This is a small but efficient space, offers a well-appointed kitchenette (a wet bar that has a nice size refrigerator, sink, drip-style coffee maker, microwave, toaster and outdoor BBQ). 225 SF of indoor space. The outdoor area is a generously-sized 320 SF of private deck space to enjoy the water and mountain views amongst the tropical surroundings, with table and chairs for dining, zero gravity chairs for reclining. MINUTES AWAY FROM VIRGIN ISLANDS BEACHES. We are conveniently located to so many things to do in St John and the National Park hikes and beaches just minutes away. All the popular beaches such as Maho Bay, Trunk Bay and Cinnamon Bay are within a few minutes’ drive from the villa. Great snorkeling is close by at Maho, Salt Pond and Haulover Bay. Hikes at popular Reef Bay and Ram's Head are within 10 minutes as well as several others as we are within close proximity the Virgin Islands National Park. Coral Bay offers several dining options such as Skinny Legs, Rhumb Lines, Lime Out, and Miss Lucy’s. Two grocery stores are at the bottom of our hill. Note that St. John is not very walkable throughout the entire island. Please rent a vehicle for transportation. ABOUT THE WATER VIEW. Take in some of the most stunning water and mountain views St. John island has to offer right from your private deck sitting 500 feet above sea level. The villa faces the refreshing trade winds overlooking Coral Bay, Tortola and Norman Island of the BVIs, and down island at the Sir Francis Drake Channel towards the Baths of Virgin Gorda and Spanish Town. Spend the morning soaking up the sunrise with your coffee as you overlook the valley of Coral Bay at east-facing water and island views. Relax on the deck in the afternoon shade watching the colors of the setting sky sipping wine, watching the hawks soar above, and enjoying the breeze. OUTDOOR SHOWER (Private, not shared): It is located on the far corner of your private deck. It is covered on all sides, but the front (back and two sides, and top). The front is open and faces the beautiful view of Coral Bay, Virgin Islands, and surrounding BVI islands and mountains. Neighboring properties are a good distance down the hill or up the hill. We are at a 500 foot elevation so no one would be seeing you way up there. We also have a lot of vegetation surrounding the property and shower area for added privacy. ** EXTRAS: We will have the following supplies for your use at the cottage if you don’t want to pack them or buy them on St John: shampoo, conditioner, body soap (all full-sized), hair dryer, turkish beach towels, beach chairs, beach bag, pool float noodles, coolers (a back-pack style cooler and a hard case cooler). Also provided are coffee, sugar, salt, pepper, a few spices. We have a whole house ultraviolet water treatment system, so the water from the tap is drinkable (no need to purchase gallon water or ice). Maximum Occupancy is 2 adults. No pull-out/rollaway/extra beds available. No smoking/vaping anywhere on property, no parties/events, no pets, no children/infants. *Discounts are not combined. For example: weekly discounts and promotional special offers are not to be combined. Note that as of Summer/Fall 2025, we anticipate switching out the interior side chair and side table with an interior table for two. Pictures don't yet reflect the change. Base cleaning service charge on island is $140. This house has 3 rental units, so others will likely be present during your stay. Level 3 is the top unit/condo. Level 2 is a middle unit/condo - host/property mgt. Level 1 is the lower unit/guest suite - LEVEL 1 IS THIS LISTING and requires descending three floors of stairs to access the unit. Each unit has its own private entry door (digital keypad) & 1 parking space. There are no shared INTERIOR amenities. There are shared EXTERIOR amenities limited to: parking, walkways and exterior stairs, and beach chair storage/beach rinse station. Host/property manager will likely be on site. We are quiet, but feel free to reach out if you have any questions. Cats are present on the property, so you may see me looking for them at night. Guest access is allowable for a maximum of 2 adult guests. Other things to note HOUSE RULE #1 = PROPER USE for reasonable wear and tear requires when Air Conditioning is running, the door and window must be shut to prevent damage or breakage. BOOK A RENTAL VEHICLE! (IN ADVANCE!): Don’t wait until you arrive on island. The island is mountainous and not easily walkable. Uber and Lyft don’t exist here. Taxi fares may wind up being more expensive than a rental vehicle and are not readily available throughout the island. We do not have recommendations of any company. The sooner you book a rental car the better - waiting too long may mean rental companies may be sold out. "Shared" space in this listing indicates that there is more than one unit on the property which share the parking and exterior stairs. There are no shared decks, interior living spaces, or other amenities. Each unit has it's own private exterior entry door (with Smartlock and private key code). "Beach essentials" provided for this listing may include: beach towels; chairs; cooler (and may not be exactly as pictured due to frequent replacement). No snorkel gear. No umbrella - to help protect turtle eggs that might be in the sand. Max occupancy is 2. No pull-out/rollaway/extra beds available for request. Each person or pet above the maximum 2-guest-limit will be counted as an extra guest, and will incur an extra guest fee equal to the amount of the nightly stay. No smoking anywhere on property.
