Garden annexe-early check-in available

Our home is about 20 mins walk to town. There is an Indian restaurant & convenience shop across the road, Turkish restaurant, Chinese takeout & riverside restaurant within 10 mins. Take a lovely walk through Sudbury water meadows in to town. The annexe with outside decking is situated at the rear of our garden with access via stairs to a parking space(apologies but guests without satisfactory reviews will not be accepted) Sorry, no pets as we have a friendly cat and 2 dogs roaming the garden The space Self contained annexe consisting of one main room with Kingsize bed, kitchenette with combination microwave grill convection oven, fridge, kettle, toaster, George Foreman grill, slow cooker, sandwich maker & air fryer. Please note there is no job. TV area with sofa and armchair with the option of NETFLIX, PRIME, DISNEY PLUS etc (own accounts required). Separate bathroom with large walk in shower, toilet and sink. Bedding and towels provided. Tea, coffee, sugar, biscuits & milk provided. Electric bbq & table & chairs on decking. Guest access One guest parking space on premises, access to annexe/garden is via steep metal stairs. Other things to note Please ask if you need to check in earlier than 1pm and we will endeavour to help as many of our guests attend the local wedding venue. Under no circumstances do we accept three adults as we are only insured to sleep two adults.
