The Shack, Rye

A gorgeous coastal inspired property only a short distance to Rye Ocean Beach (800m to 16 beach). Perfect home for a small family or small group of friends accommodating up to 6 people across 3 bedrooms, 1 living room and 1 bathroom. Recently updated interior, beautiful quality furnishings, this beach/coastal inspired home nestled in amongst the native Moonah and Ti Trees and in a quiet location, only a few mins walk to No 16 Beach. The space The Shack Rye is fully self-contained with all that you’ll need for a small family/small group of friends. The home is set for a quiet get away, therefore ALL PARTIES or EVENTS are STRICTLY PROHIBITED. The bedrooms are configured as follows: Bedroom 1 – Master bedroom 1 QS Bed with comfortable mattress and built in robes. Sleeps up to 2 people. Bedroom 2 – QS bed with comfortable mattress and built in robes, sleeps up to 2 people. Bedroom 3 – One set of bunk beds, sleeps up to 2 people, built in robes. Bathroom x 1 Shower over bath, one basin, separate toilet. The living room is equipped with plenty to keep you entertained. Living room has both a floor level gas fan heater and also wall mounted Daikin reverse cycle heating/aircon. There is a flat screen LCD TV, DVD player as well as a selection of DVD’s, board games and books. Bose blue tooth sound bar also provided. House is not suitable for infants due to nil cot etc and multi level block with fall hazards. Please note, WIFI is NOT available. Outside, there is a 6-seater timber dining table and 6 x deck chairs to enjoy the sun/outdoors. A large Weber Family BBQ is also at the ready. (note a $50 charge will apply if guests do not clean BBQ after use). Whilst we want you to enjoy the outdoors, please remember there are permanent residents in the area and late-night noise may upset them. Conversations outside at night should be kept to a quiet level to avoid disruption to neighbours. Washing is never something one wants to do on a holiday, but if required, the laundry has a front loader washing machine and large laundry basin. Guest access There is parking for up to 3 cars in the driveway. As the street is very narrow, parking is only permitted in the driveway area, not on the street or garden area. This is also out of respect for neighbouring properties. The Shack Rye is managed by the owners. We will ensure everything is in place for a seamless arrival and will leave you to enjoy your holiday and privacy. We are always available to answer your calls/texts during your stay. Please Note: There is a 2-night minimum stay for all weekends, and 3-night minimum stay for long weekends. Single night bookings are permitted mid week. WE DO NOT ACCEPT BOOKINGS FOR ‘SCHOOLIES’ GROUPS. Cleaning Fee $100 Security deposit: $500 Not suitable for pets/pets not allowed. Other things to note PLEASE READ BELOW CAREFULLY: 1.A bond of $500 will be charged for every booking. Any damages to the property that exceed this amount are to be paid by the guest who made the booking. The $500 bond will be returned when it is determined that the house rules have been adhered to and the house is returned in a clean and tidy condition with no damage or missing items. 2.You are required to provide us with correct details in relation to your name, address, age, number of guests, age range of guests and nature of booking. Failure to do so will result in immediate termination of your booking and no refund will be provided. 3.The number of guests staying must not exceed the number stated when booked or the maximum number of guests permitted. (6 guests max) If you have more guests staying than advised, we have the right to terminate your booking and no refund will be provided. 4.Parties at the property are strictly forbidden. If we become aware of a party this will render you liable for immediate termination. No refund will be given and the $500 bond will be forfeited. (neighbouring properties have our number if any complaint warranted) 5.There is to be no loud music at the property. Music from equipment supplied can be played during daylight hours at an acceptable volume. It is forbidden to bring any type of music system to the property. Any loud music will render you liable for immediate termination, no refund given and bond will be forfeited. 6.A quiet period is required between the hours of 1030pm and 730am. Excessive noise after 1030pm may result in immediate termination of your booking and resulting loss of your bond. 7.The Shack Rye does not accept any responsibility for accidents which may occur to any guest whilst staying at the property and using facilities provided. 8.Guests are required to report any losses, damage or breakages that have occurred during their stay. These must be replaced with similar quality, paid for or made good to the satisfaction of owner. 9.Smoking is not permitted anywhere inside house. If smoking outside, please do so away from open windows/doors and dispose of any cigarette butts accordingly. 10. Guests are responsible for leaving the premises in a clean and tidy condition prior to leaving benches and tables must be wiped, floors swept, fridge emptied, BBQ cleaned and all rubbish is to be placed outside in wheelie bins provided. An additional cleaning fee will be charged if the premises is not left clean and tidy. Cancellations: Cancel up to 7 days prior to your trip and get a 50% refund plus service fee’s back. This house includes a smoke detector fitted in ceiling, and also fire extinguisher in kitchen. Seasonal Requirements 30/12/18 to 27/01/19 - 7 night minimum stay - Must check in/out on Sunday during this period
