Super duplex spacious LOFT in the best location ever :) provided with washing machine , SMART TV with Youtube and Netflix, internet wifi, complete kitchen and microwave, kettle, NESPRESSO coffee machine, hair dryer, electrical fan and movable air-conditioning, 4 separated beds solutions, 2 on the gallery and others in the living room area. Other things to note HOUSE and BOOKING RULES ( Important! thanks for reading! ) IMPORTANT! BEHAVIOR AND COMMON RULES: -SMOKING is strictly FORBIDDEN into all our apartments and also into all our Buildings common areas. Penalty charged in case of detected smoke. -PARTY FORBIDDEN in all our apartments and a decent and silent quiet respectful behavior MUST be kept into all our apartments and all our buildings common areas. RESPECT NEIGHBOURS. In case of this broken rule, we may immediately terminate the booking validity ( no refund ). -STAG PARTY, HEN PARTY, BACHELOR PARTY, WORKERS OR FRIENDS' REUNIONS, BIRTHDAY PARTIES, ARE ALL SUPER STRICTLY FORBIDDEN AND IN CASE WE NOTICE THAT WE WILL STOP THE BOOKING AND US OR THE LOCAL POLICE WILL PUT ALL PEOPLE OUT OF THE APARTMENT. ( no refund ) -USAGE OF ANY KIND OF DRUGS OR PROSTITUTION IS ALSO STRICTLY FORBIDDEN AND IN CASE WE NOTICE THAT WE WILL STOP THE BOOKING AND US OR LOCAL POLICE WILL PUT ALL PEOPLE OUT OF THE APARTMENT. ( no refund ) -Smoking detectors may be provided in the apartments, and Cameras in the Building´s COMMON areas ( entrance, staircase, yards ). -Pets are NOT allowed into our premise, and ONLY people who officially booked the apartment can stay at the apartment in evening times and overnight ( no spontaneous extra further random guests, no evening or night reunions, thanks ). -COOCKING things that leave strong smells into the apartments is forbidden especially on the last days before checkout and new guests' arrival. Please respect who will come after You! -If guest will permanently damage the bedlinens or towels or carpets, the refund will be charged on guest. -We may charge damage deposit handled by the website and ONLY used in case of need ( managed by Community Resolution Center ). -TV or Movie or professional Photo-shooting for commercial use MUST be previously declared or allowed. -Long term stays are allowed, NO sublet. BEFORE BOOKING: -NO further discounts, if any discount is applied in certain dates it´s already shown by the website system and calculator. any day or period may have of course a different price and extra fees may be applied so please do not get surprised, check properly your dates, number of guests, and fees, before contacting us for booking requests. -Weekly and Monthly stays are already automatically discounted so please do not ask for further ¨because you stay long" or "you´re alone". We know and the price calculated by the website already reflects your parameters. -Certain dates or periods may have a special "event" price, that means we may require a minimum number of guests and of nights in some period or dedicate larger apartments to ONLY a larger number of guests. in High season we may dedicate smaller apartments to couple and larger apartments to groups only. 2-3-5 or 7 nights stay may be required. -We have and ONLY apply strict cancellation policy, that means you can ONLY cancel with the website rules applied, and we may NOT accept booking date alterations, reductions in number of guests or of nights. We do not offer refunds in the case of Covid restrictions, strikes, cancelled flights, or natural exceptional events or limitations, event cancellations, health issues, or simple changes of mind. -We expect the guests being aware of the website functions and rules, the local rules and laws, and to have ridden understood and accepted our terms and conditions and our strict rules and cancellations. to read and understand all our instructions at the arrival and in order to properly arrive and use the apartments and our devices. -Kids must be declared at the booking time, and their age specified. Apartments accept children but we do not provide baby Equipements. -Aged or Elderly people may not feel comfortable into our apartments because of stairs, our instruments etc. If you are booking for 3rd persons, please specify with us and ¡with Them the booking real conditions and apartment settings. -LAST MINUTE BOOKINGS ( usually discounted ) may require flexibility in number of prepared beds and for check-in possible time, in case of booking the same day of the arrival. Heating may be turned off in case of lastminute bookings and could be turned on at your arrival. BEFORE ARRIVING: -NO late checkout NO luggage deposit please don´t even ask for it. NO early check-in as per standard rule, in case earlier check-in could be possible we will spontaneously and directly communicate You at the check-in day, cannot say or promise before. -We provide double beds king size ( 140 x 200-160 x 200 cm ) each 2 guests ( so 4 guests 2 king size beds, 8 guests 4 king size beds etc. ) in case of different or special need please advise in advance and some price change may be applied. -NO twin beds and NO 2 separate beds for 2 guests booking ( unless you advise and ask in advance before booking ). -WE PROVIDE: 2 guests = 1 king size bed solution ( bed or sofa bed ), 2 pillows, 1 double size blanket, 2 large 2 medium and 2 small towels, 2 Toilet Paper rolls, 2 Nespresso capsules. ( and going on with further guests, proportionally! ) -BEDS: to reach the maximum capacity of guests for the apartment, some single size floor mattress, openable single guest bed or single size AIR mattress may be added for the occasion. Extra beds may be not at home in case the booking´s guests declared number do not require it. -We communicate mostly on this website platform chat, and we are available by phone for normal phone calls, NO socials NO SMS. Guest must provide a properly working phone number with SPECIFIED AND CORRECT country-code. -We communicate only in English or in the local language. we provide local and international reachable phone numbers, of course with country code. -When talking about times, please considerate LOCAL time. -Sorry, but We´re responsible about what we write and say, not about what you understand, and we are committed about what we guarantee and offer not about what you think, wish or expect. FOR THE CHECKIN: -Check-in expected times, arrival method and departure times must be communicated by the Guests BEFORE the check-in-check-out. -We may require a copy of ID-card/Passport from each guest and