Direct access to Lake Koshkonong with a short walk down the gravel path where you will find 40 Ft of private Lake frontage with fire pit, chairs, picnic table, canoe and in summer months, a small pier (Depending on water levels). Near Sunset Bar & Grill and North Shore Chop House. Located off Highway 26 and minutes from downtown Fort Atkinson. Snowmobile trail access across the road, and across the lake! The space This cottage is a cozy, peaceful getaway. Cottage is a 2 bedrooms, 1 full but small bath, with a living room (couch has full size pull out bed), kitchen, and 3 season sunroom. Great deck out back with views of the Lake along with private lake frontage. There is wifi available for free use as well. Smart Tv that you can log into your own streaming accounts. Please note, max of 5 people and is doable but it would be a tight fit. Guest access Concrete pad with 2 parking stalls in the front of the house. There is additional parking pad behind the house if needed. Other things to note Lake Koshkonong is a large shallow body of water and lake levels fluctuate seasonally. Shoreline has a muckier consistency, but out 125 feet the bottom transitions to a sandy, solid loam more suitable for swimming on a calm sunny day. Even out at 125 feet the water levels will only be 3 to 4 feet deep. On hot summer days its not uncommon to see boaters swimming in the water outside Sunset Bar, or to be able to hear the live music emanating from their outdoor stage.
