The space At the very front of the exclusive Maenporth Estate sits this spacious duplex apartment occupying two floors. With the advantage of a balcony, a patio and a terrace overlooking Maenporth beach, guests have access to our superb indoor and outdoor leisure facilities, including swimming pool, tennis courts, sauna, jacuzzi, table tennis, pool table and children's outdoor play area. This smart but welcoming apartment sleeps six people across three bedrooms (one kingsize and two twin bedded rooms). We offer an ensuite and family bathroom, a spacious and light open plan living space consisting of lounge, dining & bespoke well-equipped kitchen. With your own laundry facilities and plentiful storage, this apartment has absolutely everything you could possibly want. The entrance hall accesses the large lounge and balcony. An open plan dining area, with seating for six, large open plan kitchen, a twin bedroom and a family bathroom. Down the stairs to the lower ground floor you will find the master bedroom with en-suite bathroom and patio doors leading out to the private patio area with plenty of seating and breathtaking ocean views. The second twin bedroom also has sliding patio doors which lead to the private outdoor seating area.. This area large outdoor space includes a large family sized BBQ and coffee table and rattan seating, which opens out onto a another large elevated circular shape patio area with all weather granite table and seating magnificent views of the beach, the ocean and surrounding lush countryside. The rugged and wild coastline and horizon are all right there on your doorstep. Blissful for morning coffee or early evening sundowner drinks. For yoga fans the private terrace is a perfect spot for daily sun salutations! Dreamy! The lounge and dining area has recently been updated and has new flooring, a gorgeous dining table set for 6, a huge 'L-Shaped' Italian cream leather sofa, Large TV with Amazon Fire Stick smart TV, and a Bose i-pod docking unit. The kitchen cupboards all have oak soft-close doors on the granite topped units, down lighters & foot lighters, double sink, large extraction unit, AEG equipment including, dishwasher, fridge freezer, hob, microwave, oven and heated towel rail. The upstairs kitchen balcony is is accessed by sliding glass doors and offers valley and woodland views, alfresco dining with large table & chairs for all the guests. We also provide a Dulce Gusto coffee machine and a few pods to get you started. The upstairs twin bedroom has good accessibility, light pine furniture, twin beds, wall mounted smart TV, good sized wardrobes, bedside tables, full length mirror and dressing table. The family bathroom is next to the twin bedroom and offers a bath with shower over, underfloor heating, heated towel rail, plenty of storage, WC & basin. Downstairs to the master bedroom with a comfy king-sized bed, oak dressing table & bedside tables, a large mirrored walk in wardrobe, a smart tv and a lovely en-suite bathroom and direct access to the outside patio area with rattan seating and table. The en-suite has a walk-in shower with rain head and separate power shower. Heated towel rail too. The lower floor twin bedroom also has a wall mounted smart tv, large wardrobe, bedside tables, and sliding door to the private outside rattan seating area with BBQ and lots of beach equipment. 1st patio: large area with rattan seating for 6, coffee table & large charcoal BBQ. Please bring your own charcoal and use the BBQ safely up on the higher ocean terrace away from the bedrooms. This minimises the chance of smoke setting off communal fire alarm and bedroom smelling of your delicious dinner! We keep the BBQ where it is to minimise weather damage. As I previously mentioned, there is plenty of beach equipment provided for you to enjoy. Wind breaks, 2 body boards, crabbing nets, buckets and spades. Please help yourself. The second outdoor space is a large elevated patio area with direct panoramic sea & countryside views, amazing granite table. The perfect spot for morning coffee and BBQs. The apartment includes use of the broadband and smart TV’s throughout with a Bose iPad docking station. It’s hard to think of a better spot to relax, unwind and enjoy your Cornish break by the sea! Guest access 12 the Crags offers self check in and exclusive private use of the entire apartment. Rental price also includes unlimited use of the Maenporth Estate leisure facilities on the doorstep including: Free all inclusive 15 metre indoor heated swimming pool, sauna and large jacuzzi between 9am and 6pm (8am - 7pm in the high season school holidays) Outdoor tennis court with free racket and ball hire from leisure centre. (from Easter 2024) Two pickle-ball courts with free bat and ball hire (please book) Basket ball shooting area 29 acres of exotic sub-tropical gardens Loads of woodland walks and wildlife Children’s outdoor playground and kick-a-bout activity area Indoor games room with table tennis and pool table Swimming pool lounge with hot drinks, free Wi-Fi and upstairs viewing area Communal charcoal barbecue and picnic area beside the leisure centre Lovely Maenporth beach boasts a lovely cafe 'Life's a Beach' serving fantastic artisan coffee, brunches, lunches and all important Cornish ice creams. They also sell gifts and beach accessories. A large outdoor seating area now has an undercover area as well as lots of picnic tables on the sand. We also have the brilliant 'Falmouth Surf School' which offers travelling surf lessons (to chase the waves!) , beach yoga, stand up paddle board and kayak hire and daytime excursions and tours. For those that don't fancy the walk up and down the hill to the estate, on-beach parking is available all day too for around £4 per day in high season. It’s free in the quieter months. Maenporth is a wonderful swimming beach on accounts that the cove is well sheltered and when the tide is low you can walk out quite far and stay in your depth. Perfect for families with kids... Great snorkelling around the edges of the beach - sometimes we even spot dolphins in the bay! Bring your binoculars! Other things to note Check in time is 4pm Check out time is 10am Please respect these times to give our hardworking housekeepers time to prepare in advance and after your stay. Thanks! We provide all linen and indoor towels. There is a a travel cot and high chair if you require one. We do ask that you bring your own beach towels, travel cot mattress and baby bedding please. Rubbish and recycling area is in a large outhouse next door to the leisure centre. We offer a wetsuit washing area too behind the swimming pool. Please note that each home on Maenporth Estate has hot water provided by an electric immersion tank. These heat up automatically overnight and can also be boosted during the day. Hot water can run out if you have deep baths or shower in succession. Please reheat the tank after using the bath or shower and be mindful of the fact that the hot water is not endless or instant. Extra showers are also available at the swimming pool during opening times. EV charging points are available for you to use. Please see instructions in the house manual.