group member for registration, and in case not collected by the Website automatically, some city-tax fee may be applied. -Our apartments are all in pedestrian walking areas into the tourist hyper center and limited traffic areas, it may happen there are no parking places in our streets or even taxi cannot reach our entrance gate. -We decline any responsibility about what happens with your car with your parking during your journey and reaching-leaving our area. You have to follow local rules, laws, transparent and advice. -Our Buildings have usually NO elevator, climb some stairs may be needed. -At the check-in, it is the GUEST responsibility and task to find the proper address and the unit, following our hopefully clear and very detailed directions ( we´re NOT responsible about your GPS, we do NOT run outdoor to hunt lost guests and we do NOT carry luggage. we are not available for support in parking or getting around for guests, sorry ) DURING YOUR STAY: -We´re 24H available for URGENCES ONLY or mayor issues, so, for ordinary things questions and normal needs we´re available by phone and chat usually from 10 am till 8pm. -Tap water is usually drinkable, and also, we do. up to You! -we do not provide breakfast. -we only provide Nespresso coffee machine with 1 capsule/guest/day -shower gel, shampoo, liquid soap, toilet paper rolls and bedlinen and towel sets are provided. -Please be able to use an electrical induction stove or a washing machine ( if provided ). -Heating system is only guaranteed from November 1st till March 30th. ( max 23 degrees as per EU rules ) -Electrical portable heating or Electrical portable fans may be provided according to the SAME dates. -In case the apartment is provided with Air-conditioning, it´s guaranteed ONLY from May 15een till September 15een. ( min 19 degrees as per EU new rules ) -In case of any serious complaint or special need or technical needed support or supply something or on guest request we may NEED to enter the apartment, and we will. -We decline any responsibility about valuable items left into the apartments. -We decline any responsibility about what happening in our area, we´re not responsible about weather, special events in our streets, political social sport or religious events, traffic limitations or for streets temporary closed, public works in common areas or private works in areas which are not under our control or responsibility ( we´re ONLY responsible about our unit ) or Noises, animals, pets, bars, clubs, people in our areas, Neighbours habitudes etc. -In case of mayor works in the area the electricity or water service may be cut for a few hours ( no refund ). -Our apartment may be affected by some potential noise, Natural light may come in the sleeping areas as well ( NO total black guaranteed for sleeping ) and we do NOT provide TV channels in our TV ( no antenna ) so ONLY Smart TV usage ( Browser, YouTube, Netflix etc installed ). No football matches or Sport channels, kid channels guaranteed in our TV, sorry. -High volume music is forbidden to play in TV or Hi-fi or personal devices. ( please use things rationally ) -Play musical instruments is forbidden. -If not Gas system, then Hot Water may be provided by electrical boilers 50-80-100 lt so, some re-charging time may be expected in case of multiple showers or last-minute arrivals or after the cleaning sessions. -We provide the European and Local electrical plugs so bring yourself some adapter in case you need for your devices. -We´re NOT responsible of WIFI speed in case of vis-maior, internet provider or environment troubles, weather, works on the lines. Ethernet direct connection may be available but not always guaranteed. -Not possible taking residence permit or receive mail or delivery or papers at our addresses. -If anything is not suitable for the Guest, we kindly ask to communicate with us earliest as possible in written form on the website message and Leave the apartment in case of serious issue. but any night spent into the apartment will be ALWAYS and FULLY charged. Don´t expect to sleep for free ( or for a hostel dormitory bed price ) at our apartments, sorry! -We do NOT provide daily cleanings or towels changes, extra cleaning may be requested and charged apart as per our prices list. -We usually provide the apartments with Iron, iron board, Kettle, umbrellas and Tea, oil, washing machine detergents, but they´re extras and we ´re NOT committed or responsible in case they will be not found at the apartment, and we will not replace. -In case of Bikes ( max 2, adult size ) provided ( for free ), they´re only guaranteed from June 1st till September 30th and ONLY given in the shape as they are, not committed for bikes maintenance or immediate fixing etc. sorry. -If something is not properly working into the apartment, or missing, or bad functioning, we ask the Guests to communicate us as soon as you notice it in order to better serve You and to be effective for the next guests as well, please. Thanks for your understanding and kind cooperation. -Bikes or baby stroller or sport-beach things or other large stuff cannot be left at the building common areas ( entrance, yard, or stairs ). we do NOT allow to bring your own bikes upstairs at our apartment, so you will need to lock them in the street unless mour building has a common yard ( but in any case, we will be not responsible for that, and you must do that very respectfully ) -Leave shoes, toys, shopping bags, hanger and drying rack with clothes or any garbage and rubbish bags in our building´s common areas is totally forbidden. AT THE CHECKOUT: -Please be so kind to communicate checkout expected time before leaving, and properly follow the checkout sent instructions. Turn off every light, portable heating fan or air-conditioning, and properly close every door and lock. -In case of Booking extension communicated the SAME day of the checkout, we may still apply the extra cleaning & laundry fee due of the already planned cleaning lady schedule. -If a guest forgets something at home and asks for a mail delivery that service will be charged apart. Please watch well the apartment and your stuffs before leaving. Please note as You pay for cleaning fees that does NOT mean you can leave the apartment totally trashed and full of rubbish or destroyed or disgusting. We expect the guests leaving NO personal trash into their apartments and NO dirty dishes in the kitchen. ( or extra payment for extra cleaning may be charged ). REVIEWS: -Up to You!
