The space Stretching across one level, this family friendly home is a relaxing retreat. The kitchen is fully equipped and living and outdoor areas overlap one another to create one large entertaining space. oceanbeachhouse on IN STA The kitchen area is the social hub of the home. Moving through the living room that is equipped with ample seating, television with access to apple TV, Netflix & Stan. The open area flows out onto the heated swimming pool and grassy lawn, this outdoor area also features a gas BBQ.With an abundance of all-weather furniture, you can spend hours relaxing outdoors. The master bedroom has an ensuite and television. Beside the master are four more bedrooms, two other king bedrooms access a second bathroom. The fourth bedroom was designed as a children’s bedroom. Outside is the pool house that sleeps four with its own bathroom and heating and cooling, equipped with a television and the latest gaming system. The furniture is luxe, the matrasses are cloud like. The linens are luxurious, there are luxury bathroom products and towels also supplied. The kitchen pantry is stocked for guest use with a request that depleted items be replaced. Please note this is not a house for a loud party. Guest access All spaces Other things to note No Schoolies or loud party style bookings are permitted at this property. If a booking is made in disregard of this condition the owner reserves the right to cancel the booking or require guests to vacate the premises immediately with full loss of payment. There is an additional charge if pool gas heating is required during your stay. This fee covers resource expenditure. A minimum of 24 hours notice is required prior to arrival as the pool requires adequate time to heat during colder months. The pool heating fee is $300. Linen and towels can be provided for a fee of $250. The house contains three king beds. If you elect to provide your own linen you must ensure it is suitable for king size beds. Additional fees will apply if inappropriate linen is used. For all one night stays between May and August the linen fee is compulsory and must be paid. Please note that Schoolies bookings are not accepted under any circumstances. All bookings are accepted on the basis that you have read, understood and agreed to abide by these Terms and Conditions and House Rules. Keys or access details will only be issued once all accommodation fees have been paid and these Terms and Conditions have been accepted. Check in time is 2.00 pm and check out time is 10.00 am. If you require an extension please contact us and we will attempt to accommodate your request where availability permits. Half day extension rates may apply. Cancellations are in accordance with the Airbnb listed cancellation policy. The property must be securely locked, all windows closed and all lights, heaters and appliances turned off upon departure. Additional charges may apply if this requirement is not met. Unless otherwise agreed in writing, the property must only be used for private residential accommodation and only for the number of guests stated on the booking confirmation. No parties, functions or gatherings are permitted. Exceeding the stated number of guests will result in immediate termination of the booking without refund and any additional guest charges may be debited to the payment method on file without further notice. Guests must treat the property with respect and due care. Excessive cleaning costs will be charged if the property is not left in a reasonable condition. A $65 cleaning fee will apply if the barbecue is not left clean. No foreign objects are to be flushed down toilets. Guests are responsible for taking all personal belongings upon departure. The owner accepts no responsibility for items left behind or damaged during the stay. Reasonable efforts will be made to return items if located, however this is not guaranteed. Pets are only permitted with prior written permission. Guests are responsible for cleaning up after pets. Pets are not permitted on furniture and must not dig or cause damage to the grounds. All breakages or damage to the property, furnishings or fittings must be reported immediately to the contact person or via Airbnb communication. Guests are fully responsible for the cost of repair or replacement and any associated loss. All rubbish must be removed from inside the property and placed in the bins provided. Recycling must be placed in the recycling bin only. Rubbish collection occurs Monday morning and bins are to be placed out on Sunday night. Unnecessary noise, nuisance or disturbance to neighbouring properties is not permitted. The owner reserves discretion to terminate occupancy immediately if behaviour compromises the safety or quiet enjoyment of others. All resulting costs or losses may be deducted from the security bond without notice. Smoking is not permitted inside the house. Smoking outside is permitted only if cigarette butts are disposed of appropriately. The owner is not responsible or liable for injury, loss or damage suffered by occupants or guests arising from failure to comply with these terms, personal negligence, insects or wildlife, or nearby construction or road works.
