This is because of the steep "boatie" stairs. However there is a lockable gate at the top and bottom of the stairs. There is a Laundry with Automatic washing machine. Clothes line outside. There is also a Hot & Cold shower outside at the back of the cottage. Please use this if returning from the beach to remove any sand. The living/kitchen area is open plan. Turn the electric pump on, then the tap at the hose then you can reel the hose out. There is also a mains water stand pipe in the top garden, second one at rear of the property, a third at the entrance gate and a fourth next to the garage. There is a Blue Tongued Lizard living in the garden, but over winter she is normally in hibernation under the house, but you might catch a glimpse of her if it's a nice sunny day. The Cottage sits overlooking a large garden that includes a small wilderness area with an el-fresco seating for that glass of wine and a chance to look for Gnomes/Pixies. (There are about 23 or 24 living in the garden, but don't be surprised to find them in odd spaces. as we have reports of guests finding them in beds, in the fridge, even in the microwave - best to check before turning on an oven as these rascals get everywhere!). Its a great game for children to try to find them all, taking a picture on their phones when they find one. Some are quite well hidden in the bushes. There is also a set of cane loungers (Cushions under the boatie stairs) for sitting outside on the front of the house enjoying a cuppa in the morning sun or that free bottle of wine in the early evenings. At the back of the cottage outside of the TV room there is an outside dining area seating 6 with a new barbecue. A Gas Bottle and and two spare are provided. Please refill it if fully used. Also there is an outside overhead heater (switch in TV Room) which provides overhead heating on cool evenings to allow one to eat outside. The area is undercover. Fly screens are also fitted to all windows and there is a safety door/mosquito proof at the front door, so you should keep this closed even if the front door is open to keep insects out. Next to the Barbecue there is a Mosquito Fly Zapper (turn it on at the wall switch next to the Barbecue), but remember to turn it off afterwards). There are also 3 comfortable Sun-beds plus 4 outside chairs all kept in the garage. Please return them after use to the garage. On the other side of the cottage at the back (outside the back bedroom) is a very private paved patio area which can be used for sunbathing. It is not overlooked.. On it you will find 4 outside chairs and a small table. The chairs are under a tarpaulin cover, with the seat cushions in the scullery in the unlocked cupboard. Please cover the chairs after use (to protect against the sea air (salt) and return the cushions indoors after use. Alternatively, you could also bring a couple of the sun-beds from the garage and place them there, but remember to return them to the garage after use. We do our best to keep out insects, mice etc , but this area of Rye is on the beach dunes so if you see any insects/spiders etc inside the cottage there is plenty of Rid in the pantry.. Please feel free to use this to kill them. So you may see a spider during your stay inside the house due to the location , it doesn’t happen often but we can’t guarantee it won’t happen. Note we also have vermin baits throughout the property which are checked every quarter, plus we have a termite barrier around the cottage.“ Guests will not be refunded should you get spiders in the house, by accepting this rule you are understanding we will not be allocating a refund should you see a spider , mouse or bug. There is a range of security/safety features. There are two Smoke/fire alarms (one on the ceiling of the mezzanine and one in the TV room behind the sliding doors) and a separate CO2 detector/alarm ( above the Radio table). There are three Fire extinguishers (one in the pantry, one in the walk in wardrobe outside the ensuite bathroom and one up on the Mezzanine), there is also two Fire Blankets in the Pantry. There is a First Aid Kit and a Large Flood Lamp. There is also Candles in case of our power cut (rarely happens). There are also night lights (but you may need to turn them on). One is situated next to the wine bucket This has a USB Phone charge socket for charging mobiles in it. You can get up in the morning and take a sunrise walk on the magnificent Ocean beach (just a 15 minute walk thru the dunes), then return for a healthy breakfast outside under the space heater, spend the day visiting the many local wineries tasting the magnificent wines at the cellar doors. You can visit local attractions like the strawberry farm, have lunch at Johnny Ripe and then spend an afternoon relaxing at the Hot Springs spa, before returning for a glass of champagne and a home cooked steak and prawns on our new Barbecue, followed by watching a sunset on our outside comfy chairs under our covered verandah protected from a passing shower and retiring to bed with the Roar of the Great Southern Ocean to send you to sleep. The following day after another sunrise walk on the magnificent ocean beach you can have a round of golf at anyone of our local 8 golf courses, then spend the afternoon wandering around Sorrento and Portsea, or have a swim with the dolphins in Port Phillip Bay before dinner out at one of local restaurants, returning again to our magical cottage to dream the night away. What a way to spend a relaxing weekend away from all those work stresses and strains. Hamelin Cottage is truly one of a kind and has a fairy tale magical atmosphere, even with Pixies from Devon in the garden. Mysteriously this year (2023) our Pixie population has been growing! This perfectly presented cottage style home has been built with passion and creativity. Unique in design the home comprises of two generous downstairs bedrooms and an upstairs loft perfect for the children's sleep overs. Light and bright throughout, separate lounge, dining and family areas make this a great place for a relaxing weekend or week away. Guest access Guests have access to the whole house plus all facilities e.g. 3 sets of Golf Clubs, 4 Mountain Bikes, (fully serviced in 2019 with new tyres etc) (there are four bicycle helmets) DVD s, Books and a variety of card and other games. The house is usually available from 3pm & standard checkout is at 10am unless previously arranged. We are fairly flexible with these times so don't hesitate to ask if you would like a later checkout or earlier check in. We will do our best to accommodate you. Other things to note This house is a very child and pet friendly place, with the owners having had a 19.5 year old Pomeranian Dog who loved to roam the property when they were down at Hamelin Cottage (he died in 2018) and until she died in 2015 a 15.5 year old Golden Retriever called Rani that used to spend hours sleeping under some plant or other much to the annoyance of the gardener who used to find squashed plants everywhere! If you want to bring a pet (Dog, Cat or Goldfish) please ask us for our pet rules when you book. In 2023/24, we have had Dogs, Cats, a Rabbit, a Hamster, and 3 goldfish all as visitors with visiting families. Families will love the cottage as the property is both large yet secure so children can roam freely, even looking for Gnomes (Devon Pixies) (there are some living in the garden). It is set back off the road with a lot of trees shielding it from the road with little noise (except the crashing of the ocean waves on the Ocean beaches). The property is situated about 400 metres from the Ocean. Instructions on how to get to the Ocean are provided on arrival which is an easy walk through the sand dunes. There is also a Cottage folder which provides lots of useful information about the neighborhood. Also don't forget to try our the Farmers Markets (each Saturday). The list of locations is in the Cottage folder. There is a a vegetarian cafe (hunter) just 1 minute from the cottage, plus a milk bar, a bottle shop and a Pizza place (all in the Avon Street shops). Also there is a great place (shed 9) where you can hire Surf Boards, Boogie Boards, wet suits etc Bed linen & towels are provided. Please let us know before you check in, what bedding configuration you need so we can make up the appropriate number of beds. Minimum 2 night stay is at weekends, otherwise 1 night stays are possible except over Public Holidays and in December & January and over Easter when the minimum stay is 4 nights. We now have 4G Wireless NBN Broadband and Foxtel Satellite TV, but please note that this is not to be used for downloading Videos or large data files as there is a 100GB maximum download limit per month from Telstra. So please consider other guests when using Wifi
