We have two young daughters aged 3 and 11 so we'd ask you to come in quietly if later on at night. Smokers can smoke in the garden, there's even a bench :) Please just stick all butts in the bin. Sorry but no pets - we already have our (very friendly) golden retriever and he's enough :) Otherwise we would appreciate it if communal areas are left as found.
