Description

Welcome to our ground floor light & modern 1-bed flat with its own front door,off road parking space & small private patio. It’s on a quiet no through lane, close to Newquay town centre and beaches. A footpath runs from the lane across the golf course to fistral beach 450m away. Nearby Fistral complex, Fore Street and the Harbour all have excellent restaurants and cafes. It’s important you’re sure the accommodation is right for you before you book so you enjoy your holiday! I try to respond within 3hrs although sometimes I’m out of reception and it may take longer. I have a 100% rate of responded within 24hrs. Accommodation description: Welcome to our ground floor 1 bedroom apartment near to Fistral beach. There’s private parking next to the flat. The property is a private self-contained dwelling flat with its own front door (not an annex). And was fully renovated in 2018 inline with planning and building regulations. The front door is off a private courtyard (Trevose Court) so there is no road traffic (a small number of neighbours park there). The accommodation provides a living room with kitchen area, a separate double bedroom and small private internal courtyard. There is a sofabed in the living area if required. WiFi and TV. Kitchen/Living room: The front door opens into the single storey room, with large roof windows above bringing in lots of light and a good view of the night sky. There’s a fitted kitchen with sink, electric oven and hob, fridge, toaster and kettle. The living area has a table, chairs and a sofa bed (please see further details below for the sofabed if you’d like to use it). Separate Double Bedroom leading from the living area: The double bed is comfy and has an Eve mattress (Which! Best Buy), topper and protector. There’s a dressing area with space for a cot/toddlers travel bed (about 165cm long). This has a small roof light. There is a curtain across the dressing area to keep the light from the bedroom. Bathrooms: there is an en-suite shower and sink directly off the bedroom, via an arch. This has a small roof light. And a separate cloakroom with loo and sink, reached directly from the sitting room (not via the bedroom). Courtyard: a door from the dressing area leads to a small internal courtyard (2mx2m) with a table and chairs. There’s hooks and hangers for drying wetsuits/swimwear and space for boards. It’s private and mostly shaded and surrounded by taller walls. Parking: there is a private off road parking space, to the right of the flat. It’s about 5 meters long so short vans can fit, however please note the access lane has a tight turn so long, wide vehicles may find access tight. (I send details with check in showing the best way to avoid the tighter turn when exiting). Non Smoking: Please note the building, flat and patio are all non smoking. This is to meet the building rules. Also if smoke smell gets in the furniture and carpets it’s not good for future guests. So this will incur a deep cleaning fee. Thank you for your consideration. Booking the Sofabed: to book the sofabed please make a booking for 3 persons, even if you are 2 not 3 persons (please message me if you are booking for 2). Any booking for 3 will automatically tell the cleaning company to make up the sofabed and includes their sofabed linen fee. A thick topper is also added. I prefer to keep costs as low as possible so only add this linen fee when needed. Also the air BnB clean fee only covers part of the cleaners price, so I already pay some out of the nightly fee). Lastly, the living area has roof lights so please bring a mask if you like absolute darkness. Eating: Newquay has some brilliant restaurants, cafes and takeaways. Many are independent and have lovely views.I’ve put some tips below and in a guide on Air bnb guest resources. I can email if you can’t find it. Sleeping arrangement summary: There’s a double bed in the bedroom, a sofabed in the living room which is 120 wide. It’s best for 1 person or possibly 2 smaller children. And room in the dressing area (to the side of the bed) for a travel cot or toddler bed (165cm long). It’s ideal for 2 adults and can accommodate up to 3 adults, 2 adults and a child. Or 2 adults and 2 children (if you bring a toddler or cot bed for your second child or they can also fit on large single sofa bed (110cm). The dressing area next to the bed, is in the same room but slightly separated by a large archway. This can fit a cot-bed or toddlers camp bed up to 1.7cm long. Newquay: There are lots of great surf and family friendly beaches in and around newquay. Beautiful walks (inc south west coast path). And plenty of places offering delicious food with a view. Also Newquay is a great central base to explore the rest of Cornwall. The Eden Project (30 minutes away), Lost gardens of Heligan, Padstow, Watergate bay, Constantine bay. St Micheal’s Mount. And Lands end is just over an hour away. Please find further accommodation information below. Detailed accommodation information: The flat is about 30m2 so will most comfortably accommodate 3 people. Or 2 adults and 2 smaller children. The open plan living/kitchen room is about 5m long x 2.7m wide. With a fitted kitchen at one end, then a Sofabed, table and chairs and TV. The double bedroom is about 2.7x4m, with double bed. There is an archway to a dressing area large enough for a cotbed/toddler camp bed (about 1.8m long by x1.3m wide ). The dressing area has a door onto the small internal courtyard. It’s about 2by2 meters and internal, between the terraced houses, surrounded by tall walls so mostly shaded. There’s a table and chairs, a wetsuit drying rack and space for storing surfboards. It secure surfboard storage as it’s an enclosed space. The shower en-suite is off the bedroom, via an arch. It has a decent sized modern shower and a sink with cold water only. There is a separate Cloakroom off the living room with a loo and sink, with hot and cold water. Air bnb cleaning: Cleaning: I employ a professional changeover service to ensure your accommodation will be clean and well presented. So far guests have given 5 stars for cleanliness. I think this is very important to provide this service. I add part of this cost as a cleaning fee on air bnb and part of it is included in my nightly rate. This makes short stays feasible. Please be assured we are doing a antiviral sanitising still on top of a standard clean. Parking space: There is a private parking space close to the front door. It has a parking pole and key. It accommodates an estate car/short van. The flat and parking are accessed along a short lane (please see the map picture). It's narrower than a main road and has a bend at the top, however it's accessible by van and used daily, by my neighbour. I have included a picture of the reversing area on my check in instructions as this is the best way to exit the lane. I also email this to you. Please note there are roof lights without shades: The living room has large roof windows so is full of natural light and you can see the stars at night. If you use the sofa bed and like a very dark sleep space you may prefer to wear an eye mask. I like it pitch black and always sleep in an eye mask so thought best to mention it just in case you also prefer this, however our friends who've stayed all have said they don't need a mask. All the windows have shades for privacy. Restaurants/cafes: Fistral beach: The fish house is my favourite for seafood and The stables has tasty pizzas, good local ciders and ales. The Headland hotel has lots of old school luxury and charm. It overlooks Fistral and has comfy sofas to warm up on after a surf. There’s good food and drinks and an excellent modern Spa and pool. Fore Street and the harbour are close and have several good cafes and pizza places. Breakfast and dinner at Bush Pepper restaurant is particularly good. I’d recommend booking somewhere for dinner during high season. Please message me if you have any questions before you book. Many thanks! Caroline Guest access There is a parking space next to the flat. You can drive around Newquay and park in town or at several council/supermarket carparks. A car also helps you to explore the rest of cornwall. we are close to the Gannel road which takes you in and out of town. There is also a train station in the centre of newquay and a bus station.
