This ‘Casa Colonica’ that nestles in a hillside facing the village of Lippiano, with panoramic views of the surrounding countryside, is the perfect retreat from the hustle and bustle of everyday life. Set in beautifully tended gardens stocked with abundant lavender, rosemary, vines and fruit trees, the entire house, pool (open 01/05-30/9 or earlier/later on request) and gardens are completely private to, and for the sole use of each booking. Cookery classes/private dining available to book. The space This is a special place that successfully manages to combine charming rural retreat with all modern conveniences. Whether you need the warmth of a wood pellet stove on a chilly evening or some respite from the summer heat with air-conditioning, these and more are available to you. If food (eating and cooking) is your passion, you can also book private dining and/or Italian cookery classes with a wonderful local chef in the house, subject to availability. We also offer massage treatments at the house by a qualified masseuse and reiki practioner. Details for both will be shared with you when you book. Our heartfelt wish is that you feel at home and enjoy the charm and character of this special part of Italy as much as we do. Help yourselves to the fruit (seasonal), herbs etc in the garden, take a book from the shelf in the hall (feel free to keep and/or leave another) and relax at the poolside pergola, pick up the guitar in the living area and have a sing-song, have some fun baking pizza in the original bread/pizza oven that is built into the walls of the house, and feast in the extensive, covered dining area overlooking the rolling hills, but above all relax and unwind. The peace is only disturbed by the birdsong of nightingales, cuckoos, hoopoes, golden orioles and crickets. The house is set out on two separate levels (with separate entrances). Guests have use of the entire top level (the bottom level is not licensed for rental and, don’t worry, no one will be staying there! It’s just our family storage space). In keeping with its heritage, the house has been sympathetically restored and retains its rustic charm and many original features. High, wooden-beamed rooms with white-washed walls give a wonderful feeling of airiness and the view from every window draws you into the glorious rural landscape. The guest accommodation consists of 3 air-conditioned double bedrooms (the air-conditioning also lightly heats the room on cooler summer weather or for colder months you have radiators heated by the wood pellet stove). One of the bedrooms (Bedroom 2) is en suite and also has a safety deposit box in the wardrobe. All bedrooms have hairdryers in either the bedside lockers, main chest of drawers or en-suite drawers. The wrought iron beds all have mosquito nets and all bedroom windows are also fitted with mosquito screens and shutters. The accommodation also includes a family bathroom with walk-in shower, WC, bidet and WHB, a very well-equipped kitchen that includes dishwasher, four-ring electric hob and oven, toaster, espresso machine, filter coffee machine, kettle and magic bullet blender. We are mindful that guests don’t want to buy staples like oil, vinegar, flour, sugar, salt, spices etc that they might only use once or twice so we have provided these and more. Please help yourselves to any food items in the cupboards. There are a wide array of alcoholic drinks in the kitchen. Again, being mindful that guests are unlikely to use full bottles of spirits/liquors during their stay, we are happy for you to help yourselves to these drinks. If you do empty any, it would be appreciated if you would replace for the next guests, though of course this is not obligatory. We also provide a substantial welcome pack for your arrival with bread, butter, cold meats, cheese, water, wine, milk, eggs, snacks, fruit, pasta and sauces. This is designed to cover dinner and breakfast so that you don’t have to go shopping when you arrive. There is a large living room with air-conditioning, feature traditional open fireplace (now no longer in use and housing the TV) and wood pellet stove that heats the entire top floor in cooler weather. Off the living room there is a dining room with dining table and chairs for 6 and a cupboard filled with games. This room leads to a small terrace with extendable canopy and comfortable seating for 6. The terrace area is the perfect spot to relax with a cup of coffee or glass of wine and read a book while taking in the gorgeous views across the hills. The beauty of this spot is that if by any chance it starts to drizzle, you don't need to move indoors. You can happily sink back into the sofa and listen to the raindrops bouncing off the canopy overhead. We particularly love if there's thunder and lightning...curl up, relax and enjoy the spectacle! The property also has a separate laundry room with washing machine and sink, accessed to the right of the pizza oven area at the side of the house. Please mind your head entering this space. An additional dining option includes the covered outdoor pergola in the garden (accessed via a pathway from the pool area), that takes advantage of the beautiful views across the hills. The dining table here accommodates 8 + (there are also two comfortable armchairs for relaxing) and the area has lighting for night-time dining as