A 5 minute walk to: • Ormond Train Station • IGA Supermarket • Shops, Restaurants and Cafes Close to: • Melbourne CBD, South Yarra and Richmond are just a short train ride Everything you need for a home away from home! BEDROOMS One light-filled bedroom with a comfortable Queen bed, hotel-quality linen and fresh towels. Built-in wardrobes with mirror doors and plenty of space to store all your luggage. BATHROOM Large shower, stocked with luxurious body wash, soap, shampoo/conditioner and hairdryer, and a separate toilet. KITCHEN Fully equipped with oven, gas cook top, dishwasher, cooking utensils, microwave, fridge and basic pantry supplies. LIVING ROOM Super comfy couch to enjoy a good book or binge your favourite shows. An LCD TV with Chromecast. STREAMING SERVICES Due to the recent restrictions imposed by streaming service providers such as Netflix, we are currently unable to offer streaming services at our properties. However, if you have your own streaming account, you may be able to connect it to the available TV. Please note that we do not provide any support or assistance with setting up or troubleshooting. BALCONY Access the spacious east facing balcony and relax on the outdoor setting. CAR PARKING Dedicated private parking space for 1 car. SUPPLIES We provide you with a starter amount of essential house hold items such as toiletries, dish washing detergent, washing powder, dish cloths, scrubbing sponge, shampoo, conditioner and toilet paper on check in. You will then need to purchase all necessities for the continuation of your stay. MANAGEMENT This apartment is proudly managed by Ready Set Host. Find out more! Guest access After booking you will be required to complete our Guest Registration form so we are prepared for you stay. This will include requesting from you any flight information, check-in times, check-out times and agreement to our guest agreement / house rules. Your host will answer any questions you may have. Check-ins from 4PM onwards, unless earlier is possible upon request. Early check-in or late check-out (upon availability) may be subject to additional charges. Please enquire. No shared amenities, the entire apartment is all yours to enjoy. Other things to note COVID-19 AND BUILDING FACILITIES Please note that due to Covid-19 we must comply with any and all government or building management guidelines, this may include restrictions of some or all of the building facilities if available included in this listing. Building facilities such as a pool or gym, if available can also undergo maintenance or repairs with limited notification and may be limited during your stay. The cancellation policy you selected a the time of booking will be observed at all times, including impact to your stay by Covid-19. Discounts or refunds can not be provided for any impact from the above aforementioned. DEVELOPMENT IN THE AREA AND NOISE This suburb and the surrounding suburbs has active building and construction development going on in the area. There may be some noises during standard legal or government approved building hours. No discounts or refunds can be offered due to this. HOST HOLIDAY SCHEDULE, AVAILABILITY AND SUPPORT The Host will be running on a holiday schedule from Wed 22 Dec 2021 to Mon 10 Jan 2022 and will have limited staff during this time. We will continue to provide the following assistance to our guests: - Check-in and Check-out support - Booking changes or cancellation support - Housekeeping services support - Emergency or urgent maintenance and repairs support - Basic Appliances support The following is an example of considered emergency or urgent maintenance and repairs support, which you can contact us about at any time: - Burst water pipes inside the apartment - Flooding or serious flood damage inside the apartment - Serious storm or fire damage inside the apartment - Broken glass / windows to the apartment - Front entrance door damaged / not locking at the apartment - No hot water, power, or gas at the apartment - Smell of gas at the apartment - Any event which in any way endangers or threatens to endanger the safety or health of any person inside the apartment For support with appliances and WIFI, please refer to your House Guide or you can also search for a user guide online. Most appliances have their guides found online. We only provide limited support for appliances and WIFI. Please contact us via your booking platform messaging system for all other matters. We will do our best to respond and assist to your enquiries as soon as possible. Non-emergency and non-urgent enquiries with our team will be responded to as soon as possible our operating hours: - Mon to Fri - 10am to 4pm - Sat to Sun - 11am to 2pm - Closed on Public Holidays, New Years Eve and Christmas Eve Note: During this period, most maintenance and service business are closed or operating on a small amount of staff and services. We will do the best we can to assist, but will be limited by this and any associated timelines for resolutions. No refunds or discounts can be provided. STAIRS Please note that this apartment requires you to go up 3 flights of stairs to the apartment entrance. CLEANS The property is professionally cleaned between each guest stay, ensuring that our high standards are passed on to you. NOISE We ask that you respect our neighbours during your stay and be mindful of noise levels, especially at night. Quiet time tone observed is from 9pm to 9am. GUESTS Our accommodation rates are based on the selection you made in Airbnb, please let us know if you require more beds that was not already requested if available for this listing. Additional fees will apply for excess guests not agreed in advance. Please include all adults and children in your enquiry. Children that will be sharing a bed with their parents or using their own portacot will not be charged extra. CANCELLATIONS AND CHANGES TO YOUR STAY We observe the cancellation policy that you select at the time of booking. Please review the policy selection available to you at the time of your booking. Changes to your stay or cancellations will be subject to you purchased cancellation policy option. ----- ADDITIONAL RULES: 1) Please treat your apartment like it’s your own - Strictly no parties, pets and no smoking inside the apartment. 2) Please leave your apartment tidy and don’t throw anything from the balcony.