well as being a peaceful and comfortable spot for a siesta. There is also a third outdoor dining area (picnic bench seating 6) at the rear of the property. The villa is surrounded on all sides by lovely landscaped gardens filled with mature lavender, rosemary and bay plants, roses, vines and fruit trees (figs, plums and apricots). The enclosed, private pool area (with gates that should be kept closed) to the rear of the house, reached via a short flight of stone steps, features sun terraces, a poolside pergola with cushioned seating for six, numerous sun loungers, sun umbrellas and a poolside shower. The pool is 12m x 6m and has a shallow end (approx 1.10m deep) and deep end (approx 3m deep at its lowest point of an inverted pyramid shape). There is a narrow ledge around the sides (1.10m deep) that enables you to stand around the entire perimeter. The pool is treated with salt and NOT chlorine. The house and pool area have spectacular views of Lippiano across the Umbrian hills. Please note that the pool is closed from 1st October to the 30th April, unless specifically requested outside of this time. One of the most charming features of the house is its very own original wood-fired bread/pizza oven built into the outside walls. If your sense of adventure (or patience) doesn't extend to building a fire to get this going, there is also a large Weber BBQ for outdoor cooking. On shelves in the entrance hall a very wide selection of English books cover every genre and there is a smart TV with Netflix and Amazon Prime (you will need your own log in details. For security reasons we don’t have a designated account set up for the house). For those needing to keep in touch with the outside world, the house has pretty good WiFi (including by the pool area). This is certainly sufficient for general use although uploading big files can be challenging as speeds fluctuate. As of summer 2025 there are two WiFi networks in the house, the main one serving all indoor areas except two bedrooms and the second serving these two bedrooms. The log-in details are provided in the house manual that you will find on arrival. Type A USB charging sockets for devices are provided in all bedrooms, either side of the beds, and in the living area (behind the sofa) and dining area (beside the games cupboard). Although check-out time is 12 noon, we will make every effort to facilitate guests who wish to remain beyond noon on their departure day. Please just let us know if you need to stay longer. Guest access Guests have sole use of the entire property and pool (apart from the basement of the house where the owner's family stores its personal items). No one else will ever be in residence while guests are there. We only accept one booking at a time so the property is never shared. Other things to note Please note that as a result of an agreement between Airbnb and the Italian government, we are required to register all guests (send their passport details to the authorities) within 24 hours of arrival. We will share our caretakers email and phone number with you before you travel and would ask that you kindly send all passport photo pages of your party to him as soon as you arrive so that he can register you all within the required time limit. Thank you for your understanding. As of 2026, the local municipality of Monte Santa Maria Tiberina has introduced a tourist tax of €2 per person per night for tourist accommodations, capped at 7 consecutive nights duration. Hosts are required to collect this tax by the end of each guest’s stay and remit it to the local authority. Our caretaker will collect this, cash required, during your stay (children under 12 are exempt for example). We would be obliged if you would have the exact cash ready please. This is an old house and we have endeavoured to retain as many of the original features that give it its charm and personality. With charm comes a certain quirkiness so please note the following: - Because the villa is built into a hillside, there are stepped areas in and around it and this may not suit persons of limited mobility. Please also take care with small children. The following should be noted: 1. As you enter the living room from the entrance hall, there is a short ramp down directly inside the door on your left. 2. The step down from the living room into the kitchen. Please also mind your head here because the door is quite low. Anyone over approx. 1.60m (5ft 2") will need to be careful. 3. The step down from the living room to the dining room. Again mind your head here. - The swimming pool (closed from 1st October to the 30th April) is 12m x 6m and the depth varies. The shallow end (1.10 meters deep with stepladder access) extends approximately half way down the length of the pool, at which point the pool slopes steeply down on all sides in an inverted pyramid shape to its deepest point in the middle (approx 3m). Note that a very narrow ledge runs around all sides of the pool at a depth of 1.10m. Please only dive into the pool from the far end into the deepest part and keeping well away from the sides. Also please wear flip flops in the pool area as the tiles can be slippy when wet. Please never leave children unattended in the pool area. - Please take care driving down from the road into the gravelled driveway of the villa as the road dips steeply.
